A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, ANNOUNCING FIND-
INGS AND APPROVING THE DESIGN REVIEW BOARD ACTIONS
OF JUNE 20, 1978.
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did review the Design Review Board actions of June 20, 1978,
approving:
Case No. 134MF - Request for approval of preliminary site,
floor and elevation plans for 100 condo-
minium units for SILVER SPUR ASSOCIATES;
Case No. 84C - Request for approval of an improvement plan
for an existing commercial structure for
CIRCLE K FOOD STORES;
Case No. 72C - Request for approval of preliminary site,
floor and elevations for a commercial center
for ROBERT N. RICCIARDI;
Case No. 116MF - Request for approval of preliminary site,
floor and elevations for a triplex for
AMERICAN WEST DEVELOPMENT.
WHEREAS, at this time, upon considering and receiving all testi-
mony and arguments, if any, of all interested persons desiring to be
heard, said Commission did find sufficient facts and reasons to exist
to approve the Design Review Board actions of June 20, 1978.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Palm Desert, California, as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Commission in these cases.
2. That it does hereby approve the Design Review Board actions of June
20, 1978, except Case No. 134MF which is hereby rejected.
PASSED, APPROVED, and ADOPTED at a special meeting of the Palm
Desert Planning Commission, held on this 5th day of July, 1978, by the
following vote, to wit:

NOES: FLESHMAN, KELLY
ABSENT: NONE

DESIGN REVIEW CONDITIONS
CASE NO. 134MF
1. A minimum 20' separation shall exist between all groups of
structures per the requirements of the Zoning Ordinance.
AGREEMENT
I accept and agree, prior to use of this permit or approval, to comply
with all the conditions set forth, and understand that the Department
of Building and Safety will not issue a building permit or allow oc-
cupancy on the use permitted until this signed confirmation has been
received by the Department of Environmental Services.

SPECIAL CONDITIONS
CASE NO. 84C
1. Detailed drawings of the proposed signs shall be submitted to
the Design Review Board for approval.
2. Delete the sing proposed for the front of the store and maintain
the monument sign only.
3. Redesign the pump canopy using heavy timber in lieu of shingles.
AGREEMENT
I accept and agree, prior to use of this permit or approval, to comply
with all the conditions set forth, and understand that the Department
of Building and Safety will not issue a building permit or allow oc-
cupancy on the use permitted until this signed confirmation has been
received by the Department of Environmental Services.

SPECIAL CONDITIONS
CASE NO. 72C
1. No signs are approved.
2. Additional landscaping shall be provided adjacent to
Building B.
3. Preliminary landscaping plan submitted is not approved
as required sidewalks are not indicated nor are tree wells
provided.

with all the conditions set forth, and understand that the Department
of Building and Safety will not issue a building permit or allow oc-
cupancy on the use permitted until this signed confirmation has been
received by the Department of Environmental Services.

SPECIAL CONDITIONS
CASE NO. 116MF
1. Construction plans shall be submitted for approval to the City
Fire Marshal prior to issuance of building permits. All con-
ditions shall be made a part of construction and no certificate
of occupancy shall be issued until completed.
2. Any/all utility service and distribution lines on or abutting
the subject property, shall be placed underground prior to oc-
cupancy clearance.
3. Final construction drawings including a final landscaping, grad-
ing, lighting, amenities, trash storage, walkway layout, and ir-
rigation plan shall be submitted to the Design Review Board. No
final inspection or occupancy permit shall be given by the De-
partment of Environmental Services to this project until the
aforementioned approved plans and construction shall have been
completed.
4. Window treatments shall be elaborated.
5. Trash enclosure shall be relocated.
6. Carport standard storage shall be provided.
