A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM
DESERT, CALIFORNIA, SETTING FORTH ITS FINDINGS AND APPROVING
A TENTATIVE PARCEL MAP TO CREATE TWO PARCELS FOR PROPERTY
LOCATED AT THE SOUTHEAST CORNER OF COUNTRY CLUB DRIVE AND COOK
STREET.
CASE NO. PM 17474
WHEREAS, THE Planning Commission of the City of Palm Desert, California,
did hold a duly noticed Public Hearing on the 31st day of March, 1981, and
continued Hearing on April 15, 1981, to consider the request of SUNRISE COMPANY
for approval of a Tentative Parcel Map to create two parcels in the PC (2) S.P.
(District Commercial Center, Scenic Preservation Overlay) and PR-4, S.P. (Planned
Residential District, maximum 4 d.u./ac., Scenic Preservation Overlay) zones,
for property located at the southeast corner of Country Club Drive and Cook Street,
more particularly described as:
The North 2 of Section 10,
T.5S, R.6E, SBM
WHEREAS, said application has complied with the requirements of the "City
of Palm Desert Procedures to Implement the California Environmental Quality Act,
Resolution No. 80-89", in that the Director of Environmental Services has deter-
mined that the project will not have a significant adverse impact on the environ-
ment and a Negative Declaration has been prepared.
WHEREAS, at said Public Hearing, upon hearing and considering the testi-
mony and arguments, if any, of all interested persons desiring to be heard, said
Planning Commission did find the following facts and reasons to exist to justify
approval of the Parcel Map:
1. The subject Tentative Parcel Map does substantially comply with
Chapter 26 of the City of Palm Desert Municipal Code, and the
State of California Subdivision Map Act, as amended.
2. The subject Tentative Parcel Map does comply with the adopted
General Plan and the Palm Desert Zoning Ordinance.
3. The site is physically suitable for the type of development
proposed.
4. The design of the subdivision and the proposed improvements
are not likely to cause substantial environmental damage or
serious health problems.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City
of Palm Desert, California, as follows:
1. That the above recitations are true and correct and constitute the
findings of the Commission in this case;
2. That it does hereby approve the above described Tentative Parcel
Map No. 17474 subject to fulfillment of the attached conditions.
3. That a Negative Declaration of Environmental Impact is hereby
approved.
PASSED, APPROVED, and ADOPTED at a regular meeting of the Palm Desert

CONDITIONS OF APPROVAL
CASE NO. PM 17474
1. The Tentative Parcel Map is granted for the land as described in the attach-
ments, hereto, and as shown on the map labeled, Exhibit A, and the require-
ments herein.
2. A11 requirements of any law, ordinance, or regulation of the State, City,
and any other applicable government entity, shall be complied with as a
part of this map.
3. Applicant shall comply with all of the Conditions of Approval for related
Case No. DP 03-81, as a part of the approval of this Tentative Parcel Map.
4. Dedicate right of way on Cook Street and on Country Club Drive to provide
55 feet of right of way on Parcel 1 frontage.
5. Provide full street improvements on Cook Street and Country Club Drive
along Parcel 1 frontage to City standards to the specifications of the
Public Works Director.
6. Parcel 2 is subject to further subdivision and dedication and
shall be required at the time it as further subdivided.
7. Safety lighting shall be provided at the intersection of Cook
Country Club Drive.

8. Drainage and signalization fund fees as required by City Ordinance shall
be paid prior to recordation of the final map.
9. Drainage facilities shall be provided per Ordinance No. 218 and the Master
Drainage Plan to the specifications of the Public Works Director.
10. Full public improvements, including traffic safety lighting as required by
ordinance and the Public Works Director, shall be installed in accordance
with City standards.
11. Complete improvement plans and specifications shall be submitted as required
by Ordinance to the City Engineer for checking and approval before construc-
tion of any off -site improvements is commenced (this will not hinder recor-
dation). The subdivider shall submit "as built" plans prior to acceptance of
the subdivision improvements by the City. Improvement plans may be sub-
mitted with improvement plans for Tract 15633.
12. Additional storm drain construction shall be contingent upon a drainage
study by the private engineer.

Prior to construction of any of the proposed buildings, the following conditions
must be met:
1. Install a water system capable delivering 3500 GPM fire flow for a three (3)
hour duration in addition to domestic or other supply. The computation shall
be based upon a minimum of 20 psi residual operating pressure in the supply
main from which the flow is measured at the time of measurement.
2. Install Riverside County super fire hydrants so that no point of any building
is more than 200 feet from a fire hydrant measured along approved vehicular
travel ways.
A. Hydrants shall not be located closer than 25 feet to any building.
B. Exterior surfaces of hydrant barrels and heads shall be painted chrome
yellow, and the tops and nozzle caps shall be painted green.
C. Curbs (if installed), shall be painted red 15 feet in either direction from
each hydrant.
3. Prior to issuance of a building permit, the developer shall furnish the original
and three (3) copies of the water system plan to the Fire Marshal for review.
Upon approval, one copy will be sent to the Building Department, and the original
will be returned to the developer.
4. The water system plan shall be signed by a registered civil engineer, and
approved by the water company, with the following certification: "I certify
that the design of the water system in Case Number DP 03-81, PM 15633, C/Z02-81
is in accordance with the requirements prescribed by the Fire Marshal." 174.741
5. Prior to delivery of combustible materials to the building site, the required
water system shall be installed, operating and delivering the required flow.
6. Building shall be protected with an automatic fire sprinkler system.
7. Fire lane is required at enterance to building for Fire Department access.
