I. The meeting was called to order at 2:00 p.m. after a one hour study session.

Moved by Commissioner Holden, seconded by Commissioner Martin to
approve the minutes of the meeting of January 8, 1985, as written. Carried
4-0.
II. Moved by Commissioner Martin, seconded by Commissioner Cook to approve
the following cases by minute motion. Carried 4-0.
1. CASE NO: 944 SA
APPLICANT (AND ADDRESS): KATHLEEN PAPE, 37-688 Peacock
Circle, Rancho Mirage, CA 92270; RESORT TO RATTAN, 73-241 High-
way 111, Palm Desert, CA 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Approval of awning
with signage.
LOCATION: 73-241 Highway 111, Suite lA, corner Highway 111 and Sage.
ZONE: C-1 S.P.
2. CASE NO: 948 SA
APPLICANT (AND ADDRESS): DEEP CANYON INN, 74-470 Abronia,
Palm Desert, CA 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Approval of freestanding
monument sign.

III. CASES:
A. Final Drawings:
1. CASE NO: 947 SA
APPLICANT (AND ADDRESS): CATHEDRAL CITY AUTO SUPPLY,
68-733 Highway 111, Cathedral City, CA 92234.
NATURE OF PROJECT/APPROVAL SOUGHT: Approval of business
identification sign.
LOCfITION: 74-240 Highway 111, north side Highway 111, west of
Cabrillo.
ZONE: C-1 S.P.
Commissioner Cook indicated that the sign was rather large and suggested
that the logos could be put on a seperate sign located inside the window.
Commissioner Holden suggested cutting the sign down 6" in height and
allowing only one of the logos on the sign.
It was pointed out that the colors of this sign would be setting the
color standard for the entire building.
In response to a question from the commission, Mr. Smith noted that
the plans did not indicate whether the signs would be internally illum-
inated nor the materials to be used.
Moved by Commissioner Cook, seconded by Commissioner Holden to
continue this case. Carried 4-0.
B. Preliminary Plans:
1. CASE NO: 277 MF
APPLICANT (AND ADDRESS): WITOLD MULLER, 10410 Lower Azusa
Road, El Monte, CA 91731; JIM FEIRO, 73-955 Highway 111, Palm
Desert, CA 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval
of three triplexes.
LOCATION: South side of Fred Waring Drive between San Pasqual
and San Pablo.
ZONE: R-2
Commissioner Cook noted that the law does not permit for only one
access from a bedroom be into an atrium. He suggested that the
applicant check with the building department on this subject.
Commissioner Cook also indicated that he would like to see a more
precise elevation plan in order to evaluate the solor protection.
Commissioner Holden agreed with Commissioner Cook and also feels
that they may need a wall on the north elevation facing Fred Waring.
Commissioner Gregory suggested that the applicant submit a revised
landscape plan increasing and upgrading all landscape materials.
Moved by Commissioner Martin, seconded by Commissioner Holden
to refer this case back to applicant for rest�dy of the following:
1. Submit plans for total north elevation on all 3 lots.
2. Study solar protection on windows.
3. Increase and upgrade landscaping.
4. Check with building department on atrium access.
5. If any roof mounted equipment, it must be well screened.
Carried 4-0.

2. CASE NO: 281 MF
APPLICANI' (AND ADDRESS): DESERT SPRINGS TENNIS RESORT INC.,
CIRCLE Z INC., 73-700 Highway 111, 1f9, Palm Desert, CA 92260.
IVATURE OF PROJECT/APPROVAL SOUGHT: Preliminary architectural
approval of plans for a 156 unit condominium project.
LOCATION: Northeast corner Cook and Hovely.
ZONE: PR-5 S.P.
Commission had requested a sample of the material to be used for the
garage doors at the last submittal of this case. Applicant supplied a
sample at this time.
Commissioner Martin noted that garage doors facing west would not
last very long with the amount of sun exposure.
The applicant stated that the wood doors would be bolted down well
so that they should not be damaged by the sun.
Commissioner Holden noted that an attempt to provide solar protection
on the club house did not seem adequate. He suggested providing a wider
patio roof on the east side of the club house to provide solar protection
along the large window area.
The applicant felt this suggestion did not conform with his plans for
the area.
Commissioners' Cook and Martin agreed that additional solar protection
should be added.
Moved by Commissioner Holden, seconded by Commissioner Martin to
grant preliminary approval subject to the following conditions:
1. Restudy solar protection on east elevation of club house.
2. Final construction drawings, including a final landscaping, grading,
lighting, amenities, trash storage, walkway layout, irrigation plans
and sign program shall be submitted to the architectural review
commission. No final inspection or occupancy permit shall be given
by the department of environmental services to this project until
the aforementioned approved plans and construction shall have been
completed.
3. That the final landscape plans provide additional blowsand protection
along the west.
V. ADJOURNMENT:
The meeting was adjourned at 2:40 p.m.
