A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, RECOMMENDING
APPROVAL TO THE CITY COUNCIL OF A REQUEST FOR
A CHANGE OF ZONE FROM PR-3 AND PR-3, S.P. TO
R-1 12,000 ON PROPERTY GENERALLY LOCATED AT
THE NORTHEAST CORNER OF HAYSTACK ROAD AND HIGH-
WAY 74.
CASE NO. C/Z 12-77.
WHEREAS, the Planning Commission did on the 3rd day of January,
1978, hold a duly noticed Public Hearing to consider a Change of Zone
application, filed by LEWIS HOMES OF CALIFORNIA, from PR-3 (Planned
Residential, maximum 3 du/acre) and PR-3, S.P. (Planned Residential,
maximum 3 du/acre, Scenic Preservation Overlay) to R-1 10,000 (Single -
Family Residential, minimum 10,000 sq. ft. lot size) on property
generally located at the northeast corner of Haystack Road and Highway
74, and more particularly described as:
APN 628-150-010-1
APN 630-180-002-4
APN 630-190-006-9
WHEREAS, said application has complied with the requirements of
the "City of Palm Desert Environmental Quality Procedure Resolution No.
77-7", in that the Director of Environmental Services has determined on
December 12, 1977 that the project would not have a significant impact
on the environment and the appeal period did expire on December 20, 1977,
and;
WHEREAS, at said Public Hearing, upon hearing and considering the
testimony and arguments, if any, of all persons desiring to be heard,
said Planning Commission did find the following facts and reasons to exist
to recommend approval of the Change of Zone request:
1. The proposed change of zone does conform to the Palm Desert
General Plan.
2. The proposed change of zone would meet the objectives of the
Palm Desert Zoning Ordinance.
3. The proposed zone designation is compatible with existing
zones in the area.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the
City of Palm Desert as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Commission in this case;
2. That it does hereby recommend approval to the City Council
of the requested Change of Zone from PR-3 and PR-3, S.P. to R-1 12,000,
as depicted on the attached Exhibit 'A' for the reasons set out in this
resolution.
PASSED, APPROVED, and ADOPTED at a regular meeting of the Planning
Commission, held on this 3rd day of January, 1978, by the following vote,
to wit:
