A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF PALM
DESERT, CALIFORNIA, RECOMMENDING THAT THE CITY COUNCIL
APPROVE AMENDMENT TO THE MUNICIPAL CODE ESTABLISHING AN
OFFICE PROFESSIONAL ZONE AND REGULATIONS, A CLASS 5 CATE-
GORICAL EXEMPTION FOR PURPOSES OF CEQA.
CASE NO. ZOA 11-81
WHEREAS, the Planning Commission of the City of Palm Desert, California,
did on the 16th day of September, 1981, hold a duly noticed public hearing to con-
sider amendments to Chapter 25 of the Municipal Code initiated by the Palm Desert
Planning Commission concerning the establishment of an Office Professional Zone
and Regulations therefore;
WHEREAS, said amendment complies with the requirements of the "City of
Palm Desert Procedures to Implement the California Environmental Quality Act,
Resolution No. 80-89", in that the Director of Environmental Services has determined
the project to be a Class 5 Categorical Exemption; and,
WHEREAS, at said public hearing, upon hearing and considering the testimony
and arguments, if any, of all interested persons desiring to be heard, said Planning
Commission did find the following facts to justify their recommendations as described
below:
1. Zoning Ordinance Text Amendment:
a. That the Zoning Ordinance Amendment is consistent
with the objectives of the Zoning Ordinance.
b. That the Zoning Ordinance Amendment is consistent
with the adopted General Plan and effected Specific
Plans.
c. That the Zoning Ordinance Amendment would better
serve the public health, safety, and general welfare
than the current regulations.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Palm Desert, as follows:
1. That the above recitations are true and correct and constitute
the findings of the Commission in these cases;
2. That the Planning Commission does hereby recommend to the City
Council approval of a Zoning Ordinance Text Amendment as
provided in the attached Exhibit "A" to amend Municipal Code
Chapter 25 by establishing an Office Professional Zone and
Regulations therefore.
PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert
Planning Commission, held on this 16th day of September, 1981, by the following vote,
to wit:

EXHIBIT "A"
25.25 OFFICE PROFESSIONAL ZONE
25.25.010 PURPOSE
The purpose of the Office -Professional (0-P) zone, is to classify and set
standards for those business, office, administrative or professional land uses
which by their nature are of relative low intensity and therefore, when properly
located and designated, are compatible with adjacent residential zoning and the
development therein.
25.25.011 DEVELOPMENT STANDARDS
The following development standards shall apply to all developments in the Office
Professional zone.
25.25.012 PRECISE PLAN OF DESIGN
A precise plan of design will be required as specified in Section 25.73.
25.25.013 PERMITTED USES
A. General Offices
B. Medical Offices
C. Laboratories (Medical and Dental)
25.25.014 PERMITTED USES SUBJECT TO CONDITIONAL USE PERMIT
A. Professional Schools
B. Business Schools
C. Art Galleries
D. Art Studio
E. Financial Institutions
F. Commercial Parking
25.25.015 SITE SIZE
Minimum site size for property zoned Office Professional shall be 15,000 square .nt
feet; site shall have a minimum width of 70 feet and depth of 140 feet;
25.25.016 HEIGHT LIMIT
Within 100 feet of Single Family Residential zoned or used property, the maximum
building height shall be 25 feet, beyond 100 feet maximum height 30 feet.
25.25.017 SETBACKS (FOR BUILDINGS)
A. Adjacent to Non -Residential
the front - Minimum of 5 feet
the side - Zero
the rear - Minimum of 5 feet with an average of fifteen feet.
B. Adjacent to Residential:
the front - 15 feet
the side - 10 feet
the rear - 15 feet
C. The seven feet of the front yard nearest the front property line shall be
landscaped and the remaining footage may either be landscaped or utilized
as a portion of a driveway or off-street parking area. The six feet of eithe
a rear or side yard adjacent to residential zoning shall be landscaped. ..r
25.25.018 NON -CONVERSION
No Single Family residential structure may be converted to a non-residential use
without approval of a precise plan.
