Kemp stated he did believe the plans conformed to other buildings in the area. City Manager Asmus recommended Mr. Kemp contact the Planning Department in Indio and furnish more detailed informa- tion. County Planner Jerry Dupree recommended continuation until January 21 , 1974� . Following a discussion, Commissioner Aston moved, seconded by Commissioner Benson and unanimously carried that all commercial building applications that do not contain elevations and designs of the building be continued until January 21, 1974 . 26 . R-3-1424 - Robert Ridgely Planner Jerry Dupree recommended this request be continued until applicant can be present and describe further details. Commissioner Aston moved , Commissioner Benson seconded and unanimously carried that this request be continued until February 11, 1974 . 27 . R-2-1647 - John Salinero Moved by Commissioner Aston, seconded by Commissioner McPherson and unanimously carried that request for a 50 square foot sign be approved, 9rrr subject to previous letter granted by the County and on condition that the two signs presently on the property be removed. 34 . C.P.S. 1555 - Hibou Corporation Moved by Commissioner Aston, seconded by Commissioner Benson that request be approved subject to conditions set forth by the County Planning Department, and the deletion of the living quarters on the second floor. After discussion, Commissioner Benson moved, seconded by Commissioner Brush and unanimously carried that the motion be reconsidered. Moved by Commissioner Benson, seconded by Commissioner Aston that this application be continued until February 11 , 1974 to permit the developer to resubmit plans deleting the second, floor. Motion unanimously carried. 35. P.P. 1024 - Carriage Trail Developers Mr. Joe Drey, 1151 Dove, Newport Beach, stated maw plans call for 119 units , 6 to the acre on the net, price range from $42, 500 to $52 , 500. Moved by Commissioner Brush, seconded by Com- missioner Benson and unanimously carried to approve this project as presented subject to all the conditions imposed by the County Planninq Department, plus a 15 ' restriction in the maximum height of the liahts for the tennis court above the level of the court. 4 12/10/73 i f 36 . P.P. 1025 - Silver Spur Development Planner Jerry Dupree advised that substantial construction has begun on four units and recommended approval for this tract of 102 units . Moved by Commissioner Brush, seconded by Commissioner Aston and unanimously carried that this r.. request be approved. 37 . P.P. 1026 - La Cahuilla Builders Moved by Commissioner Brush, seconded by Commissioner Aston and unanimously carried that this request be approved. 38 . P.P. 1027 - Howland & Rice Moved by Commissioner McPherson, seconded by Commissioner Aston that this request be approved. Commissioner Benson stated she thought the density of 10 to the acre net was too high. Motion carried by the following roll call vote: AYES: Commissioners Aston, Brush, McPherson and Clark NOES: Commissioner Benson 39 . P.P. 1028 - Marrakesh Dev. Moved by Commissioner McPherson., seconded by Commissioner Brush and unanimously carried that this request be approved. 40. P.P. 1029 - Durco Construction Co.. Commissioner McPherson moved, Commissioner Brush seconded and motion carried unanimously that this request be approved. 41. P.P. 1030 - Stotter & Kaplow (K. Mart Dev. ) This project is a proposed commercial development for a discount store, super market and surrounding satellite stores . Planner Jerry Dupree recommended approval subject to County Planning Department letter of July 31, 1973. Mr. Ed Peck urged this development not be delayed and stated his Concerned Citizens group had made a thorough study. CnairmarC-lark remarked this development was too large to approve without further study. Mr . Robert Riccardi brought up the environmental impact aspect entailed. Commissioner Benson moved , seconded by Commissioner Clark that this request be continued bow for further study until February 25, 1974 . Motion carried by the following roll call vote: AYES : Commissioners Aston, Brush, McPherson and Clark NOES: Commissioner Benson 23. P.P. 1023 - Physicians Capital Moved by Commissioner Aston, seconded by Commissioner McPherson that this request be continued until January 21, 1974 . Motion carried unanimously. 19. Motion carried unanimously. VII . TENTATIVE TRACT APPROVALS 1. Tract 45055 (Coble Plaza East) Moved by Commissioner Brush, seconded by Commissioner McPherson that this request be approved subject to conditional approval of Riverside Planning Commission. Motion unanimously carried. VIII . ORAL COMMUNICATIONS Mrs. Marie Lawrence, Royal Palms Drive, entered a complaint as - to two eye-sore houses which had been brought from other cities and placed on a lot on Royal Palms Drive. City Manager Asmus was of the opinion that the money used for the foundation, plus bringing them in makes them beyond the point where Ordinance No. 12 could apply. IX.
