A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, ANNOUNCING
FINDINGS AND APPROVING THE DESIGN REVIEW BOARD
ACTIONS OF AUGUST 8, 1978.
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did review the Design Review Board actions of August 8, 1978,
approving:
Case No. 89C - Request for approval of preliminary site,
floor and elevations fora commercial struc-
ture for WALLING & MCCALLUM;
Case No. 90C - Request for approval of preliminary site,
floor and elevations for a commercial struc-
ture for JANICE SCHOEN;
Case No. 91C - Request for approval of preliminary site,
floor and elevations for a commercial com-
plex for HUGHES INVESTMENTS.
WHEREAS, at this time, upon considering and receiving all testi-
mony and arguments, if any, of all interested persons desiring to be
heard, said Commission did find sufficient facts and reasons to exist
to approve the Design Review Board actions of August 8, 1978.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Palm Desert, California, as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Commission in this case.
2. That it does hereby approve the Design Review Board actions
of August 8, 1978, except Case No. 91C which is hereby deleted.
PASSED, APPROVED, and ADOPTED at a regular meeting of the Palm
Desert Planning Commission, held on this 16th day of August, 1978, by
the following vote, to wit:

NOES: NONE
ABSENT: NONE
ABSTAIN: NONE

1. Construction plans shall be submitted for appproval to the City
Fire Marshal prior to issuance of building permits. All condi-
tions shall be made a part of construction and no certficate of
occupancy shall be issued until completed.
2. Final construction drawings, including a final landscaping, grading,
lighting, amenities, trash storage, walkway layout, irrigation
plans and sign program shall be submitted to the Design Review
Board. No final inspection or occupancy permit shall be given
by the Department of Environmental Services to this project until
the aforementioned approved plans and construction shall have
been completed.
3. An area shall be reserved on the west side of the parking lot to
provide access to the parking lot to the west when it is developed
in the future.
4. An additional five (5) feet shall be provided for the front yard
setback.
AGREEMENT
Z accept and agree, prior to use of this permit or approval, to comply
with all the conditions set forth, and understand that the Department
of Building and Safety will not issue a building permit or allow oc-
cupancy on the use permitted until this signed confirmation has been
received by the Department of Environmental Services.

SP7CIAL CONDITIONS
CASE NO. 90C
1. Construction plans shall be submitted for approval to the City

lighting, amenities, trash storage, -walkway layout, irrigation plans
and sign program shall be submitted to the Design Review Board. No
final inspection or occupancy permit shall be given by the Depart-
ment of Environmental Services_ to this project until the aforemen-
tioned approved plans and construction shall have been completed.
3. Applicant shall provide paved access to Sage Lane and evidence
of the availability of such access shall be provided in writing
at time of submittal of final construction drawings.
4. All parking spaces shall be of the minimum size prescribed by the
Zoning Ordinance.
5. The proposed clock tower shall not exceed 30' in height.
6. The most easterly structure shall be re -studied and an east ele-
vation provided prior to submittal of final construction drawings.
