HomeMy WebLinkAboutRes No 342PLANNING COMMISSION RESOLUTION NO. 342 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM DESERT, CALIFORNIA, ANNOUNCING FINDINGS AND APPROVING THE DESIGN REVIEW BOARD ACTIONS OF FEBRUARY 21, 1978. WHEREAS, the Planning Commission of the City of Palm Desert, California, did review the Design Review Board actions of February 21, 1978, approving: Case No. 110MF - Request for approval of preliminary site, floor and elevations for a 12 unit apart- ment complex for ROBERT H. RICCIARDI; Case No. 73C - Request for approval of preliminary site, floor and elevations for a commercial struc- ture for BARBATTI and JOHNSON; Case No. 74C - Request for approval of preliminary site, floor and elevations for a commercial struc- ture for GLANZ and JOHNSON; Case No. 111MF - Request for approval of preliminary site, floor and elevations for 17 single-family residences for AMERICAN WEST DEVELOPMENT; WHEREAS, at this time, upon considering and receiving all testi- mony and arguments, if any, of all interested persons desiring to be heard, said Commission did find sufficient facts and reasons to exist to approve the Design Review Board actions of February 21, 1978. NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert Planning Commission held on this 28th day of February, 1978, by the following vote, to wit: AYES: NOES: ABSENT: ABSTAIN: ATTEST: PAUL A /ks BERKEY, KELLY, READING, SNYDER NONE KRYDER NONE WILLIAMS, Secretary GEO B KEY, Chairm SPECIAL CONDITIONS CASE NO. 110 MF 1. Final construction drawings including a final landscaping, grading and irrigation plan shall be submitted to the Design Review Board. No final inspection or occupancy permit shall be given by the Department of Environmental Services to this project until the aforementioned approved plans and construction shall have been completed. 2. Construction plans shall be submitted for approval to the City Fire Marshal prior to issuance of building permits. All conditions shall be made a part of construction and no certificate of occupancy shall be issued until completed. 3. Two story structure shall be.reduced to single story, resulting in a total of 12 units. 4. Applicant shall provide on -site parking per the requirements of the Municipal Code for 12 units. Parking spaces fronting on Abronia Trail shall be enclosed by garages. AGREEMENT I accept and agree, prior to use of this permit or approval, to comply with all the conditions set forth, and understand that the Department of Building and Safety will not issue a building permit or allow oc- cupancy on the use permitted until this signed confirmation has been received by the Department of Environmental Services. (Date) (Applicant's Signature) SPECIAL CONDITIONS CASE NO. 73 C 1. Construction plans shall be submitted for approval to the City Fire Marshal prior to issuance of building permits. Any/all utility service and distribution lines on or abutting the subject property, shall be placed underground prior to oc- cupancy clearance pursuant to Section 25.56.110 of the Municipal Code. 3 Final construction drawings including a final landscaping, grading, lighting, amenities, trash storage, walkway layout, and irrigation plan shall be submitted tothe Design Review Board. No final in- spection or occupancy permit shall be given by the Department of Environmental Services to this project until the aforementioned approved plans and construction shall have been completed. 4. The applicant shall agree to join any assessment district formed that includes the subject property within its boundaries. AGREEMENT I accept and agree, prior to use of this permit or approval, to comply with all the conditions set forth, and understand that the Department of Building and Safety will not issue a building permit or allow oc- cupancy on the use permitted until this signed confirmation has been received by the Department of Environmental Services'. The applicant shall agree to join any assessment district, specifically an undergrounding utility district, formed that includes the subject property within its boundaries. 5. The applicant shall grant to the City of Palm Desert easement rights over the parking lot area of the project site. AGREEMENT I accept and agree, prior to use of this permit or approval, to comply with all the conditions set forth, and understand that the Department of Building and Safety will not issue a building permit or allow oc- cupancy on the use permitted until this signed confirmation has been received by the Department of Environmental Services. (Date) (Applicant's Signature) SPECIAL CONDITIOtiS CASE NO. 111 MF 1. Plan 'A' shall be redesigned so that both windows on the front elevation are treated the same. 2. Plan 'B' front elevation shall be redesigned to eliminate wood treatment and replace it with concrete, slump block or stucco. 3. Plan 'C' shall be eleiminated and replaced with a Plan 'F'. 4. Plan 'E' shall be redesigned to eliminate the row of tile on the parapet. The parapet shall be rounded off above the arch and the windows modified. AGREEMENT I accept and agree, prior to use of this permit or approval, to comply with all the conditions set forth, and understand that the Department of Building and Safety will not issue a building permit or allow oc- cupancy on the use permitted until this signed confirmation has been received by the Department of Environmental Services.
