A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, ANNOUNCING
FINDINGS AND APPROVING THE DESIGN REVIEW BOARD
ACTION OF MAY 23, 1978.
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did review the Design Review Board action of May 23, 1978,
approving:
Case No. 47C - Request for approval of preliminary
and final working drawings for remodel-
ling of an existing commercial structure
and addition for SIDNEY ROSE.
WHEREAS, at this time, upon considering and receiving all testi-
mony and arguments, if any, of all interested persons desiring to be
heard, said Commission did find sufficient facts and reasons to exist
to approve the Design Review Board action of May 23, 1978.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission
of the City of Palm Desert, California, as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Commission in this case.
2. That it does hereby approve the Design Review Board action
of May 23, 1978.
PASSED, APPROVED, and ADOPTED at a regular meeting of the Palm
Desert Planning Commission, held on this 30th day of May, 1978, by the
following vote, to wit:

1. The development of this project shall conform substantially to all
development plans submitted in behalf of this case (Exhibits A ?1 B),
and as revised according to Planning Commission action. Any minor
changes require approval by the Director of Environmental Services.
Any substantial change requires approval by the Planning Commission.
2. All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as a part of the development process.
3. This approval is applicable, subject to the development of this project,
commencing within one year from approval date and being promptly completed.
4. Any roof mounted, exhaust or air conditioning equipment shall be fully
concealed from view from any public rights -of -way and adjoining proper-
ties by means of architecturally integrated means as shown, as approved
by the Director of Environmental Services.
5. All utility service lines shall be placed underground. The applicant shall
also underground that portion of the overhead distribution lines along the
rear of the subject property as a part of construction.
6. (a) Sidewalk or approved pathways, curb cuts, and tie-in paving shall be
provided along the Highway 111 frontage road in conformance with City
Standards and all requirements of the City Engineer.
(b) The applicant shall pave the alley along the rear of the subject pro-
perty to City Standards.
7. Elevations are to be modified to indicate the deletion of the roof structure
containing the clock.
8. Detailed construction plans, including landscaping, irrigation, signage,
floor, trash storage, and lighting plans, shall be submitted for Design
Review Board process approval prior to submittal for building plan check.
9. The existing free-standing illuminated sign shall be relocated to fascia.
10. Proposed parking space adjacent to frontage road shall be deleted and re-
placed with landscaping. A new parking space shall be provided to the rear
as shown on the revised plot plan.
11. The proposed building shall be reduced by 163 square feet to conform to
the parking requirement.
AGREEMENT
I accept and agree, prior to use of this permit or approval, to comply with all
the conditions set forth, and understand that the Department of Building & Safety
will not issue a building permit or allow occupancy on the use permitted until this
signed confirmation has been received by the Department of Environmental Services.
