The walls will be treated with sltunpstone material and painted the same color as the units. She further c�mented that by givirx� the walls and landscaping some diversity would help to e�nphasise the break up of the property line. Nbdel 3C - deletion of the arched gateway. Model 2A - Reduced top windows, there will be two windaws in the front and four winclaws in the back. Mr. Smith indicated that wall and landscape plans need to be sulxnitted to the cann.ission for approval. If there is more than one landscape design, one of each design will need to be submitted. The cannission was concerned abaut the lack of solar protection on the units. It was moved by Commissioner McCrea, seconded by Comnissioner Sullivan to apprnve this case with the strong reacmmendation that solar protection be added on west e�posed elevations. Carried 4-0. 2. Ms. Sass indicated that the awning c�oes riot relate to the awning ari the west side. Ms. Sass reported that the awni.rig is proposed as having an ivory colored backgro�ur�d, with a brawri rust colored letteri.ng. It was the general c�ini� of the ca�mission that the color and the shape of the awning are not canpatible with the neighboring awning. CamLissianer Drury asked the applicant if the awner w�ould consider reversing the coloring, and changing the shape of the awning to match the awn.iryg an the west. She also asked haw f ar the awnuzg extends fran the facia. The awning extends 24" fran the facia. The applicant indicated that the awner might change the color, but rx�t the shape of the awning. It was moved by Commissioner Sullivan, seconded by Comnissioner Holden to deny this case, because of inc�a�rpatibility in the awnings shape and color with the adjacent awning. Mr. Drell informed the oarmissian that all items on the appraved plans have bee.n put on the building except the reglets, which the developer was goi.ng to put �, but it became obviaus that it would look like a patch job, unless all the stucco was remaved. Mr. Drell requested that the catmissi� apprave the building witYiout the reglets, because of the time arxl experlse irYvolved in the re�naval of the stucco. He feels that the developers have received the point the camtission was makiuzg. Mr. Drell further indicated that � future major developnents in the city the planning staff, building staff, developer ar� architect will meet before building permits are issued and at each major step in the developttent. This meeting will be to discuss the major items that have been required by the Camiissian. Developers will also be infonned that rhanges are to be appraved by the comnission prior to the change. There were concerns on the west elevations impact on other develognents in that directian. The applicant indicated that they are having probl�ns with the exi.sting landscape materials. They have hired a new landscape maintenance firm who is in the process of upgrading the landscaping. Comnissianer Holden felt that the rear elevation (riorth elevation) was still to bare. The applicant suggested continuing the colonnade around to the north elevation. He wanted to l�iaw haw the catmission w�ould feel about this. It was moved by Commissioner McCrea, seconded by Carm�issioner Sullivan to continue this case for restudy of continuing the colonnade and implement some architectural work. Carried 4-0. 2. LOC�ITI�I: 34 acres at the northeast corner of Cook Street and H�vley Lane. 7�iE: O.P. and PR-9 The �nissian was concerned with the large expanse of glazed windows � the aannercial building reflecting heat into the winck7ws of the neighboring aparhnents. The architect stated that the idea of the glazed windaws was to create uniformity between the c�mercial building and residential apartrnP.nts. The glazing on the windaws has bee.n applied to reflect the landscaping and recreational areas. He also mentioned that the proposed awning on top of the building has b�az chariged to a metal louver trellis. It was moved by Comnissioner Holden, seconded by Camtissioner McCYea to give Pr'21�minary approval on the condition that the aomnercial building reduce the amount of reflective windaa glazing on east side elevation surface be made. I�Z[)RE OF Pfi�7�C,T/APPR4VAL SOUC��P: Conceptual Approval for a 24,000 sq. ft. medical building. I�OCATIC�i: Southeast corner of F`red Waring Drive & San Pablo Ave. Z�: R-3. 5.0. (proposed change to O.P. ) Commissioner Holden commented that the feeling he received fran council was that two story building were acceptable, but they shpuld be stepped with ane and tw� story levels. It was also rioted that this area ch�nged zanes to create a buffer zone between the c�mercial and residential areas. FYnm this property easterly is a residential area. The applicant �tlined the elevation designs: The south and west elevations have recessed windaws, but the west elevation also has vertical fin shades, and the north and east elevations are flat. All wincb�ws are reflective glass. Comnissiarier Holden indicated that the east elevation should recieve the same solar protection as the west elevation. The camLissio� was concerned with the total volwne of the building in regards to height and length. Ar�other concern was the lack of roof variation. Camtissioner Drury asked ab�ut the ty�e of signage for this building. There will be one sign with the office canplex identification and a directory in the lobby. Cam�issioner Druzy asked what the proposed colors of the building are. Mr. Miller indi.cated that tan and redish brawn is the proposed colors for the building. Catmissioner Drury suggested that lighter colors be used to soften the look. Mr. Smith and Nfr.
