Steve Smith presented pictures of proposed sign replacing the
green background to an ivary. Mr. Smith noted that applicant alsc�
showed window signs which were not 3' back; henGe, they would
count as a portion of the signage allowed.
Commission�r Orury felt there was a problem with the new face c�n
the main sign stating that it looks like the company name is being
changeci from "Minuteman Press" to "Printing and Copying", �s the
actual name of the business is in smaller letters than the actuai
menu items on the sign. Applicant felt the printing ancJ c�pyin�
is prominent: in their business and therefore wants it to show up
more on the sign. Chairm�n Gregory stated �hat the name,
"Minuteman Press", clearly states what the business is.
Ifi was moved by Cammissioner Hoiden, seconded by Commissioner
McCrea, ta deny the request for the revised sign as they felt it
was a menu sign.

Steve Smith presented pictures of the sign at its previous
1 ocat i on. The bus i ness ex i sted on the back s i de of E 1 Paseo f��r
several years. There was a fire in the building and the applicsnt
has naw relocated onto Highway I11 . Staff approved a change in
copy of the existing awning to include "Sports Fever".

The applicant, Shirley Curbison, did no� want the existing ,�wning
and was reques�ing to replace it with her sign fram the previous
location. Staff noted that the proposed sign was now toa large to
�compiy with the city ordinance for the new location. Commissioner
Drury infnrmed Ms. Curbison that the ordinance allows for ane
square f�ot of signage for each foot of frontage. Cammissioner
IJrrutia added that the applicant would be allowed 17 square feet
af signage. Ms. Curbison asked commission if she could use the
proposed sign by cutting off the bottom, h�ving it conform with
the city code,
It was moved by Commissioner Drury, seconded by Commissioner
Holden, to c�ntinue the request informing applicant that the
proposed sign exceeded the allowed size for this location.
Applicant to reduce the sign and resubmit far approval , Motion
carried 5-0.

Steve Smith presented pictures of building location and the l�go
sign being presented. He nated ail other signs in the building
are browns and ivory. The applicant is requesting to use the
colors of their logo which is red, white and blue. Commissioner
Holden felt the colors should be toned down.
It was moved by Commissioner Holden, seconded hy Commissioner
McCrea ta approve the sign request with the conditions that the
colors be changed to rust, ivory and teai and the sign be
consistent with the existing signs in the building (30 inches
versus the 36" proposed? . Motion carried 5-0.

Steve Smith presented the plans and sample awning material and
colors for the proposed awning to extend around the east end and
the front of the buitding reading "China Garden" with the word
"Restaurant" on 'both ends of the "China Garden" wording.
Commissioner Drury asked about the purpose of the word
"Restaurant" placed at two separate lacations on the banner.
Commissioner Urrutia felt the word "Restaurant" did not need to be
placed on the awning, that the words "China Garden" sh�uld
sufficient. Commissioner Drury thought the word "Restaurant"
needed to be placed on the awning, as "China Garden" was not
enough to let you know it is a restaurant.
It was moved by Cornmissioner Drury, seconded by Commissioner
McCrea, to approve the awning with the following conditions:
1 ) The awning to be tan in color with burgundy or teal letterinq
(applicant. to choose ietter color as long as they are toned
down} .
2) Awning to be 4" below the existing fascia and increase the
maximum height to screen the roof mounted air conditioni�g
equipment.
3) The popped out center portion of the awning is no more than
1 ' above and 1 ' out from the fascia.
4) Wording "China Garden Restaurant" to be the same color and
ietters to be 8" in height.
5) The word "Restaurant" to appear only once on awning.
6) All existing signs to be removed.
Commissioner Urrutia wanted it noted that he would like to see the
word "Restaurant" made smaller in proportion. Revise� awning
pians should be brought back to staff far final approval . Motion
carried 5-0.
5. CASE NO.: PP 90-12

Preliminary plans were presented by Phil Drell . Ne noted that 15%
af the parking lot needed to be landscaped throughout. The
existance of the carports does not relieve the applicant of needeci
landscaping. He felt additional trees shouid be �laced up against
the building.
Mr. Drell reported that the building looked like office space}
however, it is not parked for such a building. This would create
problems for staff as it is difficult to regulate new tenants
moving into the buiiding. Staff would prefer the entire project
is parked for an office building so the city does not. have to
enforce what gaes into these particular suites.
Commissioner Drury asked what the purpose was for the tower. The
applicant replied that it was for aesthetic purpases only. HQ
added they could take off 2' if needed to meet the 30' height
reguirement. Gommissioner Drury fett there was �o differentiai c�n
the roof line and suddenly the tawer looms out. The building r�oes
not transition into the tower naturally. She felt it looked as if
it just sat on top of the building.
The applicant noted that the front of the building would be used
for design display roams, and therefore would like ta keep the
building as close to the street as possible. Commissioner Holden
asked how many roll-up doors would be installed. The applicant
replied that there would be just one. Commissianer Holden would
lik� to see the building softened using other praducts than ,just.
asphalt and stucco.
Commissioner Urrutia discussed with the applicant the harsh areas
requiring additional landscaping. He noted that the architecture
in the back of the building should be continued across the
building. It seems to stop, not continuing along the buiiding on
the parking lot side.
It was moved by Commissioner Urrutia, seconded by Commissianer
McCrea, to continue the preliminary plans directing applicant to
address the following:
1 ) The sidewaik will need to go all the way around the building.
2) The tower to be more integrated with the building and lowered
to conform to 30' height limit.
3) Meet the 15% landscape requirement es�ecially on the k�ack
side of the building.
4) Restudy trash enclosure area, adding necessary landscaping.
5} Roaf mounted equipment should not exceed parapet height.
F} The arrhitecture in the back of the building to be continued
across the entire building.
Motion carried 5-0
