A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PALM DESERT, CALIFORNIA, SETTING FORTH ITS FINDINGS AND
APPROVING A TENTATIVE PARCEL MAP TO CREATE FOUR PARCELS
GENERALLY LOCATED BETWEEN MONTEREY AVENUE AND THE PALM
VALLEY STORMWATER CHANNEL, NORTH OF HIGHWAY III.
CASE NO. PM 15723
WHEREAS, the Planning Commission of the City of Palm Desert,
California, did hold a duly noticed Public Hearing on this 4th day of
December, 1979, to consider a Tentative Parcel Map to divide two existing
parcels into four parcels on approximately 100 acres, within the PC(3),
S.P. (Regional Planned Commercial, Scenic Preservation Overlay), R-3(9)
(Multi -family Residential, max. 1 d.u./9000 sq. ft.), and PR-6, S.P.
(Planned Residential, max. 6 d.u./ac., Scenic Preservation Overlay) zones,
generally located between Monterey Avenue and the Palm Valley Stormwater
Channel, north of Highway III, more particularly described as:

WHEREAS, at said Public Hearing, upon hearing and considering the
testimony and arguments, if any, of all interested persons desiring to be
heard, said Planning Commission did find the following facts and reasons to
exist to justify approval of the Parcel Map:
1. The subject Tentative Parcel Map does substantially
comply with Chapter 26 of the City of Palm Desert
Municipal Code, and the State of California Sub-
division Map Act, as amended.
2. The subject Tentative Parcel Map does comply with the
adopted General Plan and the Palm Desert Zoning Ordinance
3. The site is physically suitable for the type of develop-
ment proposed.
4. The design of the subdivision and the proposed improve-
ments are not likely to cause substantial environmental
damage or serious health problems.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the
City of Palm Desert, California, as follows:
1. That the above recitations are true and correct and consti-
tute the findings of the Commission in this case;
2. That it does hereby approve the above described Tentative
Parcel Map No. 15723, subject to fulfillment of the attached
conditions.
PASSED, APPROVED and ADOPTED at a regular meeting of the Palm
Desert Planning Commission, held on this 4th day of December, 1979, by the
following vote, to wit:

STANDARD CONDITIONS OF APPROVAL
CASE NO. TENTATIVE PARCEL MAP NO. 15723
1. The development of the property described herein shall be subject to the
restrictions and limitations set forth herein which are in addition to
all the requirements, limitations, and restrictions of all municipal
ordinances and State and Federal Statutes now in force, or which here-
after may be in force.
2. Full public improvements including traffic safety lighting as required
by Ordinance and the City Engineer shall be installed in accordance with
standards.
3. Improvement plans for water and sewer system shall meet the requirements
of the respective service districts.
4. Area shall be annexed to appropriate Improvement Districts having juris-
diction over the subject area.
5. All dedicated land and/or easements required by this approval shall be
granted to the City of Palm Desert, without cost to the City and free of
all liens and encumbrances.
6. All on -site utilities, including cable TV, shall be placed underground
and be completely concealed from view except certain appurtenances as
may be approved by the Director of Environmental Services.
7. Complete plans and specifications shall be submitted as required by
Ordinance to the City Engineer for checking and approval before construc-
tion of any improvements is commenced. The subdivider shall submit "as -
built" plans prior to acceptance of the map improvements by the City.
8. In order to maintain reasonable fire protection during the construction
period, the subdivider shall maintain passable vehicular access to all
buildings. An adequate number of fire hydrants with required fire flows
shall be installed as recommended by the Fire Marshal.
9. Prior to recordation of the Final Map, the developer shall furnish the
original and three (3) copies of the water system plan to the Fire
Marshal for review.
10. All requirements of the City Fire Marshal shall be met as a part of the
development of this tract.
11. The water system shall be signed by a registered civil engineer and
approved by the water company, with the following certification: "I
certify that the design of the water system of Parcel Map No. 15723 is
in accordance with the requirements prescribed by the City Fire Marshal."
12. Drainage shall be subject to approval of the City Engineer. Applicant
shall provide engineered data as requested.
13. All requirements of the City Council action in Resolution No. 79-125,
shall be met as a part of the development of this map.
14. The total number of parcels shall be limited to four.
15. The applicant shall have twelve (12) months from the date of the
approval or conditional approval of the tentative map for filing of
the final map unless an extension of time of up to eighteen (18)
months is granted by a Resolution of the City Council.
16. Drainage and Signalization Fund contributions as required by City
Ordinance shall be made prior to recordation of the Final Map.

SPECIAL CONDITIONS
1. Proposed Parcel No. 2 shall be increased to 150' width and 250' depth;
a revised map showing this increase and adjustment of the other parcels,
shall be submitted to the Director of Environmental Services for
approval of the parcel configuration, prior to the filing of a Final
Map.
AGREEMENT
I accept and agree, prior to use of this permit or approval, to comply with
all the conditions set forth, and understand that the Department of Building
and Safety will not issue a building permit or allow occupancy on the use
permitted until this signed confirmation has been received by the Department
of Environmental Services.
