Steve Smith distributed the drawings of the revised proposed awning submitted by the applicant. It was moved by Commissioner Holden, seconded by Commissioner Drury to approve the awning and sign as presented. Commissioner Sullivan opposed. Carried 3-1. 2. CASE NO.: PP 89-17 APPLICANT (AND ADDRESS): J. P. CONSTRUCTION, INC., P. 0. Box 598, Thousand Palms, CA 92276 NATURE OF PROJECT/APPROVAL SOUCW: Final approval of working drawings for architectural and landscape plans for two industrial type warehouse-office buildings 3 ARCHITECTURAL CCKIISSION OCTOBER 10, 1989 LOCATION: Cook Street (Industrial Park) ZONE: S.I. Mr. Lou Bishop, Architect for J. P. Construction, was present to answer any questions from commission. It was mowed by Commissioner Drury, seconded by Commissioner Holden to approve the architectural plans with the conditions that the actual roof mounted equipment fits within the parapet heights, and the parapet height must be within the maximum allowable ceiling height for this type of building. If the applicant wishes to screen the roof mounted equipment by any other means than shown on the elevations presented, they will have to come back to the commission for approval. Carried 4-0. B. Preliminary Plans: 1. CASE NO: PP 89-5 APPLICANT (AND ADDRESS): NARENDRA PATEL for S.W. Plaza, 69-730 Highway 111, Suite 118, Rancho Mirage, Ca 92270 NATURE OF PROJEC,r/APPROVAL SOUGHT: Preliminary architectural and landscape plan approval LOCATION: Southwest corner Highway Ill and Lupine Lane ZONE: Cl S.P. Steve Smith explained the changes made in the proposed architecture and landscape plans, with the applicant noting that the landscape area had been increased. It was moved by Commissioner Drury, seconded by Chairman Gregory to approve the plans with the conditions that the palms be changed to 36" jacarandas and the date palms in back of the building be reduced in size. Commissioner Sullivan opposed. Carried 3-1. 2. CASE NO.: PP 89-24 APPLICANT (AND ADDRESS): GUY EVANS, 74-794 Lennon Place, Palm Desert, Ca 92260 NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of plans for two individual buildings 4 "we ARCHITECTURAL CONMISSICN OCTOBER 10, 1989 LOCATICN: East side Beacon Hill, south of Howley Lane ZONE: S.I. Architect, Lou Bishop, was present. Commission's concerns were the lack of sidewalk in front of the building. Applicant felt that the structure would house a number of industrial users and not one large industrial building. Therefore, he felt the walkway would not be necessary as clients would not be going from one building to another. Steve Smith added that the driveway in the rear of the building was only 20' wide, and the code states that it needs to be 24' wide. Applicant stated that he could move the retaining wall back 4' if needed for the 24' driveway. Commission felt that some landscaping should be added at the entry to soften the building. It was moved by Commissioner Holden, seconded by Chairman Gregory to approve the plans with the conditions the driveway in the rear of the building be extended to 24' and consideration be made to increase the landscaping in front of the building for screenage. Commissioner Sullivan opposed. Carried 3-1. 3. CASE NO.: 349C APPLICANT (AMID ADDRESS): SHELL OIL CO., P.O. Box 6848, Anaheim, Ca 90803 NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary and final approval of exterior facia remodel UXATION: S.E. Corner of Highway 111 and Highway 74 ZONE: C.1. Mr. Dave Bowlin, Consultant for Shell Oil Co., was present and explained proposed exterior remodel. He stated that they were planning on only remodeling the exterior of the station, which would include the two island canopy, therefore leaving the existing, uncovered island as is. It was moved by Commissioner Holden, seconded by Commissioner Drury for conceptual approval with the conditions that the applicant return with actual drawings of the proposed plan with canopy sizes, etc., that they add more planters to the location, and that the situation with the trash existing off the side of the station be taken care of. Carried 4-0. 4. CASE NO.; CUP 89-7 and VAR 89-4 APPLICANT (AND ADDRESS): OLIPHANT, LIZZA AND ASSOCIATES, 77-900 Avenue of the States, Palm Desert, CA 92260 5 MINUTES ARC[-1ITECIURAL COMMIISSION OCTOBER 10, 1989 NATURE OF PROJECT/APPROVAL SOU(M: Preliminary approval of a 18,800 sq. ft. office building and street setback variance LOCATION: N.W. of Monterey Avenue and Fred Waring Drive ZONE: O.P. Commission felt that added landscaping would make the courtyard enjoyable. Commissioner Holden noted that the City was once planning on some future parking structure at this location to avoid the traffic on Acacia. Commission felt that architecturally it looked fine, however fran the planning point of view, it really should have landscaping added to the front of the building. It was moved by Ccmmnissioner Sullivan, seconded by Commissioner Holden to continue this case for restudy. Chairman Gregory abstained. Carried 3-0-1. 5. CASE NO.; 1629 SA APPLICANT (AND ADDRESS): PALMS TO PINES CANVAS, Pinyon Pines, Box 69, Mountain Center, CA 92301 NATURE OF PROJECT/APPROVAL SOUGHT• Awning with signs LOCATION: 73-111 El Paseo ZONE: C-1 S.P. Steve Smith advised ccmuission that the proposed awning was to be in gold. After a brief discussion with the applicant, it was moved by Commissioner Drury, seconded by Commissioner Sullivan to continue this case until the October 24, 1989, meeting to restudy as they were concerned with the awning being substantially connected to the building and felt the awning really should line up with the center of the store. Commission advised applicant to look at the rain run-off, and perhaps the awning should wrap around the building more. Carried 4-0. IV.
