NATURE OF PROJECT/APPROVAL SOUGHT: Approval of ten foot high
freestanding pole sign.
LOCATION: Panorama Drive south of Highway 111 .

Mr. Smith explained that the existing signs at this location did not
conform to current standards. He indicated that the north sign
faces private property.
Mr. Leonard Metcalf noted that the reason for the request of a new
sign was to provide identification for the building. He stated that
the building and signs were being obscured by other buildings and
that he loses business.

the existing signs were removed.
Commissioner Cook made a motion that the applicant consider the
southwest corner of Panorama and El Camino for a monument type of
sign with a landscaped area that wouid conform with the residentiai
neighborhood. He suggested that the sign be ground lit and the AAA
sign be deteted. Motion was seconded by Commissioner Holden. Mr.
Smith indicated that the total signage will have to be brought down
to 50 square feet. Motion carried 5-0

Mr. Smith indicated that commission questioned the type of carports
to be used.

Mr. Leung explained that the garages had been chanqed to carports
and that they would be metal .
Cortxnissioner Cook suggested that the street wall be located right at
the carport with tandscaping in front of the wall . Mr. Leung stated
that he wouid agree with the idea.
Moved by Commissioner Cook, seconded by Cortrnissioner Holden to
approve this case with the condition of the wall being placed at the
carport with landscaping in front. Carried 5-0

Mr. Smith explained that the only change to this plan was the

It was moved by Commissioner Nolden, seconded by Commissioner Cook
to approve the plans as submitted. Carried 5-0

NATURE OF PROJECT/APPROVAL SOUGHT: Finat approval of 28 unit
apartment complex.
LOCATION: Verba Santa, Frontage Road and Ocotilio.
Commission r�eviewed the project and had no concerns. Therefore, it
was moved by Commissioner Haiden, seconded by Commissioner Cook to
approve this application. Carried 5-0

Mr. Walter Braduck indicated that the awning would match the existing
awning on the building next door.
Commissioner Cook was concerned with the notches and the beams at
the top of the awning. He questioned the quality of the awning
material .
Applicant indicated that the materiai had a five year guarantee and
that it was fire retardant.
Moved by Commissioner McCrea, seconded by Commissioner Martin to
approve the awning as submitted. Carried 5-0
B. Preliminary Plans:
1. CASE N0: 303 MF
APPLICANT (MID ADDRESS): ROSENBLUM 8 PECK, 67265 Peineta, Cathedral
Citv, CA 92234.
NATURE OF PROJECT/APF�ROVAL SOUGtfT: Preliminary approval for two
fourplex buiidings.
LOCATION: North side of San Gorgonio between Las Palmas and Las
Flores.
ZONE: R-3
Mr. Drell explained that the building would have to be lowered by 6"
to comply with code and that there was a problem with the parking.
Commissioner Holden questioned the access to the north unit from the
parking area. Commissioner Martin recommended that additional sun
protection be added to the south elevation. Commissioner Cook
thouqht that the east and west elevations could use additional sun
protection also.
Moved by Commission Holden, seconded by Commissioner Cook to grant
preliminary approval subject to the following conditions:

1 . That the height be lowered 6" to comply with code requirements.
2. That additional sun protection be provided for south, east and
west elevations.

NATURE OF PROJECT/A�ROVAL �OIIGHT: Preliminary approval for a five
unit apartment project.
LOCATION: Northeast corner of San Pascuat Avenue and Santa Rosa Way.
ZOt�: R-3
Mr. Oreil explained that there was some concern with the parking
spaces backing onto the street. He also felt that some restudy of
the east elevation shoutd be done and that the la�dscape plan was
conceptuai .
Commissioner Martin felt that the project had some good points but
thought that the site plan and parking problem needed some restudy.
He recommended that the balconies be solid.
Commissioner Cook was concerned with a two story building having
only a five foot setback from property line. He suggested that the
building be situated with a north-south exposure and that the
building provide an additional ten feet in the rear parking area.
Moved by Commissioner Cook, seconded by Cortmissioner Ho)den to
continue this item for restudy. Carried 5-0
3. CASE N0: 304 MF

unit senior housinq apartment project.

Mr. Drell explained that the will need some covered parking and also
a six foot setback.
Cor�nissioner Holden suggested that a large tree be ptaced by each
parking stall to provide shading. Chairman Gregory recommended that
they building be pushed back about one foot to give room for wells
for an evergreen type tree to be a 48" box minimum.
Moved by Commissioner Holden, seconded by Commissioner Martin to
approve this case subject to the parking spaces being effectively
shaded. Carried 4-0-1 (Commissioner Cook abstaining) .
IV. DISCUSSION ITEMS:
1 . ROBINSON'S - TOWN CENTER
Mr. Diaz presented a new plan for the Robinson's store and asked for
comments from the commission.
Commissioner Martin indicated that he liked the new plan. He
suggested that some type of shade structure be provided in the front
of the store for customers.
Moved by Commissioner Martin, seconded by Commissioner McCrea to
approve the new plan as submitted. Carried 5-0
