I+OC�TIO[J: Sauthcaest corner Highway 111 and Painters Path. 7��- Gl Mr. Smith explained that upon reviewing the original planning camtissian appraval for this project, it was noted that a condi.tion of appraval was that at least 5,000 square feet of the first floor would have to be occupied by a furniture store. This would then limit the amount of signage needed on the first floor. Mr. �tcault indicated that they had already leased 3,000 square feet an the first floor to a funziture business. He n�ted there is just under 12,000 square feet on the first floor. He prc�vided an alternate sign program if the c�tission was not in favor of their first choice. Catmissioner Druzy asked if it would be possible for them to place the signs on the stucco face of the building which seem.s to stand out m�re than any other location. CaYmissioner Holden noted that when the ccnmission reviews signs they look to see haw the sign ties in with the architecture of the building. He ind.icated they have put these large windaws in and riaa want to hang signs clo�wn in front of th�n which the backs w�ould be visible fran inside the store. He rx�ted that if the signs were the same size and placed on the stucco area of the builduzg he w�uld approve it naw. Caimission felt the mont.nnent sign was acceptable as su�cni.tted. It was moved by Camtissianer Drury, seconded by Caimissioner Cook to approve the montmlent sign and give staff authorization to approve the wall signs if placed on the plaster face of the building. Awning to extend the full lengtli of the building excluding the break at the masonzy portion of the buildixig. 2. The ends to retuYn to the fascia at the masonry wall. 3. The awning/sign to wrap around all six sides. 4. Lettering to begin or end 10 feet fran the masonry point. 5. Letters to be no greater than 12". 6. ZO[�' Gl Catmissianer Drury noted that the catmission, at the previous review of this case, had only asked that the awning be broken up. The applicant felt the awning looked s��oother as ane piece. He noted that they are two separate businesses awned by the same person. Commissioner Holden indicated the camu.ssion likes to review the exact graphics to be placed an the awr�ing and suggested that drawings detailing the graphics to scale be pravided. Catmissioner McCrea suggested that "Palm Springs Reservations" add Inc. after their name to clarify that they are a business. It was maved by Cattnissioner Drury, seconded by Camiissioner Sullivan to return this case to the applicant for restudy. Carried 5-0 5. He i.ndicated it was rather high and said he aould delete the pedestal which is 2-1/2 feet in height. Cannissioner McC;rea suggested that a sirigle sign be used and felt that the sign w�ould be too tall even with�ut the pedestal. Catmissioner Sullivan li.ked the pedestal and suggested that the sign be parallel with Highway 111 which would make it visible. CaTmissioner Cook noted that it would be visible fran both sides of the building if it were one sign placed parallel to Highway 111. He felt the "V" concept was unnecessazy. It was maved by Cam�.issioner Holden, seconded by Comm.issioner Cook to give staff authorizatian to approve the proposed sign if the applicant pravides a c3r�uble-faced, single plane sign scaled claum. CaYmissioner DruYy felt the east elevation looked less c�7wded and felt it improved the appearance of that elevation. N�. Smith noted they had added 3-4 pepper trees on the east elevatio� to provide additional screenir�g of that elevatian. Cannissioner Cook felt that bougainvillaea may be an option so that it can gzr�w up the building walls. Commissioner Holden felt this plan was adequate for prel�minary appraval but suggested that additi�al trees be added to the east elevati� and the tawer be extended to 18" for final submittal. He felt the heights of the taaers should be brought up slightly as stxx�m in the first su�nittal. It was maved by Camtissioner Holden, seconded by CormLissioner Cook to grant prel�m�na� approval subject to the follawing conditions: 1. Slightly raising and extending to 18" the rear tawers. 2. Restudy the east elevation and parkway landscaping. Carried 5-0 IV. NIISCC�LAI�IDO[1S: CaYmissioner Holden explained that the building being ooa�structed adjacent to his existing building is requesting a charige in the roof material to Suncrete grey/blue. He asked if the cannission had ariy concerns with the Proposed ch�"uxJe.
