CASE NO.: MISC 04-29 APPLICANT (AND ADDRESS�: DENNY'S RESTAURANT, 72-950 Highway 111, Palm Desert, CA 92260 NATURE OF PROJECT/APPROVAL SOUGHT: Approval of exterior paint colors. LOCATION: 72-950 Highway 111 ZONE: C-1 The request was withdrawn at the request of the applicant prior to the meeting. No action was taken. 2. CASE NO.: CUP 04-10 APPLICANT (AND ADDRESS� COMPASS TECHNOLOGY SERVICES, LLC, 27 Orchard, Suite 200, Lake Forest, CA 92630 NATURE OF PROJECT/APPROVAL SOUGHT: Approval of rooftop wireless telecommunications facility. Verizon Wireless LOCATION: 74-675 Highway 111, Holiday Inn ZONE: PC The applicant was not present. Mr. Urbina stated that the parapet wall extension is not really transparent, that's just the brand name referring that it's transparent to the signals. The material will be solid and painted to match the building. Mr. Drell stated that it actually makes the building more interesting. Mr. Urbina stated that there will be twelve antennae behind the parapet wall. Commissioner Van Vliet asked if the extension is 4' high. Mr. Urbina commented that it is an additional 4'. Mr. Urbina stated that it'll be painted to match the stucco. Commissioner Van Vliet asked Commissioner Vuksic if he had any concerns about putting two dissimilar materials in the same plane. Mr. Drell stated that they can't use stucco because it has to be able to allow the radio waves to transmit through the material. Commissioner Van Vliet suggested off-setting the structure. Commissioner Vuksic asked about the thickness of the screen because you can see the edge of the screen. He suggested turning the edge and miter it and add a piece of the same material at the end to create a thickness. It should be at least 18" thick. Commissioner Gregory asked the commission if they felt it could be approved if the applicant was asked to wrap the ends. Mr. Drell stated that it might be difficult to miter the ends, but they could do it. Commissioner Vuksic concurred with Commissioner Van Vliet regarding the structure being in the same plane as the existing parapet. I don't think it'll actually come off as nicely as it does in the computer drawing. Mr. Drell commented that it would look better with a step. The wall is too flat. Commissioner Van Vliet asked about the height of the equipment structure, which will be at ground level. Mr. Urbina stated that it'll be approximately 6' in height. Commissioner Van Vliet asked if there was a trellis on top of the 6' high wall. Action: Commissioner Vuksic moved, seconded by Commissioner Lopez for approval, subject to (1) screen offset from existing plaster wall by 12", (2) edge of screen 18" thick, and (3) color and texture to match plaster. Motion carried 6-0-0-1 with Commissioner Hanson absent. 3. CASE NO.: PP 04-14 APPLICANT (AND ADDRESS): WILLIAM SHARON, SMITH CONSULTING ARCHITECTS, 12220 EI Camino Real, Suite 200, San Diego, CA 92130 NATURE OF PROJECT/APPROVAL SOUGHT: Preliminary approval of a 19,565 square foot showroom/warehouse and associated vehicle storage yard. D'Mundo Tile LOCATION: NE corner of Cook Street and Gerald Ford ZONE: PCD Mr. Drell stated that the tower element almost looks like it's in front of the building and it looks awkward. Commissioner Vuksic stated that it should extend beyond the back to thicken it. Commissioner Gregory stated that the south elevation looks odd. Commissioner Vuksic suggested recessing the windows to add depth. Action: Commissioner Vuksic moved, seconded by Commissioner Oppenheim for approval, subject to (1) tile roof extended beyond the stone elements to the sides the same distance in the rear as it is in the front, and (2) recess windows a minimum of 6" from the face of the walls. Motion carried 6-0-0-1 with Commissioner Hanson absent. 2. LOCATION: 74-780 42"d Avenue ZONE: SI The applicant was not present. Mr. Bagato stated that the roof plans that were previously requested were included in the commissioner's packets. The applicant was supposed to show up with the materials board, but he didn't make it. Commissioner Vuksic stated that he thought that the commission had asked for some other things on the street elevation. Commissioner Oppenheim commented that they had asked for some variation. Commissioner Vuksic commented that the location of the nine windows needs some attention as well as the element with the curved roof on it. They added more of the sail elements. Mr. Smith read the minutes of the previous meeting as follows. "Commissioner Vuksic commented that the street elevation has a composition that will work, but it needs another pass. The wall needs to be thicker if they're going to have openings (nine windows). It needs to be more substantial." Mr. Drell asked about the elements over the windows and wondered if they were awnings because they don't show up on the plans. The elevations need a little more development. It has some interesting things going on, potentially, but it doesn't look like it's finished. Commissioner Van Vliet commented that there are a lot of A/C units on the roof, which should be screened by the parapet walls. The elevations have potential, but should be studied a little more. Action: Commissioner Van Vliet moved, seconded by Commissioner Lopez to continue the request to allow the applicant to be present and return with (1) color/materials board, (2) show location of roof access, (3) screen A/C equipment on roof, and (4) re-study front elevation (current plan has potential).
