A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF PALM DESERT, CALIFORNIA, SETTING FORTH
ITS FINDINGS AND APPROVING A TENTATIVE PARCEL
MAP TO DIVIDE A 0.74 ACRE PARCEL INTO THREE
PARCELS, THE SITE BEING LOCATED ON THE SOUTHWEST
CORNER OF SAN JOSE AND CATALINA WAY.
CASE NO. PM 14163
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did hold a duly noticed Public Hearing on
January 30, 1979, and continued Hearing on February 14, 1979,
to consider a request by I. HAROLD HOUSELY for approval of a Tentative
Parcel Map to divide a 0.74 acre parcel within the R-1 8,000 (Single
Family Residential, min. 8,000 sq. ft. lots) zone, on the southwest
corner of San Jose and Catalina Way into three parcels, the site
being more particularly described as:
APN 627-134-006
WHEREAS, at said continued Public Hearing, upon hearing and consid-
ering the testimony and arguments, if any, of all interested persons desiring
to be heard said Planning Commission did find the following facts
and reasons to exist to justify approval of the Parcel Map:
1. The subject Tentative Parcel Map does substantially comply
with Chapter 26 of the City of Palm Desert Municipal Code,
and the State of California Subdivision Map Act, as amended.
2. The subject Tentative Parcel Map does comply with the
adopted General Plan and the Palm Desert Zoning Ordinance.
3. The site is physically suitable for the type of develop-
ment proposed.
4. The design of the subdivision and the proposed improve-
ments are not likely to cause substantial environmental
damage or serious health problems.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Palm Desert, California, as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Commission in this case;
2. That it does hereby approve the above described Tentative
Parcel Map No. 14163, subject to fulfillment of the
attached conditions.
PASSED, APPROVED, and ADOPTED by the Palm Desert Planning
Commission, on this 14th day of February, 1979 by the following vote,
to wit:

CONDITIONS OF APPROVAL
CASE NO. PM 14163
1. The Tentative Parcel Map is granted for the land as described
in the attachments, thereto, and as shown on the plot plan
labeled Exhibit 'A', and the requirements herein.
2. All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity shall be complied
with as part of any construction.
3. All necessary right-of-way dedications and improvements shall be
made in accordance with the recommendation of the Director of
Public Works.
4. This land shall pay $150.00 into the Signalization Fund of the
City of Palm Desert. These signalization monies shall be utilized
in the overall signalization of the City of Palm Desert.
5. All requirements of the City Fire Marshal in letter dated 1/17/79
shall be met as a part of the development of this tract.
6. Drainage fees shall be paid per gross acre, per City of Palm
Desert Ordinance.
AGREEMENT
I accept and agree, prior to use of this permit or approval, to comply
with all the conditions set forth, and understand the Department of
Building and Safety will not issue a building permit or allow occupancy
on the use permitted until this signed confirmation has been received
by the Department of Environmental Services.

Re: Parcel Map No. 14163
Provide the following fire protection in accordance with the Uniform Fire Code:
1. Install a water system capable of delivering 1500 GPM fire flow from any fire
hydrant for a two hour duration in addition to domestic supply. The computation
shall be based upon a minimum of 20 psi residual operating pressure in the
supply main from which the flow is measured at the time of measurement,
2. Install Riverside County super fire hydrants located at each street intersection
(a) but not greater than 500 feet apart in any direction.
A. Exterior surface of hydrant barrels and heads shall be painted chrome yellow,
and the tops and nozzle caps shall be painted green.
B. Curbs shall be painted red 15 feet in either direction from each hydrant.
3. Prior to recordation of the final map, the developer shall furnish the original
and three (3) copies of the water system plan to the Fire Marshal for review.
4. The water system plan shall be signed by a registered civil engineer and approved
by the water company, with the following certification: "I certify that the
design of the water system in PM No. 14163 is in accordance with the requirements
prescribed by the Fire Marshal." Upon approval, the original plan will be
returned to the developer.

5. Prior to delivery of combustible materials to the building site, the required
water system shall be installed, operating and delivering the required flow.
