I. The meeting was called to order at 2:00 p.m. after a one hour study session.

Moved by Commissioner Holden, seconded by Commissioner Cook to approve the
minutes of the meeting of January 22, 1985, as written. Carried 3-0.
II. Moved by Commissioner Holden, seconded by Commissioner Gregory to approve
the following cases by minute motion. Carried 2-0-1 (Commissioner Cook abstaining).
l. CASE NO: 952 SA
APPLICANT (AND ADDRESS): IMPERIAL SIGN CO., 46-120 Calhoun Street,
Indio, CA 92201 for Jerry Chazen - El Paseo Palms.
NATURE OF PROJECT/APPROVAL SOUGHT: Approval of sign program at
E1 Paseo Palms Palms to Pines West Phase II .
LOCATION: El Paseo and Highway 111 - west of TGI Friday's.
ZONE: PC (3) S.P.
Subject to the following condition:
1. Each tenant must occupy at least 2 units.
2. CASE NO: 249 C
APPLICANT (AND ADDRESS): HOTEL PROPERTIES, 4350 Executive Drive,

APPLICANT (AND ADDRESS): M.B. JOHNSON, 74-140 El Paseo, Suite

NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval.
LOCATION: St. Charles Place.
ZONE: S.I.
Subject to the following conditions:
1. Final construction drawings, including a final landscaping, grading,
lighting, amenitites, trash storage, walkway layout, irrigation plans
and sign program shall be submitted to the architectural review
commission. No final inspection or occupancy permit shall be given
by the deparment of environmental services to this project until the
aforementioned approved plans and construction shall have been
completed.

NATURE OF PROJECT/APPROVAL SOUGHT: Approval of awnings.

NATURE OF PROJECT/APPROVAL SOUGHT: Approval of sign and
awning.
LOCATION: Southeast corner of El Paseo and Lupine.
ZONE: C-1

1. CASE NO: 231 C
APPLICANT (AND ADDRESS): MR. & MRS. ROBERT PICKING, P.O.
Box 3234, Palm Desert, CA 92260; MR. DANIEL BEEN, 1500 S. Palm
Canyon Drive, Suite l, Palm Springs, CA 92262.
NATURE OF PRO7ECT/APPROVAL SOUGHT: Final approval for a 4,000
square foot commercial building.
LOCATIOIV: El Paseo, 180 feet west of Sage.
ZONE: C-1
Commission pointed out that the parking lot layout did not meet
requirements.
Commissioner Gregory indicated that he wished to see revised landscape
plans.
Moved by Commissioner Holden, seconded by Commissioner Cook to
approve the following case subject to conditions.
1. Parking lot layout to be revised and submitted to staff.
2. Resubmit revi�ed landscape plans to commission prior to issuance of
building permit.

2. CASE NO: 947 SA
APPLICANT (AND ADDRESS): CATHE%DRAL CITY AUTO SUPPLY, 68-733
Highway 111, Cathedral City, CA 92234.
NATURE OF PROJECT/APPROVAL SOUGHT: Approval of business
identification sign.
LOCATION: 74-240 Highway 111, north side, west of Cabrillo.
ZONE: C-1 S.P.
Applicant presented revised plans which showed front wall mounted sign
with one logo removed and rear wall mounted sign was changed to a monu-
ment sign.
Commissioner Holden noted that the rear monument sign was not necessary
for this lot. All the other buildings in the area are without this type of sign.
Commissioner Cook noted that the request by the commission at the last
submittal of this project was not acted on. The request was that the app-
licant reduce the height of the sign by 6 inches.
Commissioner Gregory indicated that bringing the sign height to 30 inches
would keep the logo the same size.
Mr. Sexton, the applicant, noted that the size was within code standards.
Commissioner Holden informed the applicant that the commission must deter-
mine whether the sign is compatible with the architecture of the building
which it feels it is not.
Commission pointe� out that it would prefer that the applicant bring the
sign height down to 24 inches but will settle for 30 inches.
Moved by Commissioner Holden, seconded by Commissioner Cook to approve
the signs with the following conditions to apply:
1. That the front sign facing Highway 111 is to be reduced to 30 inches
in height and 10 feet in length.
2. The rear monument sign facing Alessandro must be replaced by a wall
mounted sign as previously approved.
3. CASE NO: 277 MF
APPLICAN? (AND ADDRESS): WITOLD MULLER, 10410 Lower Azusa Road,
E1 Monte, CA 91731; JIM FEIRO, 73-955 Hwy. 111, Palm Desert, CA 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary and final approval
of three triplexes.
LOCATION: South side of Fred Waring between San Pasqual and San Pablo.
ZONE: R-2
Commissioner Holden requested moving the front yard walls so that they
will either protrude or indent.
Commission noted that the plans submitted did not reflect the elevations
shown in the applicant's rendering.
Moved by Commissioner Holden, seconded by Commissioner Cook to grant
preliminary approval to this case subject to the following conditions:
1. That the windows have pop-outs to provide solar protection.
2. That the front yard walls provide undulation to provide necessary relief.
3. Working drawing elevations to be revised to reflect the rendering.

4. CASE NO: 201 C
APPLICANT (AND ADDRESS): PALM DESERT TOWN CENTER ASSOCIATES,
�`666 Kearny Villa Road, San Diego, CA 92123.
NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of landscape
plans for a Goodyear Tire Store.
LOCATION: Northwest corner of the town center site near the Palm Desert
Town Center Car Wash.
ZONE: PC (3) S.P.
Commission .determined that the landscape plans submittecl were unacceptable.
No one was present for the applicant to discuss the case.
Moved by Commissioner Holden, seconded by Commissioner Cook to continue
this case in order to allow the applicant to submit an acceptable landscape plan.
IV. DISCUSSION ITEMS:
1. MODEL TOUR SIGNS
Mr. Bill Favaro presented his idea for the model tour sign.
Some concerns of the commission were:
The plywood in the sign might not last.
The size is rather large.
The sign looks too permanent.
Moved by �Commissioner Holden, seconded by Commissioner Cook to approve
the concept of the Model Taur Sign program subject to the following condition:
l. The size of the signs to be approved by staff.
Carried 3-0
