A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PALM DESERT, CALIFORNIA, RECOMMENDING APPROVAL TO THE
CITY COUNCIL OF A TENTATIVE TRACT MAP TO SUBDIVIDE AN
ADMINISTRATIVE AND MODEL COMPLEX WITHIN IRONWOOD COUNTRY
CLUB LOCATED AT THE SOUTHEAST CORNER OF IRONTREE DRIVE
AND MARIPOSA DRIVE.
CASE NO. TT. 15366
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did on the 30th day of October, 1979, hold a duly noticed
Public Hearing, to consider the request of Silver Spur Associates for
approval of a Tentative Tract Map to subdivide an administrative and
model complex on approximately 5.1 gross acres with the PR-7 (Planned
Residential, 7d.u./ac.) zone generally located at the southeast corner
of Irontree Drive and Mariposa Drive, more particularly described as:
portion of APN 631-270-045
WHEREAS, said application has complied with the requirements
of the "City of Palm Desert Environmental Quality Procedure Resolution
No. 78-32", in that the subject project has been previously assessed
under CUP 1382 and no further evaluation is deemed necessary.
WHEREAS, at said Public Hearing, upon hearing and considering
all testimony and arguments, if any, of all persons desiring to be
heard, said Planning Commission did find the following facts and reasons
to exist to recommend approval of the Tentative Tract Map:
1. The subject Tentative Map does substantially comply with
Chapter 26 of the City of Palm Desert Municipal Code, and
the State of California Subdivision Map Act, as amended.
2. The subject Tentative Map does comply with the adopted
General Plan and the Palm Desert Zoning Ordinance.
3. The site is physically suitable for the type of development
proposed.
4. The design of the subdivision and the proposed improvements
are not likely to cause substantial environmental damage or
serious health problems.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of
the City of Palm Desert, as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Commission in this case;
2. That it does hereby recommend conditional approval to the
City Council of the City of Palm Desert of the above
described Tentative Map No. TT 15366 for the reasons set
forth in this Resolution and subject to the attached condi-
tions
PASSED, APPROVED, AND ADOPTED at a regular meeting of the Palm
Desert Planning Commission, held on this 30th day of October, 1979, by
the following vote, to wit:

STANDARD CONDITIONS OF APPROVAL
CASE NO. TENTATIVE TRACT 15366
1. The development of the property described herein shall be subject to the
restrictions and limitations set forth herein which are in addition to all
the requirements, limitations, and restrictions of all municipal ordinances
and State and Federal statutes now in force, or which thereafter may be in
force.
2. Full public improvements including traffic safety lighting as required by
Ordinance and the City Engineer shall be installed in accordance with City
standards.
3. Prior to submittal of the Final Map, the applicant shall provide the
Department of Environmental Services with a list of proposed street names
with at least three alternatives. The approval of the final street name
shall be made by the Director of Environmental Services.
4. The C.C.&R.'s for this development shall be submitted to the Director of Envir-
onmental Services for review and final approval by the City Attorney prior to
the issuance of any building permits. Prior to recordation of the final sub-
division map, the applicant shall submit to the City Engineer:
a. The document to convey title.
b. Covenants and restrictions to be recorded. (Which have been approved)
c. Management and maintenance agreement to be entered into with the
owners of the units of the project. (Which has been approved)
5. Improvement plans for water and sewer systems shall meet the requirements
of the respective service districts.
6. Area shall be annexed to appropriate Improvement Districts having juris-
diction over the subject area.
7. All dedicated land and/or easements requried by this approval shall be
granted to the City of Palm Desert, without cost to the City and free of
all liens and encumbrances.
8. All on -site utilities, including cable TV, shall be placed underground and
shall be completely concealed from view except certain appurtenances as may
be approved by the Director of Environmental Services.
9. Complete plans and specifications shall be submitted as required by Ordi-
nance to the City Engineer for checking and approval before construction of
any improvements is commenced. The subdivider shall submit "as -built"
plans prior to acceptance of the subdivision improvements by the City.
10. In order to maintain reasonable fire protection during the construction
period, the subdivider shall maintain passable vehicular access to all
buildings. An adequate number of fire hydrants with required fire flows
shall be installed as recommended by the Fire Marshal.
11. Prior to recordation of the Final Map, the developer shall furnish the
original and three (3) copies of the water system plan to the Fire Marshal
for review.
12. All requirements of the City Fire Marshal from his letter of October 12,
1979, shall be met as a part of the development of this tract.
13. The water system shall be signed by a registered civil engineer and
approved by the water company, with the following certification: "I certi-
fy that the design of the water system of Tract No. 15366 is in accordance
with the requirements prescribed by the City Fire Marshal."
14. Drainage shall be subject to approval of the City Engineer. Applicant
shall provide engineered data as requested.

15. All private streets shall be inspected by the Engineering Department and a
Standard Inspection Fee shall be paid.
16. All requirements of the action on the Conditional Use Permit No. 1382
shall be met as a part of the development of this tract.
17. The total number of lots shall be limited to 16, consisting of 14 lots for
residential units, 1 lot for future and current administrative uses and
sales and resales within the Ironwood project boundaries, and 1 lot for
common use purposes.
18. The applicant shall have twelve (12) months from the date of the approval
or conditional approval of the tentative map for filing of the final map
unless an extension of time of up to eighteen (18) months is granted by a
Resolution of the City Council.
19. Drainage and Signalization Fund contributions as required by City Ordi-
nance shall be made prior to recordation of the Final Map.
SPECIAL CONDITIONS OF APPROVAL
1. Safety street lighting shall be installed at the intersection of Mariposa
Drive and private street "A", as required and approved, by the Director
of Public Works.
2. Full street improvements shall be installed along the frontage of Mariposa
Drive, Irontree Drive, and private street "A", as required and approved by
the Director of Public Works.

Reference: Tentative Tract No. 15366
Provide the following fire protection:
1. Install a water system capable of delivering 2500 GPM fire flow from any
fire hydrant for a two hour duration in addition to domestic supply. The
computation shall be based upon a minimum of 20 psi residual operating
pressure in the supply main from which the flow is measured at the time of
measurement.
2. Install Riverside County super fire hydrants located at each street inter-
section (a) but not greater than 500 feet apart in any direction.
A. Exterior surface of hydrant barrels and heads shall be painted chrome
yellow, and the tops and nozzle caps shall be painted green.
B. Curbs shall be painted red 15 feet in either direction from each hydrant.
3. Prior to recordation of the final map, the developer shall furnish the origi-
nal and three (3) copies of the water system plan to the Fire Marshal for
review.
4. The water system plan shall be signed by a registered civil engineer and
approved by the water company, with the following certification: "I certify
that the design of the water system in Tract No. 15366 is in accordance
with the requirements prescribed by the Fire Marshal." Upon approval, the
original plan will be returned to the developer.
