Cortmissioner Holden asked if the straight awning extended beyond the wall . The applicant indicated that it was even with the wall . Upon question by Commissioner Drury the applicant indicated that there is signage proposed on three sides of the awning. It was moved by Commissioner Hoiden, seconded by Commissioner Cook to approve the proposed awnings sub,ject to the lettering being limited to either the sides or the front of the awning. Carried 5-0 2. CASE N0: 1307 SA APPLICAI�IT (N�ID AODRESS): CHARLES MARTIN, 40-840 Thunderbird Road, Rancho Mirage, CA 92270 for Columbia Center. NATURE OF PROJECTlAPPROVAL SOUGFIT: Approval of two freestanding sfgns and two awnings. LOCATION: Columbia Center ZOl�: PC 3 S.P. Mr. Martin expiained that there were two entrence awnings and two smalier awnings placed over windows. The Evan's Interior sign is to be burgundy with grey lettering and the Ranalli awnings are to be beige. Commissioner Drury recommended that "Evans Interiors" only be permitted on the front of the awning. It was moved by Commissioner Hoiden, seconded by Commissioner Gook to approve the awnings subject to "Evans Interior" lettering to be oniy on the front of the entry awning. Carried 5-0 Commissioner Cook feit that the freestanding monument signs shauld not be approved because a freestanding sign is to identify a center or complex rather than several different businesses. Mr. Martin indicated that the town center has a monument sign listing several different businesses. Cortmission noted that the town center sign was approved by city council . Mr. Smith explained that commission in study session was opposed to the proposed pole sign and would prefer see the previously approved monument sign be utilized. Mr. Marrs agreed to utilize the previously approved monument sign rather than the pole sign. It was moved by Ccxnmissioner Cook, seconded by Commissioner Holden to approve the signs with the condition that the pole sign be replaced with the previously approved sign of January 1986. LOCATION: 73-608 Highway lll ZOI�E: C-1 Commission was opposed to the use of one can sign and one individual letter sign. The appiicant indicated that only one sign was to be lit and therefore the two different types of signage. Commissioner Cook suggested that both signs be individual letters with lighting being from the ground. The applicant indicated that if they were aii individual letters they would be unlit. LOCATION: Southwest corner Shadow Hills and Driftwood Drive. ZONE: R-3 Commission had concerns regarding the setback on Driftwood which appeared to be only 10 feet from the street and with the roof overhang would oniy be about four feet. Appticant was not available for questions. It was moved by Chairman Gregory, seconded by Commissioner Holden to continue this case. Carried 5-0 2, CASE N0: PP 87-11 and TT 22393 APPI.ICANT (IU�lQ ADURESS): NELSON DEVELOPMENT COMPANY, INC, 74-831 Velie Way #l, Palm Desert, CA 92260. NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of architecture and landscape pian for 44 unit project. LOCATION: North side of Magnesia Falls Drive approximately 700 feet east of Portola. ZONE: PR 7 Ms. Sass explained that there was some concern from staff regarding the straight driveways. The site design would also encourage street parking. She presented a site plan showing an alternative which would provide for a street through the project. Mr. Dave Nelson, applicant, indicated that he had spoken with the ad,�acent development residents and they had only favorable comments about the proposed development. He presented a plan which was done 5 �' � MINUTES 11RCHITECTURAL CONMISSION MARCH 24, 1987 on the advise of staff that provided for landscaped islands that would block the straight in view of the driveways. Commissioner Cook felt that the plan proposed by the applicant would be more controilabie and practical . He liked the use of landscaping in the driveway/parking areas. Chairman Gregory preferred that another type of surface be used rather than asphelt. Commissioner Holden noted that the parking spaces provided were too small to meet the requirements of code. The question was brought up about the legal aspect of the bedroom that utilized the atriurn area and garage as its only exit. Mr. Welier indicated that they would have to provide another type of access than through the garage. Mr. Nelson advised that he would be wiiling to provide a one car garage and one carport which would provide for an open area to exit into the carport. Commissioner Cook suggested that the garages be separated to provide a three foot walkway between each garage. This would then permit the two car garage to remain as proposed. He aiso recommended that the applicant study the solar protection on the units concentrating on the east and west elevations. It was moved by Commissioner Hoiden, seconded by Comnissioner Cook to grant preliminary approval subject to the foilowing conditions. 1 . That the use of landscape medians be implemented into the driveway/parking areas. Z. That adequate size parking spaces be provided as required by code. 3. That a pattern concrete be used rather than asphalt. 4. That legal exiting area be provided for the bedrooms exiting into the garage. 5. Study of solar protection primarily on the east and west elevations. 6. Minimum tree size is 15 gallon and shrubs to be 60x 5 gallon and 40x 1 galion. Carried 5-0 6 `�r �„ MINUTES ARCHITECTURAL (�OMMISSION MARCH 24, 1987 3. CASE N0: 306 C APPLICANT (AND ADDRESS) : AHMANSON DEVELOPMENT, 1001 Commerce Drive, Building E2, Irwindale, CA 91706. NATURE OF PROJECT/APPROVAL SOUGHT: Pretiminary approval of satellite buildings. LOCATION: Northwest corner Town Center Way and Highway 111 . ZONE: PC 3 Mr. Smith expiained that the applicant is proposing a tighting plan which inciudes 30' light poles. He noted that the town center has 24' light poles. He indicated that he had concerns and sugge�ted that the plan be returned to the applicant for restudy. Commission felt that the poles would be too tail and therefore referred it back to the applicant for restudy. It was moved by Commissioner Cook, seconded by Cortmissioner Hoiden to continue the request for approval of satellite buildings upon the request of the applicant. Carried 5-0 IV.
