PALM DESERT ARCHITECTURAL REVIEW COMMISSION
TUESDAY - JULY 9, 1985
2:00 P.M. COMMUNITY SERVICES CONFERENCE ROOM

I. The meeting was called to order at 2:00 p.m. after a one hour study session.
Members Present:

Moved by Commissioner Holden, seconded by Chairman Gregory, to approve the
minutes for the meeting of June 25, 1985 as submitted. Carried 2-0-1
(Commissioner Martin abstaining).
II. Moved by Commissioner Martin, seconded by Commissioner Holden, to approve the
following cases by minute motion. Carried 3-0
1. CASE NO: 1016 SA
APPLICANT (AND ADDRESS): AUTO ON THE MALL, 72-840 Highway 111,
Palm Desert, CA 92260; IMPERIAL SIGN CO, 46-120 Calhoun St. Indio, CA
92201.
NATURE OF PROJECT/APPROVAL SOUGHT: Approval of exterior entrance
sign.
LOCATION: Palm Desert Town Center - lower level
ZONE: PC (3) S.P.
Subject to the white portion of the sign be changed to ivory.
2. CASE NO: 286 MF
APPLICANT (AND ADDRESS): STAN LITTLE, 72-668 Bel Air, Palm Desert,
CA 92260; FRANK LITTLE, P.O. Box 1172, Palm Desert, CA 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans
to add two additional units to a six unit apartment complex.
LOCATION: West side of San Rafael 300 feet north of San Gorgonio.
ZONE: R-3

APPLICANT (AND ADDRESS): PALM DESERT MINI STORAGE, IMPERIAL
SIGN CO. 46-120 Calhoun Street, Indio, CA 92201.
NATURE OF PROJECT/APPROVAL SOUGHT: Change in color of sign face in
existing freestanding sign.
LOCATION: Northwest corner Cook Street and 42nd Avenue.
ZONE: S.I. S.P.
It was moved by Commissioner Holden, seconded by Commissioner Martin to
continue this case to the meeting of July 23, 1985. Carried 3-0
B. Preliminary Plans:
1. CASE NO: 261 C
APPLICANT (AND ADDRESS): ARTHUR MIRSKY, ARCHITECT FOR LUCKY
STORES, 24531 Mulholland Highway, Calabasas, CA 91302.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for
storage and office addition to supermarket.
LOCATION: Southwest corner of San Pablo Avenue and Highway 111.
ZONE: C-1, S.P.
Mr. Smith indicated the concerns of the commission were with the building
setback across the front of the building relative to the parking spaces and the
rear existing 6 foot wall.
Commissioner Holden suggested that the applicant stucco the entire height of
the rear of the building so that it doesn't look like an addition.
Chairman Gregory suggested that they stucco the entire height and add heavy
landscaping.
Commissioner Holden noted that the sidewalk area in the front of the store
would allow only two feet of pedestrian walkway after the addition. This area
should be increased.
Moved by Commissioner Martin, seconded by Commissioner Holden, to return
this case to the applicant for restudy of the front walkway area and the rear of
the building. Carried 3-0.
2. CASE NO: 283 MF
APPLICANT (AND ADDRESS): ROBERTSON HOMES, 1003 Cooley Drive, Suite
102, Colton, CA 92324.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for
a 220 unit apartment project and perimeter landscaping.
LOCATION: Northeast corner of Cook Street and Fred Waring Drive.
ZONE: PR-7
Commissioner Holden noted that the entrance to the project was rather close to
the intersection. He suggested relocating the entrance to line up with a
proposed street.

Commissioner Martin was concerned with the solar protection on the side
elevations and requested that detailed drawings of the carports and
landscaping be provided.
Moved by Commissioner Martin, seconded by Commissioner Holden, to grant
conceptual approval subject to conditions. Carried 3-0.
Approval was subject to the following conditions:
1. Restudy solor protection.
2. Provide detailed landscape and carport plans.
IV. DISCUSSION ITEMS:
1. Marriott - Sign
The commission gave approval of the concept of the proposed sign.
V. ADJOURNMENT:
The meeting was adjourned at 2:35 p.m.
