A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, ANNOUNCING FIND-
INGS AND APPROVING THE DESIGN REVIEW BOARD ACTIONS
OF OCTOBER 25, 1977.
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did review the Design Review Board actions of October
11, 1977, approving:
Case No. 88MF - Request for approval of preliminary
site, floor and elevations for a duplex
for VICTOR JENNINGS;
Case No. 89MF - Request for approval of preliminary
site, floor and elevations for a duplex
for JOSEPH MUTASCIO;
Case No. 90MF - Request for approval of preliminary
site, floor and elevations for a duplex
for JOSEPH MUTASCIO;
Case No. 32MF - Request for approval of a final land-
scaping plan for a 13-unit apartment com-
plex for JOSEPH MUTASCIO;
Case No. 92MF - Request for approval of preliminary site,
floor and elevations for a hotel -condominium
project for AFFILIATED CONSTRUCTION CO., INC.;
Case No. 91MF - Request for approval of preliminary
site, floor and elevations for a 20 con-
dominium units for C. G. DUNHAM;
Case No. 50C - Request for approval of final construction
drawings for a commercial building for
DR. CRAINE;
Case No. 61C - Request for approval of preliminary
site, floor and elevations for an addition
to a Commercial Structure for BERNARD LEUNG;
WHEREAS, at this time, upon considering and receiving all testimony
and arguments, if any, of all interested persons desiring to be heard,
said Commission did find sufficient facts and reasons to exist to approve
the Design Review Board actions of October 25, 1977.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the
City of Palm Desert, California, as follows:
1. That the above recitations are true and correct and constitute
the findings of the Commission in this case.
2. That it does hereby approve the Design Review Board actions
of October 25, 1977.
PASSED, APPROVED, and ADOPTED at a regular meeting of the Palm
Desert Planning Commission, held on this 1st day of November, 1977, by
the following vote, to wit:
AYES: BERKEY, KELLY, KRYDER, SNYDER
NOES: NONE
ABSENT: READING
ABSTAIN: NONE

SPECIAL CONDITIONS
CASE NO. 88MF
1. A 6 ft. masonry wall shall be installed along the north
property line or other alternative approved by the Design
Review Board.
2. As a part of the construction drawings include:
- a complete landscape plan
- provide large structure trees such as olvies on each side of
entrance drive
- provide some treatment at ends of garages.
Agreement
I accept and agree, prior to use of this permit or approval, to
comply with all the conditions set forth, and understand that the
Department of Building and Safety will not issue a building permit or
allow occupancy on the use permitted until this signed confirmation
has been received by the Department of Environmental Services.

SPECIAL CONDITIONS OF APPROVAL
CASE NO. 89MF
1. An additional five (5) feet of right-of-way on Catalina
shall be dedicated to the City.
Agreement
I accept and agree, prior to use of this permit or approval, to
comply with all the conditions set forth, and understand that the
Department of Building and Safety will not issue a building permit
or allow occupancy on the use permitted until this signed confir-
mation has been received by the Department of Environmental Services.

SPECIAL CONDITIONS OF APPROVAL
CASE NO. 90MF
1. Applicant shall redesign driveways so a single driveway
shall be provided on Monterey with backup areas so as to
eliminate motorists from backing out onto Monterey.
Extensive landscaping in conjunction with the single
driveway design shall cause the garage doors to be par-
tially hidden from view.
Agreement -
I accept and agree, prior to use of this permit or approval, to
comply with all the conditions set forth, and understand that the
Department of Building and Safety will not issue a building permit
or allow occupancy on the use permitted until this signed confirmation
has been received by the Department of Environmental Services.

CASE NO. 92MF - Please refer to Planning Commission
Resolutions No. 295 and 296.
SPECIAL CONDITIONS
CASE NO. 91MF
1. The applicant shall comply with any and all requirements
or conditions mandated by Case No. DP 10-77.
2. Applicant shall provide evidence of approval of plans by
the Palm Desert Property Owners Association prior to sub-
mittal of Final Construction Drawings to the Design Review
Board.
3. Increase landscaping and it should relate to landscape pro-
gram of Phase I.
4. Simplify elevations to be more compatible to existing Phase
and reduce the ornamentation.
5. Car ports should have solid roofs.
6. Provide physical separation between driveway and public street.
7. Provide preliminary grading plan.
AGREEMENT
I accept and agree, prior to use of this permit or approval, to
comply with all the condiitons set forth, and understand that the
Department of Building and Safety will not issue a permit or allow
occupancy on the use permitted until this signed confirmation has
been received by the Department of Environmental Services.

SPECIAL CONDITIONS
CASE NO. 61C
1. An additional five (5) feet of right-of-way on Alessandro
shall be dedicated to the City.
2. Landscape plan shall include the installation of clinging
vines on the fence around the existing parking lot on the
northside of Alessandro. Boston Ivy and /or Ampelopois
Veitchi or similiar.
3. Proposed planters along Palm Desert Drive should be elongated.

comply with all the conditions set forth, and understand that the
Department of Building and Safety will not issue a building permit
or allow occupancy on the use permitted until this signed confirmation
has been received by the Department of Environmental Services.
