The meeting was called to order at 12:25 p.m.

III. APPROVAL OF MINUTES: June 12, 2007
Action:
It was moved by Commissioner Van Vliet, seconded by Commissioner
Lambell, to approve the June 12, 2007 meeting minutes with changes.
Motion carried 5-0-0-2, with Commissioners Gregory and Lopez
absent.

NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of sign
program and primary business signage; Sierra Landscape.
LOCATION: 73-771 Dinah Shore Drive

Action:
It was moved by Commissioner Lambell, seconded by Commissioner
Vuksic, to grant approval by minute motion. Motion carried 5-0-0-2, with
Commissioners Gregory and Lopez absent.
2. CASE NO: MISC 07-16
APPLICANT (AND ADDRESS): JEFF WISE, 43-150 Buttonwood,
Palm Desert, CA 92260
NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of
a wall exception 13 feet from curb.
LOCATION: 43-150 Buttonwood
ZONE: R1 9,000
Mr. Stendell stated that this exception had been requested due to
existing pool equipment. The applicant is doing an addition to the
front of the house and wanted to finish with a new wall. The string
line shown in the photo was 13 feet from the curb, where the wall
would go. Staff was comfortable approving with a five foot high wall
12 feet from curb, with the condition that a landscaping plan be
submitted for the outside of the wall.
Commissioner Van Vliet asked for the setbacks on the house. Mr.
Stendell stated that the street side setback from property line in that
zone was 10-feet, so presumably if there was a 10-foot parkway
with a 10-foot setback that would be 20 feet to the curb at the wall.

Commissioner Van Vliet asked the applicant if he could get the wall
down from six feet to five feet. Mr. Wise answered that he probably
could but was concerned with the grade. Mr. Stendell stated that
they could measure from the inside of the wall. He also stated that
a five-foot wall was minimal for a pool, and typically for corner lots
in heavily traveled areas there are good reasons for five-foot at 12
feet; which has been the best solution. So five feet at 13 feet with
an acceptable landscape plan would be a good solution.
Action:
It was moved by Commissioner Hanson, seconded by Commissioner
Vuksic, granted approval subject to: 1) 5-foot wall 13 feet from curb; and, 2)
landscape review by Landscape Specialist. Motion carried 5-0-0-2, with
Commissioners Gregory and Lopez absent.
3. CASE NO: PP 05-29
APPLICANT (AND ADDRESS): PREST-VUKSIC ARCHITECTS,
44-530 San Pablo Avenue, Suite 200, Palm Desert, CA 92260
NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of
a new 15,000 square foot showroom/warehouse.
LOCATION: 73-665 Dinah Shore Drive
ZONE: SI
Action:
It was moved by Commissioner Lambell, seconded by Commissioner Van
Vliet, to grant by minute motion the removal of Case No. PP 05-29 to allow
applicant additional time with submitting landscape plans. Motion carried
4-0-1-2, with Commissioner Vuksic abstaining and Commissioners Gregory
and Lopez absent.

4. CASE NO: MISC 07-18
APPLICANT (AND ADDRESS): BRENT & ASHLEY HACKSHAW,
77-363 Box Ridge Place, Indian Wells, CA 92210
NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of
entry tower with a maximum height of 17 feet.
LOCATION: 72-955 Grapevine Street
ZONE: R-1 20,000
Action:
It was moved by Commissioner Lambell, seconded by Commissioner
Vuksic, to grant approval by minute motion. Motion carried 5-0-0-2, with
Commissioners Gregory and Lopez absent.
5. CASE NO: MISC 07-19
APPLICANT (AND ADDRESS): 1ST ATRIUM, INC., CAROL
BLOCK, 74-090 Setting Sun Trail, Palm Desert, CA 92260
NATURE OF PROJECT/APPROVAL SOUGHT: Final approval of
an attached room addition 16' high.
LOCATION: 74-090 Setting Sun Trail
ZONE: R-1 10,000
Mr. Stendell discussed the pitch of the roof and explained to the
contractor that after review, the Commission felt that it might feel
better from the backyard if the roof structure could fall the short
way.
Mr. Arne Perthus, General Contractor, indicated that it was pitched
in that direction because of overlapping with the existing house.
Commissioner Vuksic stated that to run the roof the other way
would be the natural solution and would be a lot less imposing on
the applicant's own yard.
Mr. Stendell asked the contractor why he was attaching the addition
to the existing house and explained that it didn't have to be
attached. Mr. Perthus stated that he thought it had to be attached
and indicated that if it didn't need to be attached, then the roof

would be less than 16 feet. He asked what the maximum square
footage would be for the area on a detached addition. Mr. Stendell
stated that code does not distinguish between attached and
detached, there is only a 35% lot coverage over the entire lot.
Action:
It was moved by Commissioner Hanson, seconded by Commissioner
Vuksic, to withdraw submission per applicant's request allowing applicant to
redesign the roof structure under 15 feet. Motion carried 5-0-0-2, with
Commissioners Gregory and Lopez absent.

VI. ADJOURNMENT
It was moved by Commissioner Lambell, seconded by Commissioner Van Vliet,
to adjourn the meeting. Motion carried 5-0-0-2, with Commissioners Gregory and
Lopez absent. The meeting was adjourned at 12:35 p.m.
