of Guadalupe Avenue

I. BACKGROUND
Planning Commission approved case No. P.P. 07-07, known as the Delio
Office Building, located at 44-450 Monterey Avenue at the meeting of
December 4, 2007, as Resolution No. 2459. The project consists of the
construction of a professional office building and parking lot on the east
side of Monterey Avenue at Guadalupe Avenue. The project requires a
portion of Guadalupe Avenue to be vacated, as depicted in the attached
exhibit "B", and four existing lots and the lot created by the subject street
vacation to be merged into one parcel by the Parcel Map Waiver process.
As approved under the aforementioned Resolution for the precise plan
approval, the developer will relocate the cul-de-sac at the west end of
Guadalupe to the east, similar to that done on Catalina Way behind the
office buildings constructed by Michael Homme, which are located
immediately north of the proposed office building.
Staff has determined that the subject right-of-way, described as a portion
of Guadalupe Avenue, is unnecessary for present or prospective public
purposes. The vacation is requested to accommodate the design of the
approved precise plan.
Government Code Section 65402 requires, in part, that the Planning
Commission report to City Council that the subject vacation is consistent
with the adopted General Plan.

II. RECOMMENDATION
By minute motion, find that the proposed street vacation of a portion of
Guadalupe Avenue is consistent with the General Plan.

Dear Page,
We are currently working on a design project known as the Delio Professional Building.
It is located on the east side of Monterey Avenue, immediately north of the Hacienda de
Monterey Senior Housing Center. The project is approximately 17,500 square feet and
is 2 stories tall.
On behalf of Mr. Paul Delio, we formally request that the City vacate the Guadalupe
Street right-of-way within the project boundary as shown in the attached exhibits.
