CASE NO. C/Z 12-83 WHEREAS, the Planning Commission of the City of Palm Desert, California, did on the 3rd day of January, 1984, hold a duly noticed public hearing to consider a request by I. HAROLD HOUSLEY ET AL for approval of a change of zone from R-2, S.P. (single family, one dwelling unit per 4000 square feet of land, scenic preservation overlay) to O.P. (office professional) and a Negative Declaration of Environmental Impact, for land located on the west side of Monterey Avenue, north of the Palm Desert Town Center, more particularly described as: Lots 1-5, 71, 72, Palm Vista Unit 1 WHEREAS, said application has complied with the requirements of the "City of Palm Desert Procedure for Implementation of the California Environmental Quality Act, Resolution No. 80-89", in that the director of environmental services has determined that the project will not have a significant adverse impact on the environment and a Negative Declaration has been prepared. WHEREAS, at said public hearing, upon hearing and considering all testimony and arguments, if any, of all interested persons desiring to be heard, said planning commission did find the following facts to justify their actions, as described below: 1. The change of zone would be in conformance with the general plan designation of office professional. 2. The land use resulting from the change of zone would be compatible with adjacent proposed and existing land uses. 3. Due to recent improvements to and traffic, noise and fumes on Monterey Avenue, office professional zoning is more appropriate than residential zoning. 4. The proposed zoning contains adequate development standards to insure compatibility with surrounding land uses. NOW, THEREFORE, BE IT RESOLVED by the Planning Commission of the City of Palm Desert, as follows: 1. That the above recitations are true and correct and constitute the findings of the Commission in these cases; 2. That the Planning Commission does hereby recommend to the city council approval of a change of zone from R-2, S.P. to O.P., S.P. (office professional, with a scenic preservation overlay) per attached Exhibit "A".
