A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PALM DESERT, CALIFORNIA, SETTING FORTH ITS FINDINGS AND
RECOMMENDING TO THE CITY COUNCIL, APPROVAL OF A
TENTATIVE MAP TO ALLOW FOR DEVELOPMENT OF A 12-LOT
SUBDIVISION ON 3.22 ACRES OF LAND, GENERALLY LOCATED
NORTHEAST OF THE INTERSECTION OF GRAPEVINE AND THE
SOUTHERLY EXTENSION OF BURRO WEED LANE.
CASE NO. TRACT 6259
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did receive a verified application from C. G. Dunham
requesting approval of a tentative map for a 12-lot subdivision
on 3.22 acres of land, located in the R-2-8000 zone and situated
north and east of the intersection of Grapevine and the southerly
extension of Burro Weed Lane, more particularly described as:
A portion of the NA; of the NE4 of Section
29, T.S.S., R.6.E, S.B.B.& M.
WHEREAS, said application had complied with the requirements
of the "City 6f Palm Desert Environmental Quality Procedure
Resolution Number 74-14", in that an Environmental Assessment
form was submitted and a Negative Declaration was made by the
Director of Environmental Services on 10/20/74, and the appeal
period has expired, and;
WHEREAS, the Planning Commission did take into consideration
the Tentative Map as submitted, and the reports of the various
reviewing agencies and;
WHEREAS, the Planning Commission did find that the subject
Tentative Map does substantially comply with the City of Palm
Desert Code (County Ordinance Number 460), and the State of
California Subdivision Map Act, as amended;
WHEREAS, the Planning Commission did find that the subject
Tentative Map does comply with the adopted General Plan and the
proposed General Plan; and
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission
of the City of Palm Desert as follows: 1) that the above
recitations are true and correct and constitute the findings of
the Commission in this case; 2) that it does hereby recommend
approval to the City Council of the City of Palm Desert of the
Resolution No. 17
above described Tentative Map No. 6259, subject to fulfillment
of the following conditions (copy attached):
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Palm Desert Planning Commission held on the 4th of November,
1974, by the following vote, to wit:
AYES: MULLINS, SEIDLER, WILSON, HUBBARD
NOES: NONE
ABSENT: VAN DE MARK

CONDITIONS OF APPROVAL
Tract No. 6259
1. All improvements shall conform with County Subdivision Stand-
ards Schedule A unless modified by these conditions.
2. All street improvements shall be designed and constructed in
conformance with Riverside County Road Improvement Standards.
Street improvement width shall be as follows:
32 feet of asphalt concrete paving and concrete curb and
gutter.
a) Grapevine Street shall be improved with asphalt concrete
paving and concrete curb and gutter located 20 feet from
the centerline within a 30 foot half -width dedicated
right-of-way.
b) Burroweed Lane shall be improved with 32 feet of asphalt
concrete paving and concrete curb and gutter on both sides
with a 42 foot dedicated right-of-way with the street being
designed as follows:

3. If the subdivider does any lot grading he shall submit one re-
producible brownline and four prints of a comprehensive grad-
ing plan to the Riverside County Surveyor's Office. Prints of
the grading plan will subsequently be transmitted from the Sur-
veyor's Office to the Flood Control District and Department of
Building and Safety for review and approval and shall be in com-
pliance with the Uniform Building Code, Chapter 70, as amended
by Ordinance No. 457.
4. The subdivider shall submit for approval a soils report for
stability and geological study to the Riverside County Sur-
veyor's Office, prior to recordation of the final map, unless
waived by the Director of Building and Safety.
5. Street names for the proposed subdivision shall be subject to
approval by the City Engineer and the Director of Environmental
Services.
6. As a part of construction, all units shall be connected to the
sewer system in a manner acceptable to the Coachella Valley
County Water District.
7. A water and sewer system (and domestic sewage disposal for
individual lots) shall be installed in accordance with the
providions set forth in the Riverside County Health Depart-
ment letter dated September 5, 1974, a copy of which is en-
closed.
8. Prior to recordation of the final subdivision map, the appli-
cant shall submit to the Director of Environmental Services
the following documents which shall demonstrate to the satis-
faction of the Director of Environmental Services, that the
total project will be developed and maintained in accordance
with the intent and purposes of the approval:
a) The document to convey title.
b) Covenants and restrictions to be recorded.
The approved documents shall be recorded prior to occupancy of
any dwelling unit.

9. Provide easements for drainage facilities, utilities, etc.,
and dedicate on the final map if within tract boundary.
10. In regard to flood control protection, the following require-
ments as outlined in the Riverside County Road Department
letter dated October 15, 1974 and the Coachella Valley County
Water District letter of September 16, 1974 shall apply.
11. The subdivider shall provide Schedule "A" fire protection.
The California Division of Forestry shall review and approve
the water plan map relative to location, setting, spacing
and installation of fire hydrants prior to recordation of the
final subdivision map. (See attached letter.)
12. An application shall be processed through L.A.F.C. for a new
County Service Area or for annexation to an existing service
area if street lighting is required.
13. All requirements of any applicable law, ordinance or regula-
tion of the State of California, City of Palm Desert, and any
other applicable governmental entity shall be complied with
as a part of construction.
14. The developer shall install standard stop signs and street
name signs on Burroweed Lane, at Grapevine Street in a manner
acceptable to County Road Department. No -parking signs shall
also be provided along the west side of Burroweed Lane.

Attention: Paul Williams. Re: Tentative Tract No. 6259.
Dear Paul:
The right-of-way shown for Burroweed Lane is less than the minimum
allowed by County_ Standards. However, in view of the restricted depth of the
property and the limited value that would be obtained from requiring the 50 foot
County minimum, I would recommend that the 42 feet, as shown, be allowed.
Also, the total width of 63 feet shown on Grapevine Street is more
than would be required, but in order to make the property line, line up with
that west of Burroweed, I recommend that it be done as shown .on the map.
I recommend that a cross -gutter be required on Grapevine Street
at Burroweed Lane in order to minimize quantities of drainage flowing down
Burroweed lane.

Conditions
1. Area shall be annexed to Improvement District(s) of the
Coachella Valley County Water District for domestic water service.
XX 2. Area shall be annexed to Improvement District(s) No.(s) 54 & 80 of th-.
Coachella Valley County Water District for sanitation service.
3. Area shall be annexed to the Coachella Valley Stormwater Unit of the
Coachella Valley County Water District.
4. Plans for storrwater protective works shall be submitted to the
Coachella Valley County Water District for review.
XX 5. The interior drainage shall conform to the provisions of the
"Comprehensive Plan for Surface Water Drainage for Palm Desert" approved
by the Board of Supervisors in 1a68.
6. The District will need additional facilities to provide for the orderly
expansion of its domestic water system. These facilities may include
wells, reservoirs and booster pumping stations. The developer will be
required to provide land on which soma of these facilities will be
located. These sites shall be shown on the tract map as lots to be
deeded to the District for such purpose.

The following fire protection shall apply:
1. Install or show that there exists #701 fire hydrants, Riverside
County Ordinance 461.
2. Provide 1,000GPM fire flow at 20 psi residual for a 2 hour duration in
addition to domestic needs.
3. Fire hydrants shall be located at each street intersection but in no
case greater than 500 feet apart, by way of streets or other vehicle
travelways.
4. The water system plans shall be signed by a registered Civil Engineer
and the water company with the following certification:, "I certify that
the design of the water system in Tract No. 6259 in accordance with
the requirements prescribed by the Riverside County Department of
fire protection.
5. Prior to the issuance of a Building Permit, the Developer shall furnish
the original and four copies of the Water System Plan to the Riverside County
Department of Fire Protection for review. Upon approval, the original will
be returned to the developer.
