A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PALM DESERT, CALIFORNIA, ANNOUNCING FINDINGS AND APPROVING
A PLOT PLAN TO ALLOW THE DEVELOPMENT OF COMMERCIAL COMPLEX
ON PROPERTY GENERALLY LOCATED ON THE NORTH FRONTAGE ROAD
NEAR THE INTERSECTION OF HWY. 111 & PANORAMA DRIVE. Case No. 11C
WHEREAS, the Planning Commission of the City of Palm Desert
did receive a verified application from Affiliated Construction
Company requesting approval of a Plot Plan on property located
in the CPS Zone, and situated along the North Frontage Road near
the intersection of Highway 111 and Panorama Drive to allow for the
development of a commercial complex; the property being more
particularly described as:

#625-094-007
WHEREAS, said application has complied with the requirements
of the "City of Palm Desert Environmental Quality Procedure
Resolution Number 74-14", or the Director of Environmental Services
had determined that the project would not have a significent impact
on the environment and is ministerially exempt from the E.I.R.
requirement; and
WHEREAS, on May 29, 1975, the Planning Commission did consider
this request for Plot Plan Approval; and
Wi-EREAS, at that time, upon receiving and considering the
testimony and arguments, if any, of all persons who desired to be
heard, said commission did find the following facts and reasons
to exist to approve the Plot Plan:
1. The proposed project conforms to ordinances and the
General Plan of the City.
2. The proposed project is compatible with surrounding
development.
3. The proposed project does ensure the safety and general
welfare of the public.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Palm Desert as follows:

1. That the above recitations are true and correct and
constitute the findings of the Commission in this case.
2. That it does hereby approve Plot Plan No. 11C, subject
to the attached conditions.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
Planning Commission of the City of Palm Desert, held on June 2, 1975
by the following vote, to wit:

CONDITIONS OF APPROVAL
CASE # 11C
1. The development of this project shall conform substantially to all development
plans submitted in behalf of this case (Exhibit(s)Ri 8) and as revised according
to Planning Commission action. Any minor changes require approval by the
Director of Environmental Services. Any substantial change requires approval
by the Planning Commission.
2. All requirements of any law, ordinance, or regulation of the State, City and
other applicable government entity shall be complied with as part of the
development process.
3. This approval is applicable, subject to the development of this project com-
mencing within one year from approval date and being promptly completed.
4. Any roof mounted, exhaust or air conditioning equipment shall be fully con-
cealed from view from any public right of ways and adjoining properties by
means of architecturally integrated means as approved by the Director of
Environmental Services.
5. All utility lines shall be placed underground, unless approved otherwise by the
Director of Environmental Services.
6. Curb, gutter, sidewalk or approved pathways, curb cuts, and tie-in paving along
Alessandro shall be provided in conformance with Riverside County standards.
7. Landscaping Plan (with irrigation system) and material board shall be provided to the
DRB for final review and approval. Landscaping shall be installed prior to
completion of structure and final inspection.
8. A noncombustible trash storage area shall be provided for as shown, as approved
by the Director of Environmental Services.

Lighting of parking areas and premises shall be provided for as approved by
the Director of Environmental Services.
10. Signage concept is approved as shown. A signage plan showing details and colors
shall be submitted to the DRB for final approval.
11. Traffic control provisions shall be provided as required by the Director of
Environmental Services.
12. Elevations are approved as shown and to be modified according to annotated
changes.
13. Walkways/pathways shall be provided as shown.
14. Sewer hookup to be made if mains exist within 200' of property.
15. Two way drive (20' wide) shall be provided along west property line.
16. A 3' deep planting strip shall be provided between drive & structure along
the west side of the building.
17. Front setbacks of units A, B, E, & F shall be 6' from front property line.
Front setbacks of units C and D shall be 9' from front property line.
18. Walks and landscaping shall be provided within front setback area as per
landscape plan (to be submitted).
19. Eave overhangs shall be of sufficient length to adequately protect window areas.
20. Wing wall on southwest corner of structure shall be deleted. Window treatment
shall wrap around southwest corner of structure a minimum of 6'.
21. Rear parking area may extend to rear property line.
