A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM
DESERT, CALIFORNIA, SETTING FORTH ITS FINDINGS AND APPROVING
A TENTATIVE PARCEL MAP TO DIVIDE APPROXIMATELY 8.29 ACRES
INTO THREE (3) PARCELS.
CASE NO. PM 16721
WHEREAS, the Planning Commission of the City of Palm Desert, California,
did hold a duly noticed Public Hearing on the 2nd day of September, 1980, to con-
sider the request by GERALD J. CHAZAN for approval of a Tentative Parcel Map to
divide approximately 8.29 acres into three (3) parcels within the PC(3), S.P.
(Planned Regional Commercial, Scenic Preservation Overlay) zone located between
El Paseo and Highway 111, 1,450 feet west of Highway 74, more particularly
described as:
Parcel 1 of PM 14647
WHEREAS, at said Public Hearing, upon hearing and considering the testi-
mony and arguments, if any, of all interested persons desiring to be heard, said
Planning Commission did find the following facts and reasons to exist to justify
approval of the Parcel Map:
1. The subject Tentative Parcel Map does substantially comply with
Chapter 26 of the City of Palm Desert Municipal Code, and the
State of California Subdivision Map Act, as amended.
2. The subject Tentative Parcel Map does comply with the adopted
General Plan and the Palm Desert Zoning Ordinance.
3. The site is physically suitable for the type of development
proposed.
4. The design of the subdivision and the proposed improvements
are not likely to cause substantial environmental damage or
serious health problems.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Palm Desert, California, as follows:
1. That the above recitations are true and correct and constitute
the findings of the Commission in this case;
2. That it does hereby approved the above described Tentative
Parcel Map No. 16721, subject to fulfillment of the attached
conditions.
PASSED, APPROVED, and ADOPTED at a regular meeting of the Palm Desert
Planning Commission, held on this 2nd day of September, 1980, by the following
vote, to wit:

CONDITIONS OF APPROVAL
CASE NO. PM 16721
1. The Tentative Parcel Map is granted for the land as described in the
attachments, hereto, and as shown on the map labeled, Exhibit A, and
the requirements herein.
2. All requirements of any law, ordinance, or regulation of the State,
City, and any other applicable government entity, shall be complied
with as a part of this map.
3. Applicant shall comply with all of the Conditions of Approval for
related Case Nos. DP 05-79, 125 C and PM 14647 as a part of the
approval of this Tentative Parcel Map.
4. Prior to recordation of a Final Map, the C.C.&R.s for subdivision
shall be submitted to the Director of Environmental Services for
review, with final approval by the City Attorney. The C.C.&R.s shall
provide for reciprocal access and parking, and maintenance of common
areas.
5. All improvements shall be installed; namely, curbs, gutters and sidewalks
along Highway 111 and El Paseo Avenue.
6. All site water drainage shall be accomodated by means of conduit or other
system acceptable to the Director of Public Works.
