1. The meeting was called to order at 1 :00 pm after a one hour study session.

drawings for senior housing project.
LOCATION: East side of Monterey, north of San Gorgonio.

It was moved by Commissioner Holden, seconded by Commissioner McCrea
to grant final approval subject to a restudy of the carports and
resubmission to the commission. Motion carried.
2. CASE NO: SF 879

It was moved by Commissioner McCrea, seconded by Commissioner Holden
to grant preliminary approval of satellite building architecture.
Motion carried.

NATURE OF PROJECT/APPROVAL SOUGHT: Final plan approval for a 13

It was moved by Commissioner Holden, seconded by Commissioner McCrea
to grant approval subject to restudy and resubmission of carport
plans. Motion carried.

It was moved by Commissioner Holden, seconded by Commissioner McCrea
to grant approval subject to restudy and resubmission of carport
plans. Motion carried.

NATURE OF PROJECT/APPROVAL SOUGHT: A 40,050 square foot single
story Medical Office Plaza.
LOCATION: Northeast corner of Monterey Avenue and Hovley Lane.

It was moved by Commissioner Holden, seconded by Commissioner McCrea
to grant approval for architecture. Zone change has been requested.
Motion carried.

APPLICANT (AND ADDRESS): GERMAIN DEVELOPMENT, 40751 Meadow Lane,
Palm Desert, CA 92260 and VTN CONSULTANTS, 79-947 Highway III ,
Indian Wells, CA 92210.
NATURE OF PROJECT/APPROVAL SOUGHT: A 20-lot single family
subdivison.
LOCATION: North side of Hovley Lane, 330 Feet east of Monterey.
ZONE: PR-5
It was moved by Commissioner McCrea, seconded by Commissioner Holden
to grant approval subject to redesign of streetscape. Motion
carried.
4. CASE NO: 332 C
APPLICANT (AND ADDRESS): BEN R. OLSON, JR. , P. 0. Box 587, Indio,
CA 92202.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of remodel
and upgrade of existing gas station and PDQ car wash.
LOCATION: Highway III at San Marcos Avenue.
ZONE: C-1 , S.P.
Applicant outlined plans for remodeling of the car wash by mentioning
that all metal along front and inside partitions and facia along the
top will be removed. It is planned to replace this metal with
fiberglass.
Instead of a tiled roof, plans are to use ABS the which is a
plastic material .
Commissioner Holden objected to the use of plastic tile since it is
not a compatible material for downtown Palm Desert
It was moved by Commissioner Holden, seconded by Commissioner McCrea
to grant conceptual approval with resubmittal of materials and a
landscape plan. Motion carried.

It was moved by Commissioner Holden, seconded by Commissioner McCrea
to grant preliminary approval of the landscape plan. Motion carried.
