Commissioner Drury asked the location of the air conditioning
units. The air conditioning units have been placed on the ground.
Additionally, snall parapets have been placed around the roofs.
It was indicated the wrought iron fencing could be used around the
project, but should be added to the plans.
Calmissioner Holden ask about the type and color proposed for
the awn;�s. The awning material will be a viriyl type material and
the color has ryot been selected.
Reaamiendations of the catmissian are: That the material and color
of the awnings be su}xnitted to the acnmission for appraval, prior to
the issuance of a buildirx� permit; material on the landscape plan to
be increased in size as follaws: Shrubs and vines be 5 gallon,
except the day lily; at least one-third of all trees 24" box or
larger and 10 txees be added on the perimeter of open space areas;
add island with 36" box tree in col de sac, subject to fire
departrnent appraval.
It was noted that the landscape changes can be approved by staff.
It was moti�ed by CamLissioner McC�rea, seconded by Commissioner
DruYy to apprave this case subject to the abave conditions. Carried
4-0.

It was indicated that staff had approved the sign program on
November, 1987, and the sign that was installed is not what was
approved.

The a�licant is requesting a sign that is 12 foot high and 8 feet
wide. The sign consists of three inch brass letteririg bolted to the
wall.
The applicant indicated that he has two stores and the sign reflects
the merchandise in each one. The upstairs shop is an art gallery and
the bottom store is a clothi.ng shop.
Caimissioner Dnazy asked haw much signage space the applicant was
allowed. Mr. Smith ind.icated that approximately 39 sq. ft. was
allawed for this sign.
It was motioried t�y Conmissioner McGYea, seconded by Comnissioner
Druzy to appr�ave the sign on the condition that it be condensed to
the allowed signage space and be in proportion with the wall.

Nh�. Drell outlined the ch�nges that were made after approval was
given: Steel rod bars connecting the parapets to the building have
been deleted; fry channels an the elevation have been deleted and
buildirx� colors have been changed.
Mr. Drell indicated that there is very little space between the
parapet and the over-harig.
Camtission was cancerned with the fact that buildings are approved
and then built differently.
It was motioned by Cannissioner Drury, sec�onded Chairman Gregory to
reaffirm the original architectural plans that were appraved, which
means that all the architectural details on the original plans will
have to be implemented. The applicant can appeal to the city
council if they so wish. Carried 3-1 (Carmissianer McCrea opposed).

Staff was directed to emphasise the fact that working drawings are to
be strictly acIl�ered to. If the applicant wishes to make changes,
they must be requested and appraved prior to construction.
The awner asked if the tenarits had to wait until the changes were
made before maving in. Mr. Diaz indicated that the tenants ca�uld
have to wait.
It was decided that a meeting between the planning director,
architect, cx�mer and developer would be held to discuss the changes
an the project.

Mr. Jay indicated that the builduzg is naw one continuous building
with one floor on the ends and two floors in the center.
Commissioner Holden asked if the arches had windaws. It was
;�;cated that tt�e black pairited arches are windaws and the white
painted arches are blank walls.
Mr. Outcault indicated that the arches sit out 9" to 10" and are
repetitive throughout the project.
CaYmissioner Drury asked if the arches that are not windows could be
soften.
It was suggested that spandrel glass be used on the arches that are
not winclaws.
It was motioned by Catmissioner Holden, seconded by Caimissioner
McCYea to apprave this case subject to the condition that spandrel

Ms. Sass indicated that the city council, as a stipulation of
appraval, required a water feature at the corner of �ank Sinatra and
Cook.
Camtissioner Druzy wanted to }alaa haw high the buildings were, and
also if something could be done to the left (long) side of the roof.
The developer stated that the buildings are a maximum 25 feet in
height, and a section of the roof could be lawered to insert a
clerestory windaa.
It was motioned by Cannissioner McGYea, seconded by C.aimissioner
Holden to apprave this case subject to the lawering of a section of
the roof, and that landscape plans be revised to shaw the water
feature. Carried 3-0-1 (Cha.izman Gregory abstained).
