Mr. Ernie Brooks stated that the proposed awniuzg is to be white
background, burgundy or black lettering, eleven inches in height,
with stripes across the bottan of awning.
Mr. Smith indicated that the 11" lettering c�4�oes rwt conform to the
interim policy, which requires 8" lettering. He also noted that the
awning is proposed as being 160' in length and listing six business
names.
Commissioner Sullivan asked haw the awning would attach to the
building at the ends. Mr. Brooks stated that the awning will be
positioned 3' abave the fascia and that each end will be brought back
around the corners of the building 5' and returned 12" to the wall.
Chairman Gregory asked whr� and haw the awr�ing will be cleaned or
replaced. Mr. Brooks indicated that the building cxaner would be
responsible for the cleaning or recovering of the awning.
I�. Smith noted that there is a section in the city ordinance that
covers the maintenance of awnirigs, and that the code enforcc�nerzt
departzne,nt caould be resp�nsible for enforcirig this ordinance.
Comnissioner Drury felt that another color should be proposed other
then white. Applicant indicated that he could use vanilla.
It was moved by Commissioner Druzy, seconded by Ccmnissioner McC�ea
to approve this case, subject to the awning being a vanilla
background, burgundy, 8" lettering, burg�uzdy stripe, 4" wide and
t,hat the awnirig returns fully return to the building at each end.
Carried 3-2 (Commissioner Sullivan and Holden opposed).

Chairmari Gregory was conCerned that the landscape plans did riot list
t.Yie plant type proposed to be used. He felt that the plant types
should be listed an the landscape plans.
It was moved by Catmissioner Drury, seconded by Calmissioner McGYea
to approve this case, subject to the follawing conditions: 1) That
the landscape plans reflect the qualitative planting proposed to be
planted; and 2) That the building elevation plans shaw the parapet
height as being equal to or higher than the finished height of the
roof mounted equipnent. Revisions to plans are to be submitted to
the cannission for appraval. Carried 5-0.

Applicant noted that city council requested that the building be
lawer in height, and is r�aw 26' in height fran grade. Because of
the different grade changes on the site plan, the finished grade is
being proposed to be measured from the slab, and use it as a
benchmark to keep both signs consistent on both sides. Proposed
signs are opaque blue with 30" letters and a rust colored plus (+)
logo. The signs will then be halo lit fran the rear.
It was moved by Commissioner McCrea, seconded by Commissioner
Sullivan to apprave this case as suhnitted. Carried 4-0-1 (Chairman
Gregory abstained).

Caimission was concerned about the stepping of the building. Mr.
GY�aham outlined haw the buildirig steps down, and addressed the
handicap access as well.
Chairman Gregory noted that the windmill palm is still listed on the
land.scape plans, and reiterated his prior recorYmendatian that ariother
type of plant be proposecl. Mr. Graham noted that the landscape
architect feels that the winc�atill palm will survive and thus left it
on the plans. Chairman Gregory stated that these trees c3o not live
but a few years, and are usually never replaced when they die.
It was moved by Comnissioner McCYea, seconded by Ccamissioner Druzy
to apprave this case, subject to the windmill palm being chariged to
sane other type of plant. Carried 5-0.

Mr. Leung outlined the changes to the buildirig.
Cam►.issioner Druzy asked what the building elevation was doing
under the windaws. Mr. Leung noted that under the windaws are fascia
element. Catmissioner Drury asked the height of the buildiux�, and
what ty�e of variance is needed for the tawer. The building height
is 25' to the top of the building. Mr. Smith noted that the tawer
will need to be appraved by city council.
Chairman Gregory reiterated his concern about the lang, continuous
roof line. Mr. Manookian ryoted that since this is a tw�o-story
building people will only view the vertical face of the building
elevation and not the roof line.
Catmissioner Holden indicated that when people view this building
the only change to be seen will be the coliurn�s, which will be the
same change to the building elevation for the entire, length of the
building.
Ca►missioner Druxy suggested that since there is sane leeway in the
height of the building that maybe the lobby area and end stair
tavers could be pulled up to break the long, conti.nuous look of the
roof.
Commission suggested that the building elevation be broke and
shifted back and forth in three different areas to relieve the long,
continuous look of the builduzg elevation. Mr. Leurig stated that
because of the hallway situation in the second-story the shifting and
breakage of the building makes it impossible.
Mr. Leung suggested that the lobby area be pulled up and out to
break up the building elevation.
Camlissioner Sullivan suggested that the end stair tawers be pulled
datim som� to break up the building elevation.
It was m�ved by Commissioner Drury, seconded by Camiissioner McC`rea
to continue this case for restudy of the undulation of the horizontal
look of the building elevatian and length, and pulling the end stair

Oatmissioner Drury was concerned about the dark b�atim color being
used for the gate material. The applicant noted that a lighter tan
color might be used instead of the braHnz.
Chairman Gregory was concerned about the proposed height of the wall.
He suggested that the location of the gate entrances and the
land.scaping, to be in front of the wall, be stxx�m on the plans.
The applicant asked catmission if a block and wrought iron wall w�uld
be acceptable. C.a�mission felt this wnuld be acceptable and that
in�tead of landscaping sane type of rocks/gravel could be placed in
front of the wall.
It was moved by Chairnian Gregory, seconded by Camussioner Holden to
apprave either a block wall or a block and wrought iron wall, subject
to color, material, landscaping (to be permane,nt), and location of
gate entrances to be shaan on the plans. Plans to be appx�wed by
staff. Carried 5-0.
