A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PALM DESERT, CALIFORNIA, ANNOUNCING FINDINGS AND APPROV-
ING A PLOT PLAN TO ALLOW THE DEVELOPMENT OF AN OUTDOOR
GARDEN SHOP ON PROPERTY GENERALLY LOCATED AT 74-200 PALM
DESERT DRIVE (NORTH FRONTAGE ROAD)
CASE NO. 3C
WHEREAS, the Planning Commission of the City of Palm Desert
did receive a verified application from JOE CABANYOG requesting
approval of a Plot Plan on property located in the C-P-S Zone,
and situated at 74-200 Palm Desert Drive, to allow for the develop-
ment of an outdoor garden shop; the property being more particular-
ly described as:
Assessor parcel #625-08-005
WHEREAS, said application was duly reviewed and approved by
the Architectural Review Board on November 19, 1974; and,
WHEREAS, said application has complied with the requirements
of the "City of Palm Desert Environmental Quality Procedure Reso-
lution Number 74-14", in that the Director of Environmental Ser-
vices has determined that the project would not have a significant
impact on the environment and that only a ministerial action is
involved, and;
WHEREAS, on December 2, 1974, the Planning Commission did
consider this request for Plot Plan Approval; and;
WHEREAS, at that time, upon receiving and considering the
testimony and arguments, if any, of all persons who desired to be
heard, said Commission did find the following fact and reasons to
exist to approve the Plot Plan:
1. Conformance of the proposed development to all require-
ments of Zoning Ordinance and Cove Communities General Plan.
2. The proposed development does ensure the protection of
public health, safety and general welfare.
3. No adverse environmental affects being created.
4. Compatibility with the proposed General Plan for the
City.
5. Compatibility of the proposed development to existing
and proposed development in the area.
RESOLUTION NO. 22
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission
of the City of Palm Desert as follows:
1. That the above recitations are true and correct and con-
stitute the findings of the Commission in this case.
2. That it does hereby approve Plot Plan No. 3C , subject
to the attached conditions.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Planning Commission of the City of Palm Desert, held on December
2, 1974, by the following vote, to wit:

NOES: NONE
ABSENT: HUBBARD

CONDITIONS OF APPROVAL
CASE NO. 3C
1. The development of this project shall conform substantially
to all development plans submitted in behalf of this case and
revised according to Architectural Review Board action (Ex-
hibit A).
2. All requirements of any law, ordinance, or regulation of the
State, City, or applicable government entity shall be com-
plied with as part of the development process.
3. Planter area between stalls 1 and 2 be placed along Alessandro
frontage instead.
4. Cash deposit of amount to equal to the cost of installing
curb, gutter, and tie-in pavement along frontage of Alessandro
(to County Standards) shall be deposited with the City. The
proposed sidewalk along the north frontage road and any neces-
sary curb and gutter and tie-in paving shall be installed to
County Standards.
5. Light sources shall be concealed from public right-of-ways.
6. Storage of materials shall be limited to the height of the
fence.
