The apr�iicant was recauesting reconsideration of the signage on the
sides of the awnina to read "Fine Jewelry". He indicated that if
commission did not want "Fine Jeweiry" he wouid reauest that he be
permitted to put "The Gold Shoppe" on the sides of the awning. He
noted that he needed the signage for visibility r�urvoses.
Commissioner Holden indicated that he would have no problem approving
the signage on the sides of the awning but would recauire that the
signaye on the front of the awning be removed.
Commissioner McCrea suq4ested that the lettering be s�aced so that
it would be visible from all sides.
Mr. Smith noted that the re4uest would have to be resubmitted
showing scale drawinys of the new proposal ,
It was moved by Commissioner McCrea. seconded by Comrnissioner Hoiden
to continue this case so that the aQplicant may prepare a
resubmittal . Carried 3-U

Mr. Smith exr�lained that in stud.v session the commission felt the
sign was located too high on the buiiding.
Commissioner Cook asked if tne ap�licant could locate the �ropnsed
siqn on the wall rather than above the parapet.
The ar�c�licant indicated that the adiacent store was to use that
space for their siyn.
Comrnissioner Cook felt that a sign program for the buiiding should
be submitted. He thouaht that the sinn above the fascia was too hiyh
and the additional sianage describing the �roducts unnecessary.
Commissioner McCrea felt the sign would be more identifying if' it
were moved to the lower right corner.
The applicant was williny to delete the additionai siynaye and to
move the business idE�ntification siyn as suggested.

It was moved by Commissioner Holden. seconded by Cor�nissioner McCrea
to approve the proposed business identification sign with it beina
located to the lower right corner. All other signage to be deleted.

Ms. Sass indicated that the second access may not be allowed and that
a 3-1/2 foot berm wouid be required at the street frontaae i� parkinq
remains in front. She felt the parking should be located at the rear
of the bu i 1 d i nca.
Mr. Marvin Gibson noted that the second access had been ac�proved by
Cattrans.
Commissioner Cook r�referred that the building be located closer to
Hiahwav 111 and the parkina be added to the existiny parkiny area.
This wav the same driveway could be utilized and the Highway 111
�rontaUe couid be fuliv landscaped.
Mr. G i bson exr�1 a i ned that from a 1 easab i 1 i ty ao i nt the f ront access
is very imr�ortant.
Commissioner Holden noted that the commission has requared
IandscapinU on all other proiects located ad:iacent to the wash and he
felt it should also be reauired on this r�roiect.
Mr. Martin. architect. expiained that the CVWD has agreed to grant
an easement of 15 feet which would c�rovide for a future expansion.
Commissioner Cook recorrmended that they move the front parki�ct to
thE northwest of the building along the driveway easement and
provide plantina at the CVWD easement.

Commissioner Holden indicated that if the rear of the buiiding couid
be screened with a nice landscape area at the front. that would be
accer�tabl e.
Commissioner Cook felt the same setback should be required on this
buildina as on the buildincas _iust south of this pro_iect.
It was moved by Commissioner McCrea, seconded by Commissioner Holden
to yrant preliminary approval with the above concerns to be addressed
at workina drawing submittal . Carried 3-0

NATURE OF PROJECTIAPPROVAI SOUGHT: Preliminary apr�roval of
satellite buildinas.
LOCATION: Northwest corner Town Center Way and Hiqhway Ill .

The rer�resentative was aski�g for nreliminary approval of the
satellite buildinUs for this site.
Commissioner Cook exaressed concern over the lack of solar protection
on the east and southwest elevations and the attempt to blend two
different styles. He felt there should be more care put into
inteUratiny the two styles ( ie: awninys and arches) . He had no
obiection to the use of awnings but asked about the type of
maintenance proyram that would be used.
The rec�resentative exalained that they were trying to blend the
diff erent styles so the satellite buildinys would relate to the
main buildiny and the Home Savings building.
Com►n i ss i oner Ho l den fa i l ed to see how the proposed p l ans re l ated to
the Home Savineas building. He feit they should relate more than they
do. He noted that the windows in some places are centered in the
arches and other olaces they are not centered. He also questioned
the existence of landscapiny in the storefront and parkiny areas.
Commissioner Cook asked if there was to be a meandering sidewa)k
around the site. He suygested that instead of the yreen and red
awnincas that tile roof awnings be used. Mr. Smith indicated that
there would be a meandering sidewalk required,

Overall . commission was in favor of the concept of grouping the
buildinas toyether.
lt was moved by Commissioner McCrea. seconded by Commissioner Holden
to refer this case back to the applicant for restudy. Carried 3-0
