The applicant stated that the vinyl material lasts longer and is
easier to clean.
It was motioned by Commissioner Druxy, seconded by Conmissioner

Mr. Smith noted that the proposed color is dark blue with white
lettering. The awning will extend the front length of the building
and around the riorth corner of the building 12 ft.
Conanissioners were concerned with the proposed color of the awning
and the fact that it extends around the corner and looks as thr�ugh
it is sitting on the over-hang.
C7iaizman Gregoxy asked the applicant if there was another color that
could be used.
The applicant indicated that there was riot many colors to choose
fran, and that the proposed color represents the corporate image.
He indicated that a sky blue color could be used instead of the dark
blue.
It was motioned by Congnissioner McCrea, seconded by Carmissioner
Drury to approve the awning on the following conditions:
l. That the awning be a sky blue color.
2. That the corner portion of the awning be closed at the
bottan.
3. That the awning cover the facia.
Carried 4-1 (Camnissioner Holden opposing).

Mr. Smith rioted that Dominick Mancuso's Trattoria will be taking over
the Gallezy Louisiane. They are proposing three sandblasted wall
signs: 1) On the E1 Paseo elevation; 2) On the elevation facing the
parking lot and; 3) On the east wall facing Jensen's parking. The
signs will have a white background with maroon lettering and border.
Mr. Smith noted that the applicant would like for the awning to
cover the beams, because of the splitting that has occurred.
Co�missioner Drury asked if the Cajun and CYeole cuisine sign will
be taken down. It was noted that this sign would be taken down.
It was mationed by Ccxmrnissioner McCrea, seconded by Chairman Gregory
to apprave the awning and signage on the condition that the awning
cover all the exposed beams. Carried 4-1 (Commissioner Holden
opposed).

Mr. Smith indicated that the applicant is proposing a peach colored
awning and a green colored sign, which will be the same for the
front and rear of the building. The applicant is proposisig green,
because it blends in with the building and landscape colo schemes.
He also indicated that the proposed sign color is riot in the appraved
sign program, but the size of the sign and lettering is.
The commissioners were concerned with the black color of the light
fixtzzres. They felt there was to much contrast between the light
fixtures and the building.
It was motioned by Conu►tissioner Sullivan, seconded by Conanissioner
Dnazy to give the following approvals and conditions:
1. Approved the proposed green sign.
2. Preliminary Approval on the landscape plans.

3. Approved the Patio Light fixtures with the condition that
a more subtle color be used.
Carried 5-0 (Chairman Gregory abstained on the landscape approval).

Mr. Dunham outlined sane of the proposed features of the project:
The main entry wall varies 2 ft., 3 ft. and 6 ft. in gradual steps,
with step planters; every 100 ft. of the frontage perimeter wall
will be of plaster material and; Mesa View Drive to Alamo will be of
slumpstone material.
Mr. Dunham indicated approval of the guard l�use will not be sought
at this time, because of changes to the roof.
It was motioned by Catmissioner Holden, seconded by Comnissioner
Sullivan to approve the main entry wall as sul�nitted, subject to the
condition that the wall height not exceed 7 ft. Carried 5-0.

Proposed amendment to the zoning ordinance: (i) Require
Architectural Review Ccnynission approval of all color changes for
commercial buildings; (ii) Require all development in HPRD to blend
with natural terrain.

follow an appraved series of natural colors that wr�uld blend in
with the environment.
The comnission felt that any repainting done should be reviewed by
the caimission prior to ac�Zal painting.
Commissioner Sullivan felt that number (i) all co�nercial and
residential projects should be consistent.
Coimlissioners agreed with both of the above suggestions, but felt
that landscaping plans should be added to these suggestions.
It was the general agreement of the Comnission that: (iii) That
long tern► landscape plans be reviewed by the Architectural Review
Cal4nission.
