A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PALM DESERT, CALIFORNIA, ANNOUNCING FINDINGS AND APPROV-
ING A CONDITIONAL USE PERMIT TO ALLOW A TEMPORARY NEW
HOMES SALES OFFICE ON PROPERTY GENERALLY LOCATED ON THE
SOUTH SIDE OF HAYSTACK ROAD BETWEEN HIGHWAY 74 & ALAMO.
CASE NO. 06-75.
WHEREAS, pursuant to the provisions of Section 18.26 of the
Palm Desert Zoning Code, the Planning Commission did on October 6,
1975, hold a duly noticed public hearing to consider the applica-
tion of Euclid -Ball Company for a Conditional Use Permit to
allow temporary new homes sales office on property located in the
R-1-10,000 zone and situated at 72-765 Haystack Road, and more
particularly described as:
Lot 6 of Tract 4980
WHEREAS, said application has complied with the requirements
of the "City of Palm Desert Environmental Quality Procedure
Resolution Number 74-14", in that the Director of Environmental
Services has determined that the project would not have a signifi-
cant impact on the environment and the appeal period did expire.
WHEREAS, at said public hearing, upon hearing and considering
all testimony and argument, the Planning Commission did find the
following facts and reasons to exist to justify approving said
Conditional Use Permit:
1. Conformance of the proposed project with the provisions
of the adopted zoning ordinance.
2. The project is compatible with existing development in
the area and will be within a garage; therefore, will
not require additional structures.
3. The project is a normal use in these cases and will be
temporary.
4. The project does insure the protection of the public
health, safety, and general welfare.

NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Palm Desert as follows:
1. That the above recitations are true and correct and con-
stitute the findings of the commission in this case.
2. Subject to confirmation by the City Council, the
Conditional Use Permit is approved.
PASSED, APPROVED and ADOPTED at an adjourned meeting of the
City of Palm Desert Commission held on October 6, 1975, by the
following vote, to wit:

CONDITIONS OF APPROVAL
1. All requirements of any applicable, law, ordinance, or regulation
of the State of California, City of Palm Desert, or any other
applicable governmental entity shall be complied with, as a
part of construction.
2. No signs or advertising of any type shall be erected or installed
until plans for the same are approved by the City of Palm Desert.
3. Any minor change to the conditions set forth may be approved by
the Director of Environmental Services. Any substantial change
will require the filing of an application for amendment, to be
considered by the Planning Commission.
4. This approval shall expire one (1) year from the date of final
approval or when the last unit is sold, whichever comes first.
5. Any violation of the conditions herein, shall terminate this
use permit.
6. All signs and advertising for earlier models of Portola Estates,
including ground signs at both ends of Haystack Road, shall be
removed and the model units be converted to standard dwelling
units.
7. All off -site improvements for the tract shall be installed and
completed before the office is open.
8. The office shall be returned to a garage before it is sold.
9. The applicant shall agree to all of the conditions herein, in
writing, within 30 days of the final approval.
