A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM DESERT,
CALIFORNIA, ANNOUNCING FINDINGS AND APPROVING A PLOT PLAN TO ALLOW
THE DEVELOPMENT OF A COMMERCIAL OFFICE BUILDING ON PROPERTY LOCATED
NORTH OF HIGHWAY 111 ON THE EAST SIDE OF LAS PALMAS. CASE NO. 21C.
WHEREAS, the Planning Commission of the City of Palm Desert did receive
a verified application from TONI O'MALLEY requesting approval of a Plot Plan
on property located in the R-3 Zone, and situated north of Highway 111 on the
east side of Las Palmas to allow for the development of a commercial office
building; the property being more particularly described as:
Lot 40, Palm Village Plaza Tract, Map Book 23, Page 22
WHEREAS, said application has complied with the requirements of the "City
of Palm Desert Environmental Quality Procedure Resolution Number 74-14", in that
DRB approval is a ministerial act and that the project is therefore exempt
from the requirements of the California Environmental Quality Act of 1970; and
WHEREAS, on November 11, 1975, the Planning Commission did consider
this request for Plot Plan Approval; and
WHEREAS, at that time, upon receiving and considering the testimony and
arguments, if any, of all persons who desired to be heard, said Commission did
find the following facts and reasons to exist to approve the Plot Plan:
1. The project is in conformance to the existing Palm Desert General
Plan and Zoning Ordinance.
2. The project is compatible to existing and proposed development in
the area.
3. The project would not be detrimental to the health, safety, or
general welfare of the local community.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City
of Palm Desert as follows:
1. That the above recitations are true and correct and constitute the
findings of the Commission in this case.
2. That it does hereby approve Plot Plan No. 21C, subject to the
attached conditions.

Commission of the City of Palm Desert, held on November 11, 1975 by the
following vote, to wit:

CONDITIONS OF APPROVAL

1. The development of this project shall conform substantially
to all development plans submitted in behalf of this case
(Exhibits A, B, & C) and as revised according to Planning
Commission action. Any minor changes require approval by the
Director of Environmental Services. Any substantial change
requires approval by the Planning Commission.
2. All requirements of any law, ordinance, or regulation of the
State, City and other applicable government entity shall be
complied with as part of the development process.
3. This approval is applicable, subject to the development of
this project commencing within one year from approval date
and being promptly completed.
4. Any roof mounted, exhaust or air conditioning equipment shall
be fully concealed from view from any public right of ways
and adjoining properties by means of architecturally integrated
means as shown.
5. All utility service lines shall be placed underground.
6. Curb, gutter, sidewalk, curb, cuts, and tie-in paving along
the full frontage of the property on Las Palmas shall be
provided in confoLulance with Riverside County Standards.
7. Landscaping (with irrigation system) shall be provided as
approved by the Design Review Board for
installation prior to final inspections.
8. A noncombustible trash storage area shall be provided for
as approved by the Director of Environmental Services
9. A full -width paved alley shall be installed along the full
frontage of the east and south property lines of the subject
parcel to tie-in with existing alley and shall be constructed
to Riverside County Standards.
10. Lighting of parking areas and premises shall be provided for
as approved by the Director of Environmental Services.
11. Signage shall be provided in accordance with
be submitted to the DRB for final approval.
12. Traffic control provisions shall be provided
by the Director of Environmental Services.

14. All overhead utility distribution lines adjacent to the
subject property shall be placed underground.
15. Complete and detailed material and color sample boards and
construction drawings shall be submitted to the DRB for
approval prior to submittal of plans for building plan check.
16. A four foot (4') masonry block wall shall be installed along
the north property line, except for the area of the front
yard setback, and which shall be submitted to the DRB as part
of the landscaping plan for approval.
