I. The meeting was called to order at 2:00 p.m. after a one hour study session.

Moved by Commissioner Cook, seconded by Commissioner Leung to approve
the minutes of November 27, 1984 as written. Carried 4-0-1 (Commissioner
Holden abstaining).
Moved by Commissioner Holden, seconded by Commissioner Gregory to approve
the minutes of the December 11, 1984 meeting. Carried 2-0-3 (Commissioners'
Martin, Leung and Cook abstaining).
II. Moved by Commissioner Cook, seconded by Commissioner Martin to approve
the following cases by minute motion. Carried 5-0 (Commissioner Leung
abstaining from case 164 C and Commissioner Gregory abstaining from cases
164 C, 174 C, 226 C and 227 C).
1. CASE NO: 269 MF
APPLICANT (AND ADDRESS): RICHARD YERGER, 73-909 Highway 111,

NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval
of landscape plans for a 128 room hotel.
LOCATION: South side Highway 111, approx. 680 feet east of Shadow Hills.

Commission noted that the landscaping plan did noi indicate sizes.
Gommissioner Gregory noted that the minimum size of landscaping should
be 15 gallon with the 15 gallon material should not exceed 1/3 of total
trees installed.
Moved by Commissioner Holden, seconded by Commissioner Cook to
approve Case No. 239 C subject to the following condition:
1. That landscaping should be a minimum of 15 gallon material with
the 15 gallon material should not exceed lf 3 of total trees installed.
2. CASE NO: 281 MF
APPLICANT (AND ADDRESS): DESERT SPRI�IGS TENNIS RESORT
INC. CIRCLE Z INC., 73-700 Highway 111 ��9, Palm Desert, CA 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary architectural
approval of plans for a 156 unit condominium project.
LOCATION: Northeast corner Cook and Hovely.
ZONE: PR-5 S.P.
Commission indicated that this project would need additional blow sand
protection.
Mr. Diaz stated that he is requesting that they receive specific fire
marshal approval of the emergency fire access way at Via Cinta.
Commissioner Gregory informed applicant that the erythrina will not grow
in t�iis area, He a�so; noted that a minimum size of 15 gallon should be
used with the total of 15 gallons not to exceed 1/3 of total landscaping.

Commissioners' Leung and Cook questioned the status of the garage doors.
The applicant s�tated that they would submit the color and type at a later
date.
Commissioner Cook indicated that solor protection should be added to
the east elevation of the club house. He also noted that the units look
very close together. He q,uestioned if the distance between the units
met code requirements.
Commissioner Holden noted that the elevations were incorrect and that
the commission would need to see actual drawings.
Moved by Commissioner Cook, seconded by Commissioner Martin to con-
tinue this case. Carried 5-0.
3. CASE NO: 164 C
APPLICANT (AND ADDRESS): MOBIL OIL c/o HILLYARD & ASSOC.,
P.O. Box 256, Balboa Island, CA 92662; ROY CARVER, 110 W. Las Tunas
San Gabriel, CA 91776.
NATURE OF PRO�ECT/APPROVAL SOUGHT: Approval of signs for service
station.
LOCATION: Southeast corner of Country Club Drive and Monterey Avenue.
ZONE: PC (2)
Mr. Sawa presented proposed signs. He noted that the signs proposed do
not comply with the code requirements.
Mr. Diaz informed the commission that the state has guidelines on price
signs. They must include all grades of gasoline and all types of services.
Commissioner Cook questioned the exist��o��of a code stating that there
must be a price sign on each street.
The applicant indicated that the state does allow a sign on each street.
Commission asked that she present a copy of the state code noting that
the two signs are permitted.
Moved by Commissioner Holden, seconded by Commissioner Martin to
approve this case subject to the following conditions:
l. That the applicant present the state code allowing a sign on each
street.
2. Reduce wall sign to meet 10 square foot code requirement.
3. Commission will allow the Mobil horse sign if wall sign is brought
to code requirement.
4. Cigarette sign must be deleted.
