A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF PALM DESERT, CALIFORNIA, ANNOUNCING FINDINGS AND
GRANTING A CONDITIONAL USE PERMIT TO ALLOW A COMMER-
CIAL PARKING LOT ON PROPERTY GENERALLY LOCATED ON
THE NORTH SIDE OF LARREA STREET, BETWEEN SAN LUIS
REY AND PRICKLY PEAR LANE.
CASE NO. CUP-08-75.
WHEREAS, pursuant to the provisions of Section 18.26 of
the Palm Desert, Zoning Code, the Planning Commission did on
December 2, 1975, hold a duly noticed public hearing to con-
sider the application of Harold Bromley for a Conditional Use
Permit to allow a commercial parking lot on property located
in the R-3-4000 Zone and situated on the north side of Larrea
Street, between San Luis Rey and Prickly Pear Lane, and more
particularly described as:
the east 2 of Lot 8,
Block U, Palm Desert
Unit #1
WHEREAS, said application has complied with the require-
ments of the "City of Palm Desert Environmental Quality Pro-
cedure Resolution Number 74-14", in that the Director of Environ-
mental Services has determined on November 21, 1975 that the pro-
ject would not have a significant impact on the environment and
the appeal period did expire on November 29, 1975, and
WHEREAS, at said public hearing, upon hearing and consider-
ing all testimony and argument, the Planning Commission did find
the following facts and reasons to exist to justify the granting
of said Conditional Use Permit:
1. The proposed project does conform to the existing
and proposed zoning ordinance, the Palm Desert General
Plan, and to the Redevelopment Plan.
2. The proposed project is compatible to the existing
and proposed development in the area.
3. The proposed project does ensure the protection of
the public health, safety, and general welfare.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission
of the City of Palm Desert as follows:
1. That the above recitations are true and correct and
Resolution No. 103
constitute the findings of the Commission in this case.
2. Subject to confirmation by the City Council, the Con-
ditional Use Permit is granted to Harold Bromley for reasons
subject to the attached conditions.
PASSED, APPROVED AND ADOPTED at a regular meeting of the
City of Palm Desert Commission held on December 2, 1975, by the
following vote, to wit:

CONDITIONS OF APPROVAL
1. The development of this project shall conform substantially
to all development plans submitted behalf of this case
(Exhibit A ), and as revised according to Planning
Commission action. Any minor changes require approval by
the Director of Environmental Services. Any substantial
change requires approval by the Planning Commission.
2. All requirements of any law, ordinance, or regulation of the
State, City and other applicable government entity shall
be complied with as part of the development process.
3. This approval is applicable, subject to the development of
this project commencing within one year from approval date
and being promptly completed.
4. All overhead utility distribution lines along the rear of
the lot shall be placed underground.
5. Curb, gutter, sidewalk or approved pathways, curb cuts,
and tie-in paving along the full frontage of the property
on Larrea shall be provided in conformance
with Riverside County Standards and as approved by the
Design Review Board.
6. Lighting of parking areas if provided, shall be provided
for as approved by the Design Review Board.
7. Traffic control provisions shall be provided as required by
the Design Review Board.
8. Applicant agrees to join any assessment district formed
that includes the subject property within its boundaries.
9. Applicant shall agree in writing to all conditions contained
herein, within 30 days hereof or said approval shall be
null and void.
10. Landscaping shall be provided and plans submitted to the Design
Review Board for approval.
