A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF PALM DESERT, CALIFORNIA, ANNOUNCING FINDINGS AND
APPROVING A PLOT PLAN TO ALLOW THE DEVELOPMENT OF A
SINGLE-FAMILY RESIDENCE ON PROPERTY GENERALLY LO-
CATED ON NORTH SIDE OF ALESSANDRO, WEST OF SAN PAS-
CUAL.
CASE NO. 30SF
WHEREAS, the Planning Commission of the City of Palm Desert
did receive a verified application from CAROLE BROWNLEE requesting
approval of a Plot Plan on property located in the R-3 Zone, and
situated on the north side of Alessandro, west of San Pascual to
allow for the development of a single-family residence; the prop-
erty being more particularly described as:
a portion of Lot 4, in Block 4 of
Palma Village Unit No. 3
WHEREAS, said application is exempt under the procedures es-
tablished to implement the Environmental Quality Act of 1970 as
a Class 2 categorical exemption (Replacement or Reconstruction of
an Existing Structure) and;
WHEREAS, on September 3, 1974, the Planning Commission did
consider this request for Plot Plan Approval; and
WHEREAS, at that time, upon receiving and considering the
testimony and arguments, if any, of all persons who desired to
be

exist

said Commission did find the following facts and reasons
to approve the Plot Plan:
Conformance of the proposed project to all requirements
of the Zoning Ordinance and the proposed "Interim Palm
Desert Core Area Plan".
2. The proposed development does insure the protection of
the public health, safety, and general welfare.
3. The proposed development, although partially destroyed
by fire, has substantial amounts of useable construction
remaining which would render unplanned additional
construction infeasible if required in large amounts.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
City
of Palm Desert as follows:
1. That the above recitations are true and correct and con-
stitute the findings of the commission in this case.
2. That it does hereby approve Plot Plan No. 30SF, subject
to the following conditions:
1) The construction of this project shall conform sub-
stantially to the P.P. No. 30SF, labeled Exhibit A
and the requirements.

2) Applicant shall provide to the City a legal agree-
ment to install curb and gutter built to County of
Riverside Road Department Standards along the lot
frontage along Alessandro Drive at a date deemed
appropriate by the City in a manner acceptable to
the City Attorney.
3) Prior to issuance of a building permit, the living
space of the residential unit shall be enlarged in
the kitchen -living room area by a minimum of 190
sq. ft. Revised plans shall be subject to approval
of the Director of Environmental Services.
4) Complete and detailed landscaping, irrigation, and
trash storage plans shall be submitted and approved
by the Director of Environmental Services. Said
improvments shall be made a part of construction
and no certificate of occupancy shall be issued until
their completion.
5) Finished two -car carports with an interior enclosed
storage area shall be installed as a part of con-
struction. No certificate of occupancy shall be
issued until said construction has been completed.
Said carports shall not be less than minimum size
requirements, but said carport shall not be located
nearer than 10 feet to any other structure.
6) The method of sewage disposal shall be resolved to
the satisfaction of the Director of Environmental
Services.
7) Electric service to the residence shall be by under-
ground feed.

All requirements of any applicable law, ordinance,
or regulation of the State of California, the City
of Palm Desert, and any other applicable governmental
entity shall be complied with as a part of construc-
tion.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Planning Commission of the City of Palm Desert, held on September
16, 1974, by the following vote, to wit:
AYES: HUBBARD, MULLINS, SEIDLER, VAN DE MARK, WILSON
