A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, RECOMMENDING
APPROVAL TO THE CITY COUNCIL OF A CHANGE OF ZONE
FROM PR - 4 AND 0.S. TO R2 8,000 (8) ON APPROXIMATELY
72.9 ACRES LOCATED AT THE SOUTHEAST CORNER OF THE
INTERSECTION OF PORTOLA AVENUE(EXTENDED) AND COUNTRY
CLUB DRIVE.
Case No. C/Z 14-78
WHEREAS, the Planning Commission of the City of Palm Desert,
California did on the second day of January, 1979, hold a duly
noticed Public Hearing to consider a Change of Zone application
from PR-4 (Planned Residential -maximum of four dwelling units per
gross acre) and 0.S. (Open Space) to R-2, 8,000 (8) (single family -
minimum of 8,000-square feet of land acre per dwelling unit), filed
by Ridgewood Development, Incorporated, on approximately 80 acres
located at the southeast corner of the intersection of Portola
Avenue (Extended) and Country Club Drive, the site being more
particularly described as:
APN 621-230-001
WHEREAS, said application has complied with the requirements of the
"City of Palm Desert Environmental Quality Procedure Resolution No. 78-32"
in that the City has reviewed the potential adverse environmental impacts;
determined that none existed that were not considered as a part of the
Expanded Initial Study prepared in conjunction with city annexation
No. 5; therefore, a Negative Declaration was prepared and the appeal
period has expired; and,
WHEREAS, at said Public Hearing, upon hearing and considering
the testimony and arguments of all interested persons desiring to
be heard, said Planning Commission did find the following facts to
justify their recommendations and actions as described below:
1. Change of Zone:
a. The land use resulting from the Change of Zone would be
more compatible with adjacent existing and proposed land
uses.
b. The density resulting from the Change of Zone would be
compatible with densities permitted in the adja ant areas.
c. The Change of Zone would be more compatible with the
Adopted General Plan.
d. The Change of Zone conforms to the intent and purpose
of the City's Zoning Ordinance.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the
City of Palm Desert, California, as follows:
1. That the above recitations are true, correct and constitute
the findings of the Commission in these cases.
2. That the Planning Commission does hereby recommend to the
City Council approval of a Change of Zone from PR-4 and 0.S.
R-2, 8,000 (8), as shown on the attached map labeled Exhibit A.

PASSED, APPROVED, and ADOPTED at the regular meeting of the
Palm Desert Planning Commission, held on' this second day of
January, 1979, by the following vote, to wit:
