It was noted that one of the awnings is visible fran the street
while the other is nat.
The general opinion of the Camlission was that the proposed awnirx�s
are indequate and that they shpuld be redesigned. It was suggested
that the proposed awriings blend with the surznundings.
It was moved by Cortmissioner Sullivan, seconded by Commissioner
Gregory to cantinue this project for further study. Carried 5-0.

Mr. Martin reported that the awner requested that the height of the

Commissioner Cook was concerned with the mechanical equipment
shawing frcm the top. He noted that the parapet should hide the
mechanical equipnent.
Mr. Martin indicated that the txuss is at a ckx�m hi11 arigle tawards
th� street and is screened fran pedestrian view.
It was moved by Cannissioner Holden, seconded by CaYmissioner Druzy
to approve the plans subject to the landscape plans being sulanitted
to Catm.ission prior to the issuence of a builcliuzg permit, and that a
cross section illustrating exactly how the air conditioning equipnent
will be screened fran pedestrian view.

Safari Drive.

The representative for the RV/rrobile hane park indicated that the
idea for this project was to develop an upgraded m�bile home park.
The exterior lan�dscape plans shaw an endless leisure statement. The
grout�d surface is textured and a pond like effect will be paxt of
• the entrance. Just bey�nd the entrance the surface will be grass
area for the golf course. Wrought iron fences will be used as
the security measure. The RV section of the park will be divided
fran the mobile hr.xne section.
Chairnlan Gregory was concerned with the 50 ft. of fairway not being
lcmg er��gh; drive through the project being to narrrxa for RV's and
other vehicles; landscape materials such as the acacias c10 not
usually grow in this area, but if planted by the buildirig they might
grr�w, he suggested evergreen trees be used. He also felt that the
black pines used on the golf course are to small.
Other concerns were: Lack of shrubbery by the wall on the street
side of project; needs variation in the wall; individual lots shoixld
have vertical trees and; entxance of the project is to stark, more
landscaping is needed.
It was suggested that additional shnzbbery should be �mple.rnented to
give m�re landscape stat�ient, and that a golf course expert should
design the golf course.
It was moved by Commissioner Holden, seconded by Commissioner
Sullivan to give conceptual appraval of the landscape portion of the
project, but not the golf course portion. Carried 3-0-1

would like to put up the awning that was at the Highway 111 location
an the El Paseo location. The signage is proposed for both sides of
the awnir�g and front.
It was motioned by Commissioner Cook, seconded by Ccmnissioner
Sullivan to approve the color and the awning as su�cnitted, and the
name "Carros Accessories" on both sides of the awning. Ca.rried 5-0.

Mr. Ceriale and the architect presented the plans for the new
Marriott Golf Course. The landscape treatment plans showed
pr2liminary approval fran the city.
C�airman Gregory indicated that there is rwt much retentian for the
landscaping on Cook Street. He asked about the differences in the
landscaping along the wall on Cook Street vs. Hovley Lane.
Additional variatian in the wall is needed. The only concern on
this project is the landscaping on Cook Street.
Mr. Ceriale indicated that the wall on Portola has five pop-outs.
Cria.i��an Gregory indicated that jacarandas and palm trees should
be planted to cattplimPxit the landscaping along the wall and around
the green areas.
Mr Diaz indicated that additional retention might be gained on Havley
Lar1e by r�noving part of the median.
It was m�ved by CaYmissioner Sullivan, seconded by Commissioner
Holden to approve the landscaping on the Cook Stxeet Frontage area.

Ms. Sass indicated that the project did not meet the parking code,
but the applicant is requesting parking ratio similar to that
approved for the San Tropez Apart�nent at 1.9 spaces per unit with the
conditian that sufficient open space be designed in their plan for
conversian to parking spaces should the provided nwnber of spaces
pmve ins�ifficient.
Commissioner Sullivan indicated that the buildings needed more
variati� and additional solar roof protection.
Commissioner Cook ask haw much opPaz space would be available on
th� West portion of this project. There will be twenty-five acres
of open space.
Cancerns of the Cannission are; lack of variation in the buildings;
lack of solar roof protection; meandering drive throughout the
proj ect; direction in which the proj ect will face; parking problems
both te.narits and visitors, in regards to all the parking by the
aparizne.nts being covered and all the visitor parking at the end of
the project.
The rEpresentative on this project indicated that they want to keep
vehicles out of the pedestrian areas. This is why the project has

beean c�esigned the way it has. They also feel that this makes it more
attractive.
It was mentioned that the Portola Haneauners do rx�t want a street on
Portola. Also, 42nd Avenue will dead-end at the park and Hovley will
take the place of 42nd Avenue. The Fire Marshal has approved these
plar�s.
It was mentioned that the recess an this project is 2 ft. and that
an additional 2 ft. is needed around the windaws.
It was moved by (�airrnan Gregory, seooazded by Comnissioner Sullivan
to c�tinue this project until revised plans have been sutrnitted for
Commissions review. Carried 4-0 (Cannissioner Dnazy left the
meetirig prior to motioaz beirig made).

The representative for this project indicated several choices in the
color for the building and requested that a height limit of 12 ft. be
appraved. He rep�rted that a texaco sign w�uld be placed abave the
existing sign, which would bririg it to 12 ft. The alternative
is to keep the existing sign height and put the texaco sign on the
top with a single price (lc7west) sign underneath, and have a free
standing sign listi.ng all the prices.
The current colors of the building are tan with blue roof.
Requestirig a change to charcoal grey roof with 2-3 inch red strip
between the roof and building and have the building a light grey.
It was moved by Cnairman Gregozy, seconded by Ccamissioner Holden to
approve the pa:inting of the building to a charcoal grey roof and
leav�e the slwnp block the existing tan color, and approved a sign

the exi.sting height, but texaco sign will be placed on top and a
single price sign underneath, with the addition of a free stand sign.
Carried 3-1 (Cannissioner Sullivan opposi.ng).
V. O�tAi. �7NICATIO[VS:
Mr. Grotbeck of the E1 Paseo Merchants Association addressed the
Catmissi� in regard.s to their beacming more involved in the activities
of the Architectural CaYmissian, and requesting the Comnission to set
higher standard..s for proposed projects on El Paseo. He stated that for
the continuing survival of E1 Paseo it is imperative that the few
r�na;n;*� vacant lots be used for proj ects that are extraordinary in their
design, color, character, and landscapirig.
He further stated that the E1 Paseo Merchants Association will stand
behind the Commission if necessazy against developers wh� oppose the
Camtissioa�'s recannendations on any proposed El Paseo developnents.
The Calmission expressed. their appreciation for the concerns of the El
Paseo Merchants Association.
Mr. Fox expressed his opposition to the approval of proj ect PP 88-2. He
does rx�t oppose the concept or the site plans on the project, but feels
that the character of the building could be impraved.
Mr. Martin presented a future project plan and requested Commissions
directian.
