A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM
DESERT, CALIFORNIA, RECOMMENDING APPROVAL TO THE CITY COUNCIL
OF A REQUEST FOR A CHANGE OF ZONE FROM OPEN SPACE (O.S.) TO
SINGLE & MULTI -FAMILY RESIDENTIAL (R-2 8,000 (4) S.P.) ON PRO-
PERTY GENERALLY LOCATED SOUTH OF IRONWOOD STREET, ADJACENT
TO 18th FAIRWAY LANE CASE NO. C/Z 03-77
WHEREAS, the Planning Commission did on the 3rd day of May, 1977, hold
a duly noticed Public Hearing to consider a Change of Zone application, filed
by the Palm Desert Planning Commission from Open Space (0.S.) to single and
multi -family residential (R-2 8,000(4) S.P.) on property generally located south
of Ironwood Street and adjacent to 18th Fairway Lane, and more particularly
described as:
APN 630-120-001
APN 630-120-002
WHEREAS, said application has complied with the requirements of the
"City of Palm Desert Environmental Quality Procedure Resolution Number 77-7",
in that an Environmental Assessment form was submitted and a Negative Declara-
tion determination was made by the Division of Environmental Services on
April 11, 1977, and the appeal period has expired;
WHEREAS, at said public hearing, upon hearing and considering the
testimony and arguments, if any, of all persons desiring to be heard, said
Planning Commission did find the following facts and reasons to exist which make
the approval of the Change of Zone necessary to carry out the provisions and
general purpose of the Palm Desert Zoning Ordinance:
Conformance of the proposed zoning to the adopted Palm
Desert General Plan and intent and purpose of the Palm
Desert Zoning Ordinance.
Conformance of the proposed zoning to the existing
development presently on or adjacent to the site.
The proposed zoning would eliminate the current Group B
(detrimental) non -conforming status of the existing
dwelling units located on the subject property.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City
of Palm Desert as follows: 1) that the above recitations are true and correct

and constitute the findings of the commission in this case; 2) that it does
hereby recommend approval to the City Council of the requested Change of Zone
from Open Space (0.S.) to Single & Multi -Family Residential (R-2 8,000 (4) S.P.
for the reasons set out in this resolution:
PASSED, APPROVED and ADOPTED at a regular meeting of the Planning
Commission, held on the 3rd day of May, 1977, by the following vote, to wit:

AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF PALM DESERT,
CALIFORNIA, AMENDING ORDINANCE 107, THE PALM DESERT ZONING
MAP.
CASE NO. C/Z 03-77
The City Council of the City of Palm Desert, California, DOES HEREBY
ORDAIN as follows:
SECTION 1: That portion of Ordinance 107 referencing Section 25.46-1
of the Zoning Ordinance, the Zoning Map (Chapter 25.46 of the Palm Desert Municipal
Code) is hereby amended to read as shown on the attached exhibit labeled Exhibit "A".
SECTION 2: The City Clerk of the City of Palm Desert, California, is
hereby directed to publish this Ordinance once in the Palm Desert Post, a news-
paper of general circulation, published and circulated in the City of Palm Desert,
California, and shall certify to the passage and adoption of this Ordinance and
the same shall be in full force and effect thirty (30) days after its adoption.
