A RESOLUTION OF THE PLANNING COMMISSION OF
THE CITY OF PALM DESERT, CALIFORNIA,
RECOMMENDING TO THE CITY COUNCIL APPROVAL
OF A CHANGE OF ZONE FROM R-3 18,000 (3) S.P. TO C-
1, S.P. FOR PROPERTY ON THE EAST SIDE OF
HIGHWAY 74, APPROXIMATELY 120 FEET SOUTH OF EL
PASEO.
CASE NO. C/Z 01-82
WHEREAS, the Planning Commission of the City of Palm Desert, California, did on
the 2nd day of February, 1982, hold a duly noticed public hearing to consider a City
initiated Change of Zone from R-3 18,000 (3) S.P. (Multiple Family Residential, 18,000
sq.ft. minimum lot size, one d.u. per 3000 sq.ft. of lot area, Scenic Preservation Overlay)
for property on the east side of Highway 74, approximately 120 feet south of El Paseo,
more particularly described as:
APN 627-231-010,627-281-008, 627-281-011,627-281-012
WHEREAS, said application has complied with the requirements of the "City of
Palm Desert Procedure for Implementation of the California Environmental Quality Act,
Resolution No. 80-89", in that the Director of Environmental Services has determined that
the project will not have a significant adverse impact on the environment and a Negative
Declaration has been prepared.
WHEREAS, at said public hearing, upon hearing and considering all testimony and
arguments, if any, of all interested persons desiring to be heard, said Planning Commission
did find the following facts to justify their actions, as described below:
1. The land use resulting from the Change of Zone would be compatible with
adjacent proposed land uses.
2. The density resulting from the Change of Zone would be compatible with
densities permitted in the adjacent areas.
3. The proposed Change of Zone would be compatible with the adopted Palm
Desert General Plan.
NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of
Palm Desert, as follows:
1. That the above recitations are true and correct and constitute the findings
of the Commission in these cases;
2. That the Planning Commission does hereby recommend to the City Council
approval of a Change of Zone from R-3 18,000 (3) S.P. to C-1, S.P as shown
on attached Exhibit A.
3. That a Negative Declaration of Environmental Impact is hereby
recommended for certification.
PASSED, APPROVED and ADOPTED at a regular meeting of the Palm Desert
Planning Commission, held on this 2nd day of February, 1982, by the following vote, to
wit:

ABSTAIN: NONE
