A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PALM DESERT, CALIFORNIA, ANNOUNCING FINDINGS AND APPROVING
THE DESIGN REVIEW BOARD ACTIONS OF JANUARY 11, 1977, AND
JANUARY 19, 1977.
WHEREAS, the Planning Commission of the City of Palm Desert, California,
did review the Design Review Board actions of January 11, 1977, and January 19,
1977, approving:
Case No. 52MF Request for preliminary approval of site plan,
elevations, floorplans, and landscaping for
DEEP CANYON LTD.;
Case No. 46C - Request for preliminary approval of a 160-room
resort hotel development for ROBERT GOODEN;
Case No. 22SA Revised sign program for PLAZA TAXCO;
Case No. 53MF Revised plans for a 4-unit apartment complex
for LASZLO SANDOR;
Case No. 54MF Addition to existing maintenance facility and
remodel of tennis clubhouse for IRONWOOD COUNTRY
CLUB;
Case No. 23SA Identification and directional signs at the Palms -
to -Pines shopping center for ROY CARVER.
WHEREAS, at this time, upon receiving and considering all testimony
and arguments, if any, of all interested persons desiring to be heard, said
Planning Commission did find sufficient facts and reasons to exist to approve
the Design Review Board actions of January 11, 1977 and January 19, 1977.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City
of Palm Desert, California, as follows:
1) That the above recitations are true and correct and constitute
the findings of the Commission in this case;
2) That Case No. 52MF is to be continued to the Planning Commission
meeting of March 1, 1977 and Case No. 23SA is to be continued to the Planning
Commission meeting of February 15, 1977;
3) That it does hereby approve the Design Review Board actions of
January 11, 1977 and January 19, 1977; including Case No. 22SA, Case No. 53MF,
Case No. 54MF, and Case No. 46C with the following sentence to be added to Con-
dition No. 1: "This project shall also conform to all requirements of Case No.
DP 01-77.".

PASSED, APPROVED, and ADOPTED at a special meeting of the Palm Desert
Planning Commission, held on this 25th day of January, 1977, by the following
vote, to wit:

RESOLUTION NO. 215 JANUARY 25, 1977
CONDITIONS OF APPROVAL
CASE NO. 46C
1. The development of this project shall conform substantially to all
development plans submitted in behalf of this case (Exhibits (A-E),
and as revised according to the Design Review Board Process. Any
minor changes require approval by the Director of Environmental
Services. Any substantial change requires approval by the Planning
Commission. This project shall also conform to all requirements of
Case No. DP 01-77.
2. All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of the development process.
3. This approval is applicable, subject to the development of this project,
commencing within one year from approval date and being promptly completed.
4. Any roof mounted, exhaust, or air conditioning equipment shall be fully
concealed from view from any public rights -of -way and adjoining properties
by architecturally integrated means as shown.
5. All utility service lines and distribution lines shall be placed under-
ground.
6. Curb, gutter, sidewalk or approved pathways, curb cuts, and tie-in paving
shall be provided in conformance with City Standards.
7. Final landscaping, grading, and irrigation plans shall be provided to the
Design Review Board Process for approval prior to issuance of a building
permit.
8. Non-combustible trash storage areas shall be provided as shown.
9. Lighting of parking areas and premises shall be provided as approved by the
Director of Environmental Services.
10. Signage shall be provided in accordance with signage plan to be submitted to
the Design Review Board and the Planning Commission for final approval.
11. Traffic control provisions shall be provided as required by the City Engineer
and shall be integrated with the signage plan.
12. Elevations are approved as shown.
13. Construction plans shall be submitted for approval to the City Fire Marshall
prior to issuance of building permits. All conditions shall be made a part
of construction and no certificate of occupancy shall be issued until completed.
14. Additional landscape treatment should occur behind the hotel.
15. This approval is subject to the Planning Commission approval of the Develop-
ment Plan.
AGREEMENT
I accept and agree, prior to use of this permit or approval, to comply with all the
conditions set forth, and understand that the Department of Building & Safety will
not issue a permit or allow occupancy on the use permitted until this signed con-
firmation has been received by the Department of Environmental Services.

CONDITIONS OF APPROVAL
CASE NO. 53MF
1. The development of this project shall conform substantially to all
development plans submitted in behalf of this case (Exhibits A-B),
and as revised according to Planning Commission action. Any minor
changes require approval by the Director of Environmental Services.
Any substantial change requires approval by the Planning Commission.
2. All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of the development process.
3. This approval is applicable, subject to the development of this pro-
ject, commencing within one year from approval date and being promptly
completed.
4. Any air conditioning equipment shall be fully concealed from view from
any public rights -of -way and adjoining properties by means of screening.
5. All service utility lines shall be placed underground and the overhead
utility distribution/transmission lines shall be placed underground for
the full length of the subject parcel.
6. Curb, gutter, curb cuts, sidewalk, and tie-in paving shall be provided
in conformance with City Standards along the full frontage of the pro-
perty on Ocotillo and Verba Santa.
7. Detailed construction plans, including landscaping, irrigation, exterior
lighting, grading, trash storage, and fencing shall be submitted through
the Design Review Board Process for approval prior to the issuance of a
building permit.
8. Unit B shall be revised as shown on Exhibit A.
AGREEMENT
