Steve Smith presented plans notiny that the request was for two
new sians on the second floor and to chanye the building's sign
arogram to a white backyround with blue letters. Staff suggested
that the applicant yo with an ivor,y background with the blue
letters. Mr. Smith noted that the,y were entitled to half the
sianaae for the second floor as they have on the first floor.
Gommissioner Holden felt �.hat the square logo sign should be
downsized. Commissioner Van Vliet ayreed. Chairman Greyary
discussed how the commission needed to make sure this building did
not Uet too cluttered with signaae.

The leasiny agent. Mr. Tim Zibcu. indicated that he was trying to
move Prudential Hampton Realtors from the first floor to the
second floor. and was actuallv requesting a total of four new
sicans. Mr. Zibcu was also requestiny to chanUe the monument sign
to read "Prudential Plaza". He added that ali the existing
signaqe on the building would be chanc�ed to conform to the new
sign program. Commissioner Halden asked if Mr. Zibcu would be
williny to change the backyround to an ivory color. Mr. Zibcu
felt that Prudential Hampton would want to keep as close to their
corporate colors lblue and white) as possible.
Action:
lt was moved by Commissioner Hotden to approve the signage subject
to chanyiny the background to ivory and reducing the logo signs �to
3' x 3' . Motion died due to lack of second.
Commissioner Urrutia was concerned with the two logo signs on �the
face of the buildiny. He fett the two logos were not necessary as
vou would see both of them within the same visibility. Chairman
Gregory noted that the applicant was requesting a total of five
loyos on the buildiny. Corrnnissioner Holden reminded the applicant
that when the buiidiny was oriyinally approved, it was designed as
a furniture/retail building and therefore the parking was designed
for a retail use. He did not feel there would be enough parking
for ali office space. Chairman Gregory discussed his concerns
with the closeness of the larye building to the street and feit
that with the monument siUn on the end and one logo placed on the
other end of the buildiny, this shouid be sufficient.
Action:
It was moved by Commissioner llrrutia, seconded by Commissioner
Connor. to approve the signage with the followiny conditions:
1) Only one loyo siyn approved. ApF�licant to determine which
side of buiiding they want to place the logo.
2) Loyo sign reduced to 3' x 3' .
3) BackUround color on all siUnage changed to ivorY.
4) Ail existiny signage to be changed to comply with new sign
program.
Mot.ion carried 5-0.

Pt�il Drell presented i:he plans showing the instailed irrigation
system which was not approved by the commission. He noted that
the change was the result of changed plant materiai . Chairman
Gregory noted that the approved plan was designed to appiy to flat
ground and with the slope involved he felt that the applicant
tried to work with a plan that was not designed as well as it
could be. Commissioner Cannor asked if the area was top dressed.
The applicant noted that it was not, adding that the owner of the
Uroperty wants color and may want to add more colorful ground
cover in the future. Commissioner Connor felt that the spray
heads would be a probiem with the steep slopes. He felt that most
tandscape maintenance peopie would over-water the slope area with
the use of the spray heads and asked the appiicant if he had any
type of contract with the owner to maintain the area properiv.
The applicant noted that he did not have any type of contract for
future maintenance.
Chairman Gregory felt that the areas in question were minor enough
to not require any chanyes. Commissioner Connor felt the slope
area should be top dressed.
Action:
It was moved by Chairman Gregory, seconded by Commissioner Holden,
to approve the revised irriyation system subiect to the addition
of toa dressing with a material strong enough to avoid erosion
( i . e. palm springs gold fine) . Motion carried 3-2-0,
Commissioners Urrutia and Connor vating No.

LOCATION: Highwav 111/Lupine Avenue
Phil Dreii presented plans showing the requested addi�tional
siynage noting that the lettering would be identical �:o the
existiny siynaye. Mr. Drell indicated that since the request was
to place the additional signage above the 20 foot height limit, it
would have to yo before the planning commission for finai
a��roval .
Commissioner Urrutia felt that this was more of a professionat
type buildiny rather than a retail buildiny and noted that the
co�ni ss i on has tr i ed to stay away from too many s i gns on such a
buildiny. He felt that the name of the buildiny. Southwest Plaza,
would not stand out wi1�h the additionai requested signage.
Commissioner Urrutia did not see the validity of the additional
signaye.
Chairman Gregory discussed the possibility of grouping the
additional signaye below the existing Southwest Plaza siynage.
Commissioner Urrutia fe)t this would be a better option, as he
also did not want to see the signs scattered around the buildiny.
Commissioner Connor agreed, noting that the more spread out the
siynaye is. the harder it would be to find an actuai office. The
araF�licant felt this option would work and asked how much he could
increase the existiny Southwest Piaza siUnage. Commission agreed
on a maximum of 16 inches.
Action:
It was moved by Commissioner Urrutia. seconded by Carn�nissioner
Connor, to continue the reyuest to allow the applicant to show how
the siynage wouid lay-out, providing enaugh room for future
tenants. Commission suggested raisiny the Southwest Plaza sign
hiyf�er, moving the address, and list the remaining signage in
smaller tetters below the Southwest Plaza sign. Motion carried 5-
0.

Phil Dreli reported that the applicant, Mr. Pierce, owns an
existiny four-plex on Guadalupe Avenue where a duplex is now
allowed. He noted that Mr. Pierce had spoken with the department
of pubiic works landscape staff and Eric has listed his
recortxnended changes on the plan. Commissioner Connor feit that
the one queen palm should be deleted.
Mr. Drell asked about the existing irrigation system. Mr. Pierce
noted that the system is spray heads.
Action:
lt was moved by Commissioner Connor, seconded by Commissioner
Hoiden. to approve the Certificate of Conformance with the
foliowing conditions:
1) Ground cover to be 12 inch on center
2) Replace the one aueen palm with a bottle tree
3) Provide bubble for each tree
4) Applicant to take out $2,500. 00 landscaping bond to be
refunded once landscapiny is completed and acceptable.
Mation carried 5-0.
2. CASE NO.: PP 88-15
APPIICANT (AND ADORESS): AMERICAN AWNING C0. for �. MONDE
INTERNATIONAL, 44-489 Town Center Way #194, Palm Desert, CA 92260
NATURE OF PROJECT/APPROVAI SOUGHT: Approval of revised awning
plan for second floor only at rear of building
LOCATION: 73-375 E1 Paseo
ZONE: C-1 S.P.
The applicant, Jim Sadler, reported that the owner of the building
was now only asking for approval of the awning on the second
floor, on the south side of the building. Mr. Sadler �resented
the revised plans showinU the columns and undulations, as weli as
how the ends would be cF�anged as directed by commission. Chairman
Greyory feit the revised pian could be acceptable if they could
work out the details on how ttie columns and the ends of the
structure would be addressed.

Commissioner Urrutia discussed how the commission had asked the
applicant for a desiyn that was more architecturally designed wi�th
the design of the building. He indicated that the revised
proposal did not address this. Commissioner Urrutia fel�t that
columns needed to be more substantial and noted his concerns with
the lenyth of the awniny. He suggested that the applicant chanye
the pro,�ections of the awning to c�rovide undulation, decreasing
the overhany some so that it was not a continuous awning. He felt
that this wouid break up the lony facade.
Commissioner Urrutia discussed �the possibility of covering the
window and door areas only with shorter awnings. He felt this
would be more appealinca.
Commissioner Holden feit that if the support posts were needed,
they should tie into the buildiny is some way.
Action:
It was moved by Commissioner Urrutia, seconded by Commissioner Van
Vliet. to continue the request to allow the applicant to amend the
pro�osal to be consistent with commissions direction as outlined
above. Motion carried 5-0.
Vl . ORAL COMMUNICATIONS:
Commission discussed the approved monument sign at Harv's Car Wash
on Cook Street directing staff to insure that the landscaping and
monument base com�ly with the approved plan.
