Applicant presented revised plans shawing a more rounded awnirig
structure r�ti.ng that he beefed up the posts in front and back and
changed to a vinyl fabric instead of the canvas material
originally proposed.
Commissioner Urrutia's concerns were essentially the same as
presented at March 13th meeti.ng. He did r�ot feel the awning was
the an..�wer to the sun problem as far as the architectural design
of the building. He felt it did riot canpl�ment the architecture
of the building and would like to see a more permanent s�ructure.
Commissioner Urrutia wanted to see the fascia elements of the
building continued.
It was moved by Catmissioner Urrutia, seconded by Catmissioner
Holden, to deny the request. Carried 5-0.

seconded by Cannissioner McCrea, to continue the case with the
fol lcxaing concerns:
1) The huge area of gravel with a few trees is inccmpatible with
the rest of the landscaping plan.
2) Need sizes on the mexican fan palms in the 24" boxes
3) Bamboo shrub will be a probl�n, as it gets 6 to 8 feet in
height and therefore should not be placed at the entrance
area
4) Need to meet city's parking lot shade tree reguir�nents
5) Would like to see less emphasis on ground cover

architectural working drawings only requiring applicant to
resubmit landscape plans for approval. Carried 4-0-1,
Cam�issioner Holden abstaining. Camiissioner Urrutia vr�ted only

in ariy way. Applicant noted that they are stationary and placed

Applicant replied that it would riot. Calmissioner Connor stated
that when the buildirx� was originally designed there was erzough
material placed on the outside, and therefore add.ing additional
exterior structures w�uld not canpliment the buildirig.
Comnissioner Urrutia noted that the area is facing the north and
would r�t need to be shaded.
Applicant reported that there was an existing awnirig on the same
building which is the same color as his would be.
It was moved by CaYmissioner Conryor, seco�ded by Comnissioner
McCrea, to deny the request stating that the awning would be
redundant as the architecture was predesigned and significant

be installed at a later date. He wr�uld li.ke to see what the
applicant is proposing all at ane time. Catmissioner Holden added
that the future trellis would need footings under the proposed
patio foundatian and therefore the trellis sh�uld be presented
with the patio proposal. It was moved by Catmissioner McCrea,
seconded by Commissioner Urrutia, to continue the request
directing applicant to return with a more detailed plan shawing

with the coltutuls as they shaw beirig planted anto the building.
Comnissianer Urrutia's felt that the steepness of the roof caused
the building to look very massive with the roof being vezy aver-
powering. Camtission w�ould like to see the averhang extended
providing shade protectian, and bringing the columns out away fran
the building.
Steve Smith rioted that the parking lay out was previously approved
on the site plan. Ms. Sass noted that the txash area w�ould have
to be moved as the area was needed for t,urn around space for the
loadirig dor.k. It was maved by Comnissioner Urrutia, seconded by
Cannissioner Coruwr, to continue the case directing applicant to
address the follaaing:
1) Coltutu�s be brought out fran building (not planted on)
2) Nbving of trash bin area
3) Additian of landscaping at entrance and enlarging this entry
area
4) Number of bottle trees on the east property line be increased
