I. The meeting was called to order at 1 :00 pm after a one hour study session.

It was moved by Commissioner McCrea, seconded by Commissioner Drury to approve
the minutes of May 26, 1987 as written. Carried 5-0.
11. Moved by Commissioner McCrea, seconded by Commissioner Holden, to approve
the following cases by minute motion. Carried 2-0-3.

APPLICANT (AND ADDRESS): STRAW HAT PIZZA, 73-185 Highway 111 , Palm
Desert, CA 92260
NATURE OF PROJECT/APPROVAL SOUGHT: New business identification sign.
LOCATION: 73-185 Highway 111 , Palm Desert, CA 92260
ZONE: C-1
Applicant's representative (Mark, Imperial Sign Company) explained
the plans were to move front sign to the back of the building and a
new sign would be placed at the front. Proposal is to install plex
face chanel letter sign, red and white, and the words "free delivery"
in exposed neon tubing on the blue tile area below.
Commission felt the plex face lettering would be acceptable and the
exposed neon "free delivery" was not acceptable. Accordingly, it was
moved by Commissioner McCrea, seconded by Commissioner Cook to
approve the application subject to the deletion of the words "free
delivery". Carried 4-0-1 (Chairman Gregory)
3. CASE NO:
APPLICANT (AND ADDRESS): TOM SOMMERS & ASSOCIATES, c/o Century 21 ,
73-150 Highway 111 , Palm Desert, CA 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Drop valance awning with signage.
LOCATION: 73-150 Highway III , Palm Desert, CA 92260
ZONE: C-1
Pictures of the proposed signage were shown to the commission. The
awning runs full length of the building, however, the signage will
only be over the doorway. Colors are yellow with brown lettering and
blend in with the signage across the street (Tony Roma's) . Valance
is scalloped at the bottom.
Applicant made note of a correction in the address; instead of
73-150, the correct address is 73-180.
It was moved by Commissioner Drury, seconded by Commissioner McCrea
to approve drop valance awning with signage as submitted. Carried

NATURE OF PROJECTlAPPROVAL SOUGHT: Drop valance awning with signage.
LOCATION: 73-020 El Paseo
ZONE: PC-3
This drop valance awning is the same color burgundy as Renalli 's
and Evans, with white lettering. Awning has a scalloped valance.
It was moved by Commissioner Drury. seconded by Commissioner McCrea
to approve the awning sub:iect to removal of the scalloped valance.

A. Preliminary Plans:
1. CASE NO: PP 87-26
APPLICANT (AND ADDRESS) : TEMPLE DEVELOPMENT COMPANY, 747 Eugene
Road. Palm Springs, CA 92264
NATURE OF PROJECT. /APPROVAL SOUGHT: Preliminary approval of
architecture and landscape plan for 1249 residential units and a
Qolf clubhouse at Spanish Trails.
LOCATION: Northeast corner of Country Club Drive and Cook Street.
ZONE: PR-3 S.P. (D.P. 09-79)
Applicant' s architect. Dave Christian. was asked to describe the
development plans. Streets are of a 28 foot realm. This is done
with the hopes that it will encourage no parking on the street as
well as control speeding. The effect being created is "the country
lane" idea.
There are four different type structures; three bedrooms, two
bedrooms, one bedroom, and two story. Architecture is Mexican
influence. Carports will be at the building; 2 car carport for three
bedroom, and one car carport for two bedroom.

Commissioner Drury asked if curbs were being planned. to which the
answer was "straight face" or "roll curbs". Hoping for the ro ll
curbs.
There is a swimming pool planned for every 50 units.
Entrance to the project is in the southwest corner and the two story
structures are overlooking the Avondale area.
Mr. Diaz asked if the plans had been shown to the Avondale people.
He also suggested another look should be taken at the desians since
you are looking for a zone change and increase in the density;
presently 3 per acre and looking for a change to 3 112 per acre.
Mr. Christian said no but that it was planned to do so.
Dave Schweikart, vice president of Lido Pacific Group, addressed the
commission and Mr. Diaz advised that his issues of concern should be
addressed to the planning commission as was not an architectural
issue.
It was moved by Commissioner Holden. seconded by Commissioner
McCrea. to grant conceptual approval of architecture and landscaping.
Carried 4-0-1 (Cormnissioner Drury)
2. CASE NO: PP 87-22. VAR 87-1
APPLICANT (AND ADDRESS) : EL PASEO COLLECTION, 73-061 El Paseo,
Suite 5B, Palm Desert. CA. 92260/Holden & Johnson, 44-267 Monterey
Avenue, Palm Desert. CA. 92260.
NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of
commercial building remodel .
LOCATION: Southeast corner of Highway 74 and El Paseo.
ZONE: C-1
Commission reviewed the remodeling plans and discussed the general
overall appearance of the protect as to the tower height, -parkiny
spaces and street. vacation.
Preliminary approval has not been received from the Palm Desert
Property Owners Association, therefore, the commission cannot give
total approval for this remodel of the "Adobe Plaza".

It was motioned by Commissioner McCrea, seconded by Commissioner
Drurv, to grant conceptual approval on everything that the commission
had a right to approve. Carried 2-2.
Chairman Gregory and Commissioner Cook both indicated that if the
tower in effect was the entry into the center. it should have some
identity that represents a tower rather than -lust a corner of the
building. It was also felt that the aesthetic appearance of the
center was not a good one at all .
Commissioner Cook reopened the vote by motioning, seconded by
Chairman Gregory, that this be sent back to the client for a restudy
and that it be resubmitted to the commission for preliminary
approval . Carried 3-0-2 (Commissioner Holden and Commissioner
Drury) .
