I . CALL TO ORDER:
The meeting was called to order at 12 : 15 p.m.

II . APPROVAL OF MINUTES:
Approval of the minutes of the April 13, 1993 meeting were
continued to the May 11, 1993 meeting.
III . It was moved by Commissioner Urrutia, seconded by Commissioner
Holden, to approve the following cases by minute motion.
Motion carried 5-0 .
A. Final Drawings :
1 . CASE NO. : CUP 92-11

Steve Smith presented final landscape plans . Commission
approved the revised plans subject to deletion of the
bark overlay in the planter areas .

NATURE OF PROJECT/APPROVAL SOUGHT: Approval of business
identification signage
LOCATION: 73-660 El Paseo
ZONE: C-1 S.P.
Jeff Winklepleck presented plans for new business
identification signage which included a total of five
different signs ( four facing El Paseo and one facing the
parking lot. Mr. Winklepleck noted that their were two
different uses in the building, both under the name
"Hyacinthe" ; however, the signage did not indicate the
two different businesses or where each was actually
located.
Commissioner Urrutia felt the sign on the parking lot
side was acceptable, but felt that the four signs on the
front of the building were too much.
One of the applicants, Mr. Ed Baron, indicated that there
were two separate stores with two separate leases and
discussed the reasons for the number of signs requested.
Commissioner O'Donnell discussed his concerns with the
"H" located in the tower element. Commissioner Gregory
felt that there were too many different styles noting the
letter "H" in one location, the logo in another location
and signs in various other locations on the building. He
felt that the signs needed to be simplified in some way.
Commissioner Urrutia felt that if the commission were
looking two different stores in this building, the third
sign in the middle arch would be unnecessary, and
suggested placinq the proposed sign over the arch on the
glass . The applicant did not want to place signage on
the windows because it would block the displays .
Commission approved the signage subject to deletion of
the "H" on the tower.

of revised elevations and landscaping plan

Steve Smith presented revised landscape plan. After
extensive conversation, commission continued the
landscaping subject to comments noted on the plan.

NATURE OF PROJECT/APPROVAL SOUGHT: Approval of single
family home over 15 ' in height
LOCATION: 73-428 Sunny Trail
Commission approved the plans subject to a maximum height
of 18 feet.
Note: Commissioner O'Donnell left meeting at 1 :00 p.m.

NATURE OF PROJECT/APPROVAL SOUGHT: Approval of revised
remodel plans
LOCATION: Northeast corner of Highway 111 and Cabrillo
ZONE• C-1 S.P.
Commissioner Urrutia felt that the revised plans were
improved, however felt that the two structures that will
remain should be stuccoed to make them look more like

part of the building. Commissioner Holden noted that
details on the south elevations were needed.
Commissioner Urrutia asked about actual colors to be
used.
Action:
It was moved by Commissioner Connor, seconded by
Commissioner Van Vliet, to grant preliminary approval to
the revised plans subject to the following conditions :
1) Provide actual color sample board;
2 ) Provide details on stucco and expansion joints;
3) Increase wall height and extend it southerly on the
north and west side.
Motion carried 5-0 .
2 . CASE NO. : 3077 SA
APPLICANT (AND ADDRESS) : TANPOPO JAPANESE COUNTRY INN,

NATURE OF PROJECT/APPROVAL SOUGHT: Approval of revised
business identification signage

Action:
It was moved by Commissioner Holden, seconded by
Commissioner Van Vliet, to continue the request as the
applicant was not present with revised plans . Motion
carried 5-0 .

Jeff Winklepleck presented the proposed plans showing 7 '
high letters noted that this letter size did not comply
with the city' s ordinance.
Action:
It was moved by Commissioner Holden, seconded by
Commissioner Connor, to deny the signage request as it
did not comply with the city' s ordinance, menu item
limits, and the approved sign program for the center.
Motion carried 5-0 .
V. The following item was added to the agenda by a unanimous
vote:
1 . CASE NO. : 4125 SA
APPLICANT (AND ADDRESS) : SHIRLEY ARON for NATE ' S DELI ,

NATURE OF PROJECT/APPROVAL SOUGHT: Approval of business
identification signage
LOCATION: 72-281 Highway 111
ZONE: P.C. ( 3)
Steve Smith presented the drawings for the proposed
signage noting that the deli was going to occupy the
current Mancuso' s Restaurant. He noted the number of
menu items requested for the signage facing Highway 111 .
Mr. Smith added that the requested signage on the parking
lot side of the restaurant was flat face white background
with blue letters .
Action:
It was moved by Commissioner Urrutia, seconded by
Commissioner Connor, to approve the business
identification signage subject to the following
conditions :
1) Signage on Highway 111 side limited to two menu
items per the city ordinance (Deli/Restaurant) ;
2 ) Background color on signs to match wall color.
Motion carried 5-0 .
