Mr. Smith explained that one of the originally appraved aolors for this sign program had beeri discontinued and they were asking for a replacement color. Commissioner Cook suggested ivory. Chaixman Gregory noted that ivory would not be visible against the stucco. It was moved by Chairman Gregory, seconded by Cannissioner Drury to apprave Ple�.glass #2564 to replace the discontinued color. I�OCATIOI�T: Southwest corner Highway 111 and Pa:inters Path. Z�� C-1 Mr. Smith explained that the proposal was for signs with brcx�m background and ivory copy. He nr�ted that staff had concerns with the ground mounted signs. Commissioner Drury felt that the corner monLnnent sign was too cluttered and suggested that "offices on second floor" be re.�n�ved. Camussion was concerned with the additional ground mounted signs, ;�;cating that they would be considered manwnerit signs and therefore only one w�ould be ��+;tted. Mr. Smith explained that code section 25.68.310 allaws in a C-1 zone, up to one freestanding sign per frontage. This building is on a corner lot therefore allawing up to twr� freestanding signs, one per frontage. Commissioner Holderi rvoted that the signs should tie-in with the building. Camu.ssi�oner Sullivan noted that they had designed the,�nselves into a corner. He felt the value of the ground signs was questionable. The applicant indicated he w�uld be willing to delete the two ground signs and place th�n an the buildirig between the first and second stories. Catmissioner DruYy had no problems with the corner monLunent sign or the directory sign. Therefore, it was maved by Cannissioner Dru�ry, seconded by Comnissioner Sullivan to approve the corner mo�w�nerit sign subject to deletion of "offices on second floor" and appraval of public w�rks for line of sight view on said corner. Mr. Smith explained that the applicant has added c7oors to the rear of the building, that face the street, since the granting of preliminary approval. He felt that this was unacceptable. Chainnan Gregory noted that additional trees could be added adjacent to the building. The applicant indicated they had added trellis' to the backs of the buildirigs also. Mr. Diaz asked if additional landscaping wr�uld solve this probl�n. He rloted that sanetimes additional exits are required by code. The applicant explained that they have no way to predict haw many tenants will occupy this space. They have added the doors to pravide exi.ts for several tenants if so needed. He noted that they w�uld be willing to delete sane of the doors and only leave those that are required by code and also add sane trees. The trees would have to be kept trimned ck7wri to provide visibility for signage. Catmission suggested that the doors be blocked out and opened when needed. It was maved by Camu.ssioner Holden, seconded by Comnissioner Drury to return to applicant for restudy of additional landscaping being pravided on street elevation and deletion of doors at the rear of building (allaw only doors required by code) Pads 2 and 3. Carried 4-0-1 (Chairnlan Gregory abstaining). PAD 5 Commission felt that additional landscaping was needed on the street elevation. It was moved by Camtissioner Cook, seconded by Comnissioner Druzy to pravide revised landscape plan with additional landscaping. Mr. Smith explained that staff had concerns with the eastern elevatian facing Tcxnm Center Way. Catmissioner Dnary felt the landscaped trellis looked tacked-an and she was opposed to the appearance of the shutters. She thought that they were out of proportian with the building and that this elevatian appeared bu.sy. Catm.issioner Holden felt that if the shutters were an architectural element they should appear that way by being taken in additionally. He suggested that if the applicant is to utilize shutters he use steel shutters. Commissioner Cook recommended that the west elevatian tawer be brought forward so that the roofs tie-in. It was moved by Cannissioner Druzy, seoonded by Camlissioner Sullivan to continue this case so that the applicant may restudy the conceYrs raised by the commission. Commissioner questioned the usability of lots 10 and 11. Mr. Joy e advised coimiission that these lots would be buildable. No action necessary. 1V. NIISCE[�T�IDOUS: Andreino's - King of Fettucini The applicant was present and indicated that he understood his case w�ould have been placed on the agenda for this meeting. It was explained that continued cases are not automatically placed an the next meetings' agenda. This policy is stated on the r�otice of action for each case. The applicant presented revised elevation plans for his building. Ccnmission, while unable by law to make a decision on this matter, offered the follawing comnents to the applicant. 1. The awning shpuld wrap around the corner of the building. 2. That the green vinyl material be substituted with a less vibrant, perhaps canvas, in a similar shade. 3. That the existing red brick wall be stucco or plastered to match the building colors in that cannission felt there was a mix of too many materials and colors proposed.
