The applicant indicated to catmission that the aa►►pany trucks have
been vandalized a nwnber of t�mes, and that was the reason for the
requested 8' high fence. He did not feel that a 6' high fence
would be high enough, as stolen items could still be carried over
a 6' fence. Chairman Gregory noted that the c�snission's concern
was fran an aesthetic stand point, and they felt this high of a
fence would be quite noticeable. He asked that the applicant work
towards a solution that would not be so intimidating.
Action•
It was moved by Chairman Gregory, seconded by Canmissioner Connor,
to grant approval of the fence at a maximum height of 6 feet with
color to match buildirx� trim. Motion carried 4-0.
Staff explained to applicant the process of appealing the
commission's decision to city council, stating that this
ca�nnission's responsibility was to review cases on an aesthetic
basis only.

Co�issioner Conrior asked about the height of the wall adjacent to
the park site. The applicant, Mr. Bonnet, noted that it had been
changed fran a 6' wall to a 3' wall. Cannissioner Connor asked
about the material to be planted along the wall, riotirig that the
A.I.P.P. Conmittee was c�ncerned with the visibility of the wall
fran the art placement area. He asked that sanething be planted
at the top of the wall to cascade and soften the wall.
Eric Johnson asked about the drainage area, noting that the public
works depart►nent was working on having the swale moved. He added
that a walkway along the Joint Venture building, to match walk at
adjacent building, was not indicated on the plans as requested by
staff. Mr. Honnet indicated that there would be no parking at
this area to use the requested walkway. Ca�anissioner Connor noted
that without this sidewalk, there would be no access for
pedestrian traffic fr�► the �ed Waring side of the building.
Action•
It was moved by Commissioner Connor, seconded by Co�mtissioner Van
Vliet, to grant final appraval of the landscaping plans based on
the condition that the architect work with the public works
departnlent with regards to cannission's concerns on the entrance
and drainage swale as discussed with Mr. Bonnet. Nbtion carried

Conanission concurred with revised architectural plans during study
sessian. Staff noted that the applicant could naw proceed with
the architectural working drawings. Chairman Gregory indicated
that the landscape architect should have replaced the dead trees
with the same type of tree species, as lorig as this w�ould meet the
city's current parking lot standards. He also noted that planting
a few barrel cactus in a large area w�ould not be seen. Ms. Sloan
replied that the reason for these planters was because the owners
want to see additional landscaping around the building. Chainnan
Gregory indicated that the previous landscape plan submitted was
much closer to what the conmission was looking for.
Ca�snission directed the applicant to have the landscape architect
contact the public works department to get a list of flowering
shrubs that would be acceptable for this location. Ca�anissioner
Connor suggested that the applicant stay away fran the cactus
outlined on the revised plan, as they were quite small and very
expensive.
Action•
It was moved b�y Comnissioner Corumr, seconded by CamLissioner Van
Vliet, to grant prel�ri►�nary appraval of the revised architectural
plans as submitted with the condition that the landscape plans be
restudied as directed to applicant. Parking lot trees to conform
to city shade tree req�irements. Motion carried 3-0.

Commissioner Coru�r asked about the proposed treatment, r�ting
that he would like to see it continued on all sides of the
buildings. The applicant rioted that he was proposing to continue
the corner treatinent at least five feet back on each building.
Chairman Gregory asked that planters be placed adjacent to the
builclings.
Chainn�n Gregory felt that the plans showed a nice improvement to
the builduzgs, but vaould need to see more details. CamLissioner
VanVliet w�ould like to see sanething done on the side elevations
to tie in with the front elevations. CamLissioner Connor felt
that the palms indicated on the plans w�ould riot w�ork.
Action:
It was moved by Cannissioner Connor, seconded by Catmissioner Van
Vliet, to continue the architectural and landscaping plans
directing the applicant to address the camtissions concerns on how
the exterior treatments will continue along the remainder of the
buildings. Landscapirx3 plans to be restudied as outlined with the
applicant. Nbtian carried 3-0.
